Bed and pillow was comfortable, The aircond works perfect. Complete amenities provided. There is a kitchennette available complete with cooking utensils, but you need to rent it for 500yen. But we did not need to use it anyway. Suffice just by using microwave. Appreciate that they provided big bin in the unit. Washing machine was a bit complicated to understand. But the staff was just a WHATSAPP away and you just can immediately ask for anything. Ouhh, and they provided ear plugs for the guests. Thats a bonus ;)

You need to be extra careful using the facilities because you can see all the facilities was previously heavily used, like the broken washing machine doors, the loose door handle. The blinds, appreciate there was a warning to handle the blinds carefully. However, my suggestion is to not install such a flimsy blinds that are easily to be mishandled. I dont think the place is suitable for kids. Everything might endup broken.

Big appartment, all new, very clean, perfect location in Gion on a main street close to bus and train. Huge TV! Very confortable.

Maybe it is cultural but there is a warning that if you use the kitchen ustensils without paying per week use, you can get a fine. In Europe once you pay for a flat, you can use everything. The checkin is after 16 and checkout at 10, and there is no way to leave your luggage. This is not tourist friendly at all as we all have limited time in Kyoto and want to enjoy. I did leave my luggage locked in the train station, it is very cheap! So fine in the end, but it brings about stress and it should not, and makes you waste time. Otherwise, recommended.

Everything. The twin room is fairly big for Kyoto and Japan in general. You have a separate kitchenette with a mid sized normal (!) fridge and microwave oven, separate toilet with washing machine/dryer and a separate bathroom with a bathtub. They provide also free umbrella rental. Also the location is fantastic! Bus station just a few metres from the hotel, only 2 bus stops from Kawaramachi, good restaurants around and a lot to do in walking distance. 11/10, would stay again next time!

They don't provide cleaning at all (they do take the trash out if you leave it in front of the room), so that could be a potential problem for some people i guess, but what you get for your money absolutely outweights the necessity to clean after yourself :)

Great position in the heart of Gion next to the Yasaka shrine (I suggest to go there in the night for the lanterns), the Maruyama park, and you can easily walk around Gion, or go left to Nishiki, or go down to the Ninenzaka and Sannenzaka walkways, up to the Kiyomizu temple, without needing any bus. The room was very comfortable and with a lot of space compared to many japanese hotels, with a big bathroom/shower, and a dedicated kitchen (that I didn't need to use). The staff, despite not being in the house (there's no physical reception) was very accomodating, and quick to respond to the phone for the check-in/out and any other issue. Remember to have some way to call the reception when you check in and out, because there's a procedure to follow to get the key. Whatsapp calls are fine if you don't have a japanese number.

The location is really good if you are interested in the Gion area, Yasaka Shrine, Maruyama Park, Chionin Temple, Kenninji Temple... And if you like to walk a lot like I do, you can easily reach the Kiyozumi-dera Temple (20min) and the Nishiki Market (15m). And from the Nishiki market, you can walk 2km to reach Kyoto Station. From Kyoto Station, I took the 206 bus which took me directly to the hotel, it was ony like a 5 minutes walk. There are a lot of restaurants and convenient stores like Family Mart, Seven Eleven, Lawson, Drug stores nearby and you can easily rent kimonos from stores in the same road. Regarding the room, it was modern and clean, definitely worth the money. Even without the staff being there, it was not hard to check-in and check-out yoursevles.

Usually the check-in and check-out times for hotels are from 14:00 to 12:00, but in here is from 16:00 to 10:00. Without being able to leave my bags at the hotel and having to check-out early, it was a bit inconvenient.

Perfectly located in the Higashiyama Ward in front of the Yasaka Temple and well connected with buses and train lines. It is also very comfortable and clean. I cannot imagine a better hotel for the price.

The street next to the building is an important one, so it can be noisy at night. There are not many power outlets in the room. The staff can take a few hours to a day to answer messages in booking. Contacting them through the Interphone works well though.

Loved the availability to check in early for a very small fee and the location is amazing. The apartment style is excellent too as it was ample room with the kitchenette separate from the bath and the bedroom. Small closet was helpful plus desk and side tables. Even having a hallway felt like a luxury. Towels and bath supplies were very luxurious and I would stay here again. Location was super good -- close to a shrine, a shopping street and of course a short walk to Gion. Loved this!

Practical check in service for after or before hours. Telephone call away and lock box instructions. I put this info in this section because I'm just a person to person type of traveller but the service was excellent. The help they provided to book a taxi was even done over the check in ipad phone call. No complaint but if you have a preference for face to face then there was none.

There is no human interaction! A strange first time experience. The owner Doris Chang has it well organised but for us, initially a matter of worry as we did not know what to do if we needed something. You can leave your luggage inside the entrance. No lockup facility but its safe. Check in is strictly as per time or fee payable for early checkin, standard practice. This is a private house converted into a boutique apartment hotel. Three rooms per floor, three floors. We had five rooms. Each apartment is spotless and the washing m/ c etc are functional. We found three of the front glass of-the washing mc cracked. I wrote a msg to Ms Chang and she confirmed that these were old damages. She is prompt in replying.

That there was no human interaction. There could be more powerful lighting in the room. Also, the website did not say that rooms vary in style and view.

Will sure stay again in this hotel. Near to attraction area. Clean, neat and good size for 3 of us. 2 in 1 Washing machine with Dryer ( Excellent) Provider with laundry detergent ( Excellent) Good water pressure and we all really like the bathroom as it’s clean and good size. Shampoo, Hair Conditioner & Body wash are superb 👍 (Good Quality) Has a Lift 👍 Big TV Good air conditioning with an Air Purifier ( Excellent) This hotel comes with kitchen but chargeable (cons). Provided dish liquid detergent as well 🤗

Have a little traffic noise but acceptable. But if owner upgraded the soundproofing will be great 👍

Excellent location- few minutes from Yasaka shrine. Lovely area. We had the family room, one double bed and kids bed. Decent sized room with a big window. Very helpful staff- helped me retrieve a bag I had forgotten in the train. Several bus stops close by. But the metro station is about 10mins away. The bathroom is compact with a washing machine. Need some hooks to hang towels between use.
