On arrival, we were greeted by the owner of the place. She was the best - very helpful, full of advice and little tips as to when and where to go. She gave us a map showing the main places of interest, and explained how the public transport works. She was very friendly and pleasure to talk to! Also, we loved the location. It's only 15 minutes walk to Colloseum, and the same walking distance to the church that Pope Francis is buried in - a magnificent place. It is far enough from Vatican, but the closest metro station is only about 5 mins walk, so it's very easy to get to wherever you want to in the City.

The room was very basic. Also, it was so dark we had to keep the light on during the daytime. Also, the beds are quite small. But, to make up for it, the mattresses were very good & comfortable, and the bed linen was the whitest white - very clean. The shower was good too: nothing fancy, but good water pressure, which is all you need. So, all in all, if you are planning to explore the city rather than stay in your room during your days in Rome, Dumus Luliae is a very good choice.

The location was great. We were able to walk all over Rome with no problems. It is also walking distance to the train station. Oriana was terrific. She gave us some very good tips. The beds were very comfortable and the bathroom was fine. The apartment was nice and quiet.

There was no information provided about the check in process. My flight was late and I was communicating with Stefano and updating him with our status. The last half hour I did not get a response. When we showed up nobody was there. I actually texted through the app the exact time we were going to arrive. I called the number several times until somebody answered. The person who did finally answer did not speak English very well and said that Stefano would be there in five minutes. This was very disappointing. Also, I had an issue during my stay with the keys and tried calling the number and realized that the phone is not answered timely. The same person who does not speak English well answered again. There are 3 keys, and Stefano did not go over the keys with us sufficiently.

Stefano and the girls gave an exceptional service, room was comfy, quiet and clean. They gave us a bottle of wine and fruit upon arrival, breakfast was good and the coffee was freshly brewed when we arrived each morning. The location was unbeatable for the price (15 minutes from the train station, 10 minute walk to the colosseum and 5 minutes to the Santa Maria Maggiore) and they made sure we had a good day planned and gave us recommendations for sightseeing and activities

Can’t complain about anything! Truly a 10/10 experience

Nice little guesthouse with 4 rooms which was a 5-10 minute walk from the colosseum! Lovely lady who greeted us was so helpful in giving us information about all the attractions and things to do and recommendations. The room was clean and had soap and shower gel/shampoo and most things we needed. Was a nice touch to leave complementary fruit and water and wine in the room! Breakfast was nice with coffee/pastries/Mediterranean style breakfast etc. Everyone we met at the property was very kind. Location we found was great - about a 15 minute walk from the train station in a nice part of the neighbourhood, and 5 mins to domus aurea and 10 mins to the colosseum/forum/palatine hill. Metro station also close by for coming back / going further to the other side of the city. Lovely restaurant round the corner and others a short walk away in Monti. They also were very kind and let us leave our bags there for the day after we checked out and gave us a spare key to be able to retrieve them before our flight which was very generous. We had a great stay there and would definitely recommend to anyone staying in Rome and would stay here again if we come back to Rome!

As others have said, the walls are a little thin and you can hear other guests coming in/out mainly in the morning, but didn’t cause too much trouble for us and just bring some earplugs! There are basic toiletries these but would need to bring conditioner/moisturiser. Small things, otherwise everything was great!

Really well positioned between the Termini station and the Colosseum. Also within easy reach of good places to eat. Lovely coffee and selection of cold choices available for breakfast. Friendly staff, happy to provide local knowledge. Not fancy but clean and comfortable with the bonus of fresh fruit and a bottle of wine in the room on arrival. Would definitely recommend and would return!

The room fridge was a little noisy

When we arrived to the place, the host was waiting for us right outside the apartment building. He kindly showed us the place and told us all the information we needed, I thought it was very nice and quite extraordinary in Rome, usually we search for the right apartment building and entrance for a while before we manage to find it and get inside :). We got some free fruits as a gift. The room was very clean and looked beautiful, even though bit small but that is normal here. We appreciated the location really close to the center of Rome.

Little problems with the shower door, it can't be closed properly. Not much daylight in the room

Very accommodating and friendly staff. The room was perfect size, clean and well supplied. On arrival, we were greeted at the door and shown to the room, given a map of Rome and lots of helpful advice and suggestions for our stay.

Limited options at breakfast, maybe would be ideal to have a toaster. Some advice on unlocking the door to the apartment, had a few times where we couldn't unlock the door easily .

The reception, help and support from the staff was excellent, as my partner had hurt his knees. The room was very practical, clean and updated, had even a small fridge, soft towels and wonderful soaps. Breakfast was fresh and plentiful with great coffee. Felt homey, quiet and was very convenient (with a lift) at short distance from Roma Termini and other main locations such as the Colosseum.

I have no negative comments, but the room could have been slightly bigger and the placement next to the appartment door was a bit noisy (because of other guests).

Staff were amazing, friendly and kind. They made us a packed Breakfast because we had an early tour the following morning and wouldn't make breakfast. Location is a 10 minute walk to Colosseum which was amazing. I asked for extra pillows for the second night and staff were happy to accommodate.

Bed was hard but have found that to be the case in most hotels in Italy. Our extractor fan in the bathroom ala went of everytime your turned the light on, staff advised they had tried to have it fixed. You have to keep turning light on and off until it would stop.

The staff were so helpful and friendly. Starting with Steffano who showed us around, gave us a complimentary bottle of wine and water in our fridge and fruit. He also provided a map and gave us hints and tips on things nearby including some good views. Orianna was also very friendly and recommended a local park which we loved and went to twice. The breakfast was simple but had fruits, yoghurt, coffee and croissants which were a lovely treat.

The fridge was a little noisy but we turned it off and there was no problem.
