Takase-san, the lovely person who came to give us the keys to the residence, gave us so much more. He returned to the residence to facilitate the finding of a bag we left in our taxi. He went far beyond what he might reasonably be expected to do. Please do not be stupid like I was and need his help, but please know that he has got your back. Note: the location is on a tiny street that taxis might not want to drive onto. No worries, just get out on the slight larger street 50 meters away. Location is great: you can walk east to Kiyomizudera in fifteen minutes or west to a busy street with markets in five minutes.

IT was an authentic Japanese house experience. Takase-san the host, explain everything in the detail about the house, and also collect our luggage coming from the hotel in Tokyo. The house is super well maintain in a strategic part of the city for tourism, very close to the main touristic attractions. Super recommend.

Just one point about the tradition Japanese beds in two of the rooms, could be a little bit hard for western, once is not as soft as normal bed. But as I said is a Japanese house experience so is not necessary a problem.

This was the best day of our entire Japan trip - for context we stayed in a 5 star Ryokan one night and this was still the best stay. The location is great - walkable to so many shrines, shops, and restaurants. The floorplan is: main floor dining room (which is convertible to a 3rd bedroom with futon), a well equipped kitchen, living room, full bathroom. Upstairs is a 3/4 bathroom, a bedroom (with futon) and a master bedroom with 2 western full-size beds and a walk in closet. The place was recently remodeled and updated so there are lots of outlets for charging things and everything is modern and very clean. They kept a few things from the original building such as ceiling beams so the you have hints of the original historical structure- very well done. My two kids loved the futon beds and that they each had their own bedrooms, my husband and I loved the western beds which we pushed together to have a larger than king size bed. We were so comfortable and slept so well on this trip.

Beautiful apartment/townhouse. Great bathtub. Excellent location close to some big sights. Easy access to taxis and buses and convenience stores. Well equipped kitchen - we just did basic things for breakfast. Nespresso machine was very welcome! Fantastic communication from the hosts via the Booking.com platform and WhatsApp. Really loved staying here and would definitely recommend to others! Great for families or groups of friends.

The futons in the second room were a bit thin and painful for us (to be fair we had been hiking for the 3 days prior!). The host kindly and promptly organized an extra futon each for added comfort!

Amazing location. Close to everything you need. Takake-san was an amazing host. I loved the e-concierge option. Thanks for the little gift on arrival and for helping us book a taxi on our final morning. The apartment fit a family of 5 quite easily. We used the kitchenette everyday for breakfast. I have teenagers who all fit in quite well. I loved the Japanese bath , the tatami mats and the futons. It was all so very comfortable.

The location of this apartment/villa is in the heart of Gion and literally minutes walk from all of the tourist areas. It was an easy 20 min bus ride from the train station and had many supermarkets close by. The property was spacious and quite modern but in a traditional style. Very clean and was serviced daily.

we found the shower/bath a little complex, but it would probably be better if we understood Japanese.

This Japanese house is exceptional! The location is in the heart of Gion and excellent for geisha spotting and evening strolls. The beds were so comfortable and surrounding streets were quiet. There are cute little bars and restaurants within a minute walk, and Yasaka pagoda is within a 2 minute walk. This is a perfect spot to amerce yourself into traditional Japanese culture.

Leaving

This was exceptional accommodation and a wonderful stay. We were met by the manager who gave us detailed information about the property; in addition there were clear written instructions regarding the various appliances. Of particular interest to us were the washing machine/dryer, the water heater and the room heater controllers. Each worked beautifully and with the space, 2 bathrooms and underfloor heating throughout, we had every facility we could have wanted. The home is furnished beautifully and the beds and bedding were first class. The daily service provided at Ben Ten is also wonderful - every day the bathrooms were cleaned, our towels were replaced and rubbish was removed. In addition, the location of the property is amazing - in the heart of old Kyoto/ Higashiyama and just a few blocks from Gion; a 2 minute walk to a great bus route; and within 5 minutes walk of 3 convenience stores and a supermarket!!! To end our stay, the manager arranged for a taxi for us and came to help us with instructions to the taxi driver. This is impressive accommodation with great service and we unreservedly recommend it.

The villa looked just as beautiful as it did in the photos. We loved the heated floors, close proximity to combini stores and various attractions, the quiet neighborhood the villa was located in, and the complimentary tea and sake provided. It was about a 5-10 min walk away from Sannenzaka path and a 15-20 min walk away from Nishiki market. There were lots of nice restaurants and cafes nearby as well. The hosts were really responsive and helpful. We really appreciated the hosts for helping us reserve taxis for our departure. I highly recommend this place!

The property was in a fantastic location in the old town, temples, etc on our doorstep, had plenty of room, a great vibe and had everything we needed. Host was super helpful.

One very small gripe was the towels, which were very small - but apart from that everything was great.
