Just need to take Bus 206 from Kyoto Station to the property. Its about 15 mins to 20 mins. Then just a 2 minute walk to the property. Lots of restaurants, convenience stores and tourist attractions nearby as well. The TV had local channels only but we seldom had time for it. They have a fantastic lounge area at the ground floor where you can store your bags before the rooms get cleaned and you can lock it up as well. They have a water cooler as well which we appreciated as it was terribly hot. There was a lift as well to take you up to the 5th floor. Every concern we had, was promptly replied by the owners. There are no staff there. Only the cleaners.

Nothing really. Everything was almost perfect.

Studio with small kitchenette (fridge, vanity, cooking plate, washing machine) and bathroom. Also we had balcony, but it is more like techno space. Modern hot water system, comfy bed. Asked for extra blanket, it was brought immediately. After check out it was possible to store your luggage in lobby, locked. Coffee and tea available in lobby too (for free). We cooked our breakfast in room, but later discovered that hotel next to us offers very good buffet 1650 yen/person.

Blankets are very warm, missed a less warm choice as it was +20 outside. Hotel could consider to help guest with ordering taxi - if you don't have smartphone, then it is complicated. Specially for going to train station with luggage it is best to use taxi, not crowded busses.

I highly recommend this hotel, it is like a small studio, had everything necessary - kitchen, hairdryer, shampoo and conditioner, microwave, fridge, kitchenware, washing machine (for no charge) in the room. Also the room was BIG, a lot of space. It is located in walking distance to many sights in Kyoto in Gion district. Self-checking was smooth process, and they received our luggage and put them in the room before we did check-in. The room itself was clean and tidy, not old.

No room service and breakfast as there is no personnel in the hotel, but we were fine without it. Also not sure how they provide cleaning service (we stayed 4 nights in total)

This was an amazing property, I loved the location as it was walking distance to many temples and must-see spots so we did lots of walking, and there was a bus stop right at the top of the street to go further if needed. And lots of good food spots nearby too. It was very spacious for Japan’s standards! Lots of room for suitcases and the kitchenette was great. Staff were helpful over message. Loved it!

The only thing we didn’t love about the place was the bed only having two pillows, but I know that’s a personal thing and probably not common in Japan. It was easy to bump your head on the shelf behind sometimes. But everything else was perfect!!

Our stay was fabulous, the apartment was very big, clean, comfy, it had everything we needed. The position was incredibly good, in Gion, very close to amazing temples, such as Kennin-ji, Yasaka shrine, Kyomizu-dera and more. We spotted some geisha too in the evening (please, be respectful, no photos, no videos in the area). "Gion Corner" is so close and you can see a geisha dance and even take a picture with her in the theatre. The staff is amazing and immediately replies to your questions. There's a lounge downstairs where you can relax, there's a vending machine inside, tea bags and liquid for your loundry. We loved our stay and will definitely come back.

Great accomodation at the centre of Gion, literally a block away from the famous Gion Geisha street, we saw a couple of Geisha/Maiko walking home during our stay. There are lots of little restaurants nearby as well, and not that far from the main road to go to the Yasaka shrine, so getting food is not that difficult. Bus stops are just down the road but the closest train station is about 15 minutes away, depending how fast you walk. The property is also not that far from Ninenzaka and Sannenzaka, so you can get there early before all the tourist pouring in. We booked 2 triple rooms and 1 double. The rooms are big and comfortable. The double room on the top floor has an end to end balcony, which is handy if you need to hang your laundry. Each rooms has a little kitchenette and washing machine. Very handy! We didn't meet any of the management people, but the checkin process were fine. They messaged us the instructions a day before check in.

The bathroom will get flooded everytime after you use the tub and there's a bit of mold on the bathroom wall. We've checked in all the rooms that we stayed and unfortunately it happened in all 3 rooms.

The bath system was fantastic. There was an automatic tub filling feature that could be started from the kitchen when arriving back to the room after a long day. Just by the time you settle back in and your bath is ready! It was very well situated too with lots of great restaurants and beautiful streets to explore. The room was very spacious and could easily accommodate large luggage. Having our own washing machine was super convenient The complimentary drip coffee was alright too. Local pigeons are very friendly.

The only down side is the lack of information on some of the room's features like the automatic bath device panel or even how the washing machine exactly works. It took some testing to figure some stuff out like the proper washing cycles for example. Our first cycle was 5 (yes five) hours long until we figured out the "convenient setting" cycle is more of a normal 60 minute setting. I did have to search for the machine's manual to have more information on some error codes (turns out it was just too big of a load for the drying cycle).

The room was very spacious and had everything we needed for a short stay (4/5 days). The bathroom was clean and had a lovely shower and Japanese style bath, and the bed was comfy. The staff were responsive via message, and when we arrived earlier than expected the staff in the building were really helpful. While they can take delivery of suitcases, there’s no one at the hotel to send them but there’s a luggage forwarding shop about a two-minute walk away.

Didn’t realise you couldn’t send luggage from the location before arriving, but got very prompt reply to my question about luggage forwarding and it went smoothly using the shop.

We absolutely love our stay! The apartment was very near to Gion Corner, close to 3 must see shrines/ temples in Gion. Close to konbinis & bus stops. There are several breakfast place near by & Luggage forwarding service was just around the corner. Nothing but praises for the location, facility & staffs. This is a self check in apartment, but the host & staff was very responsive to our needs. Very easy check in process too. They can receive our forwarded luggage from Tokyo & store them in our rooms. We checked into our rooms & the luggage was already waiting for us. So convenient. We can only contact the accommodation via booking.com application. Was a little bit worried, but the staff proved to be very responsive & helpful. We booked 2 units each with triple bed. Plenty of space, each for 2 adults & 1 child (ours with a toddler & the other room with a 10 y.o.) The weather was quite cold when we stayed & we asked for additional heating, they quickly provided an electric heater for us. Microwave & washing machine in the room was convenient. The washing machine has automated drying function too. Our room has a little balcony which can be opened to let in some fresh air. Previously we booked for 3 night stays, but ended up having 5 nights there. No regrets at all. 😄

A little note is about the entrance location. There's some steps from the road level to the accommodation's entrance. Not steep, but its there. I was a bit surprised, since I deliberately looked for accommodation with no stairs (since we traveled with an elderly person). From the front door to the rooms, however, there is an elevator. So no problem to the rooms, only a few stairs from ground level to lobby entrance. But might be a little difficult for person with walking aid/ wheelchairs.

We had a very nice stay in this comfortable and spacious mini apartment. The location is exceptional - close to the historic Gion district, right next to the bus stop, several convenience stores and restaurants. The unit has all the necessary amenities including a washer.

Windows were not exactly soundproof and although it was a quiet street I got woken up in the early morning couple of times - once by a noisy car and once by a loud group of people.
