Good choice of restaurants close by, especially Napolé. The separate sitting and bedroom areas were nice. It's a secure building, and I felt safe in the neighborhood. A taxi will cost around €25 from the train station.

The location was a 1 hour walk to the Pantheon with the crowds and diversions. Google will tell you it's quicker, but it's not. It's closer to the Vatican, however. The breakfast was very basic. The coffee and yogurt were good, but the baked goods were not good, or they were packaged. One day, there was a little canned fruit. Some people in the reviews said there were omelets, but this is not correct. For the price of the room, this should be better. We had difficulty with the shower. The water was luke warm at best, and the shower drain cover kept coming off.

10/10. Room (Esmeralda) had everything. Robes, lots of towels, iron, kettle and coffee kit, wall heater in the bathroom. Loved the books on a night stands. Very neat, clean, cozy. Self check-in was easy. Location is just perfect. Entrance and lobby of the building is elegant and taken care. Vintage elevator. Room view is nice (to the street). Water in shower wasn’t always hot (didn’t get what it depended on). And would be nice to add some protein to breakfast (like omelette or boiled eggs).

The location of hotel is excellent. It is close to Vantican city, Metro line A, bus station and supermarket. There is a capsule coffee machine and electrical water kettle available in guest room.

Breakfast is available starting from 8am to 10am. For those travellers who need to get up earlier, they need to talk to hotel for early breakfast provision.

Lovely guest house, with a fantastic location - 15 mins to the Vatican and around 30 mins to the Colosseum. Perfect for those who prefer to reach their sightseeing spots on foot. The neighbourhood, Prati, is a nice one, safe and quiet at night. The room has everything one needs, spacious enough, clean and a comfy mattress. Out host, Liana, was great. Her family owns another business- an authentic local brand of mens wear. The only regret I have is we didn't have enough time to visit one their shops. Also special thanks to Tiziana (the other host) and Ernesto who looked after our room and made sure we have fresh towels every day.

Probably the breakfast could be tad more diversified. It usually consists of croissants and omelet. Not bad at all but would be great to try something else too.

The property is in excellent condition and very clean. We loved the large room and bathroom. The mattress is exceptional, so we slept perfectly. Everything looked new and made of very good quality materials. The building is well maintained and quite nice. Ernesto was amazing and helped us quite a bit, especially our last day. Tiziana arranged an excellent airport transfer for us as well.

I didn’t like that there were no screens at the windows, so mosquitoes could get in if you open the windows. Also the WiFi went out the last night of our stay, so it was a good thing that we had data available to use instead. Also the breakfast is not the best. However, the proprietor made sure gluten-free options were available for us. I didn’t like having the decorative covers on the bed that were used by previous guests. The bed cover should be cleaned between every stay/guest in my opinion.

Fabio’s guesthouse is perfect! You get the comfort of a private Airbnb-type rental with the perks and luxury of a boutique hotel. The building was gorgeous; it was in a lovely area, close to public transportation (note the buses in Rome are super easy to use, and a main hub is only one block away). The staff was above and beyond exceptional. They were attentive and friendly. They even noticed on our way out that we had some large backpacks and offered to hold them (without us even asking) so we could tour our last day around Rome more easily. I could keep going on, but I’ll spare you - definitely 100 out of 10 recommend.

Satisfied with everything. The location is excellent, also the building as a whole, the room and bathroom are in excellent condition, very very clean and comfortable. The breakfast is delicious. All praise to the staff too, polite and friendly. See you as soon as possible❤️.

The instructions to find the apartment were not clear and there is not a sign outside the apartment so we really struggled which when you are tired was not the best way to arrive.

Perfect accommodation for us, with a large bedroom for us and an adjoining living area with comfortable sofa bed for our teenage son. Only a few rooms in the whole place so nice and quiet. Beautiful historic building. We stayed three nights and slept really well. Staff were really helpful and friendly. Basic breakfast included in the room price. Well situated for the Vatican in a pleasant area with some very reasonably priced restaurants around - away from the main “rip off” tourist areas. Nearest metro station 10 mins walk away (although we walked everywhere so didn’t use the metro much). Would definitely recommend and stay here again.

The location is excellent, the breakfast is wonderful, the room is excellent, and the new bathroom is very good. Liana and Tiziana is super friendly and knows how to run her business very well. She helps with recommendations for your trip, etc. She's a lovely person, and we highly recommend her.
