- Friendly staff with good English skills, helped us with luggage forwarding - Modern hotel and very clean - Bed was super comfortable - Deluxe Room was nice and quite spacious What we didn't like: - Location. It's located at a big crossing and it was very noisy, even with the windows closed. Also, there’s not a lot to explore in the area and the next station is about 10 minutes away. - We had a deluxe room and the room itself was nice, but it was directly facing the crossing which was very disappointing, seeing that we had paid extra and pretty much got the worst room location (especially on the second floor). As written before, it was very noisy because of that and we felt watched due to the big window front. Not ideal.

The location may not be central but I knew it when I booked this place. It is nearby the Kamo River and that I had many long walks by the river which I enjoyed. The room is spacious with a King sized bed with a comfy mattress and pillows. I asked for a quieter room and they fulfilled it. I didn't get the package with breakfast but I paid for the 1,000 yen breakfast (drinks and three pastries) on one of the mornings and the pastries were delicious. The full breakfast is 3,000 yen if not mistaken. The staff were friendly and helpful too. The housekeeping was impeccable. There is a Family Mart just a few hundred metres away.

Wished that the lighting is slightly brighter. Other than that, I loved it.

Originally I thought this hotel was a little out of the way. But I was wrong. 5min walk to JuJo and Tenjingawa stations. 10min walk to Fushimi Inari temple. Room was excellent and huge. Staff were extremely accommodating. Breakfast was delicious but maybe a little too fancy for me. Haha A couple of ramen restaurants very close which were sensational and helpful with English menus. Did I mention the amazing staff? Helped with broken suitcase disposal and luggage forwarding. Always smiling and ready to help.

As I said above, the breakfast was great but just a little bougie.

It was wonderful! Outside of the main chaos but very close to Fushimi Inari Taisha. 10mins from two different stations and a bus stop which will take you to wherever you need to go. A coin operated washing machine. A nice atmosphere. Sound proof rooms - the hotel is next to a busy road, a dual carriageway? But you absolutely cannot hear it in the rooms while you sleep. We didn’t pay for the breakfast but we could buy coffee from the restaurant. They gave us adaptor plugs because we didn’t have the correct ones.

The rooms were a bit tiny.

The staff were excellent and super friendly - always finding ways to help you and make the stay comfortable.

Only downside I found about the hotel was the location itself. It’s a cute area but kinda far from the stations and convenience stores especially after a long day. Not that bad - I’d say 10-15min walk but still it really does take the enjoyment out of the trip when you’re exhausted and it’s freezing outside 😅. The hotel itself is amazing though! Can’t do much about location

Amazing place to stay. The staff was helpful and polite. The rooms were clean and cozy. Hairdryer, slippers, sleeping robe, shampoo, tea, kettle, fridge, legendary Japanese washlet, TV, flashlight, all available in the room. Washing machines and microwave owen on the first floor. Nice view from the rooftop with a terrace. The beds were comfortable and long enough even for a tall European like me. The whole building is nice and modern. Lovely sakuras blooming at the river in front of the hotel. This hotel is great for people who came to Kyoto to travel a lot and just wanting a comfortable place to spend a night. We had stayed here for eleven nights and really enjoyed our stay. It was definitely much more than we could get for the same money in Europe! One can walk to underground and train stations in less than five minutes. To Fushimi Inari and Kyoto station in about twenty minutes. The area is nice a safe. If I get back to Kyoto, this hotel will be my first choice again!

The only little obstacle was that the room was very small and there was not much space for clothes, no wardrobes etc.

- The breakfast was exceptional! They were awarded The No.1 Breakfast in Kyoto and boy it was certainly delicious. Although there weren't as many varieties as some other hotels, I just couldn't get enough of their open sandwiches. Other foods at the breakfast were also great. They are open to walk-ins for ¥3,000 and every day I saw such customers. So make sure you book with breakfasts, it's a steal! - The staff were really friendly and professional, even above the already high Japanese standard - They had native English speaker staff - The room was spacious and spotless - It had a decent smart TV with Netflix, Prime Video, etc. Unlike other hotels, they didn't lock out these features

- It was a bit of a walk from everything - The lighting in the room was too dark

Absolutely everything! Couldn't fault a single thing, amazing hotel, amazing staff, amazing atmosphere. All staff were welcoming, even the cleaners were lovely and polite, but a special shout out to Chen and Wakai! Hope they will be there on our next visit! 10/10 hotel and stay, I miss the wonderful shower already 😭 The location was perfect for someone like me who likes to explore, located right next to a beautiful little river. Trains were close by from all directions. Can't wait to come back!

Highly recommended. A clean, pleasant hotel worth much more than its price. The staff are always kind and ready to help out. You can access several metro lines by walk: two on a 5~10-min distance, another one takes about 15 min. The Kyoto main train station is 2 stops away by the closest city subway line. The area itself is quiet and peaceful. It is also close to two beautiful well-known temples - Tohukuji and Fushimi-inari zinzya. Across a small river right by the hotel, on the way leading to the temples, there is a small street stretching from north to south. You can find there some small cafes and restaurants with quality food, atmospheric local shops.

Close to the station & around a few restaurants/lawsons which makes late night drinks convenient.

The walls are kinda thin. Had an issue with a guest who decided to allow their kid to run loose up & down the halls at 7am in the morning. They also had their “fun” at 4am which woke me up, luckily the guy had no stamina.
