I liked how nice the room was as a whole. The bed was really comfortable. You get a desk and a chair that you can use which was useful. Additionally, the bathroom was just as nice as the room itself. A good toilet with a shower and bath tub. Everything was clean and well kept.

The only thing that I didn't like about the property is that the front desk isn't manned all of the time. When the property asks you what time you are going to check in, if you don't show up for the time you tell them you likely won't see them there. Which causes problems if you're not able to contact them by phone to let them know you're at the location and looking to check in. If you avoid this one problem though, it's a great place to stay.

Check-in was smooth and easy—the staff member at the front desk was super friendly and welcoming. They even stayed in touch with us throughout the day to make sure our arrival went smoothly, which we really appreciated. The location is excellent—close to many of Kyoto's main tourist attractions, making it easy to explore the city. The room was clean and comfortable, and the bathroom was reasonably clean as well. They provided useful amenities like shampoo, toothpaste, toothbrushes, and a hairdryer, which definitely came in handy. For the price we paid for two rooms, it was a great deal. We'd definitely consider staying here again on our next trip to Kyoto!

The floors in the bedroom were quite dirty. Even though they provided complimentary disposable slippers, I didn’t feel comfortable walking around without my shoes. Also, the shower curtain seemed to have mold—it had pinkish and brownish stains around the edges, which was a bit unpleasant. Other than that, everything was okay considering the price.

Great location close to the station (by foot with suitcases less than 15 minutes), a couple of convenience stores and restaurants nearby, 30 minutes by foot from Kiyomizu-Dera and Fushimi Inari, subway and bus stations very close. They let us check-in after midnight, everything was ready for our arrival. Overall good value for money. The bathroom was very clean but the room itself could use vacuming. Typically small room for Japan, we lived from out suitcases which we had to move when leaving the room. These were minor inconveniences (size of the room was even expected), would stay again.

Location was great! Not far from train or bus. Family mart is around the corner. Although there are no laundry facilities on site there is a coin laundry literally 2 minutes walk around the corner. Lots of room! If you come from Tokyo it will be a pleasant surprise. Lots of places to hang your bags and coats etc. Bed was also very comfortable.

We didn’t mind this as we don’t like to be bothered but we stayed for 4 nights and had to ask reception for top ups on fresh towels and loo paper. No house keeping but if you prefer to keep your own space clean and not worry about when house keeping will come in etc then it’s algood. Staff are contactable via what’s app if you ever need anything. Great price and location so all in all good value for money ♥️

The bed was big and comfortable, the AC worked really well (which is really important this time of the year!) The bathroom was a good size and the size of the room was above average for Japanese standards. Staff were friendly and checking in was easy, you can also drop your bags off early if required. There is an amazing miso ramen shop on the corner of the street from the hotel, some of the best ramen I've had! The cheapest hotel we've found in Japan and easily one of the best in terms of standards as well

Really minor details but... Somewhere in the room to store our luggage would have been a bonus - we had to put them at the foot of our bed because there was no where else for them to go, but I think this is typical in Japan. The toilet seat was heated and we couldn't turn it off?!

Lovely stay in this hotel, allowed early check-in. The room was very clean, the bed extremely comfortable. There was microwave and fridge availability. There were nice restaurants and shops within walking distance from the quiet neighborhood where this property is located. It was an amazing stay overall. Thank you to the owners and staff for our wonderful stay in Kyoto.

Although walkable, it was a little far from the main Kyoto train station, and with heavy luggage this was a little tough. However with this in mind, there was a different subway station within 10 minutes walking to this property. So not all that bad!

The location was prime as every place was nearby. You can walk for 15 mins and reach the main Kyoto station. The nearby metro for Kintetsu line was just few minutes walk. The neighborhood was very good. The room was a bit small but great for the price.

The facilities were minimal here compared to may other hotels we stayed overall in our Japan journey.

Very affordable, you get a private room with all facilities (brush,toiletries,slippers) including a bathtub which is clean. It is 900meters from kyoto station , there is a subway station 170m and bus station 100m away from hostel for visiting all tourist spots.

There isn't any room service , and the reception is empty most of the time, do inform the hotel before you arrive so that there is someone at the reception at your arrival time

-Walking distance from many points of interest. About 25-35 minutes to most places without using public transportation is pretty nice. -The staff are very nice and helpful even though they have very limited English.

-Couldn't open the windows in our room. Don't know if that's the case in all rooms. -The "double bed" is just two single beds pushed together and connected with a piece of sponge. It's still very comfortable and makes the bed really big but it's not exactly a double bed

This was a really nice, comfy and clean room with everything you need, in a very good location, just a short walk from the metro station

The only thing that bothered me, but they cannot really do anything about it, is that it's located next to a kindergarden and there was screaming babies in the morning :'(
