It was between Sanjo station and Heian Jingu, close to many nice places, to Gion and to Higashiyama. Perfect to have a good time without need of a taxi after the last bus is gone. The owner is understanding and kind and you will feel no pressure or trouble. The bed is amazing and comfortable for a good prize and the room is clean and cozy. You as well have a tv and you can graduate the temperature as you like. I felt like home and as well is not noisy at all. Peaceful and compfy, I didn't want to leave.

It was't a big deal because they give detailed information of what to do to check in but there was no staff, we could just contact the owner by phone or email. Anyway, the answer is nearly immediate, so I do recommend it.

Clean and modern building - there was a kitchen and washer dryers to use, and the bathrooms were all clean and in very good condition. The location was pretty convenient and we enjoyed our stay.

The hotel is situated in a quiet and convenient district. It is surrounded by every transportation and sightseeing spot.

The shared toilet is a bit dirty. But I know this is hard to manage since this is about people’s self discipline.

Value for money. Clean and works very good.

The rooms facing the street doesnt have any soundproofing, so you can hear a lot of noise coming from the street at night.

I liked that this place was entirely self driven. Self check in and out. The place was relatively close by to the train station.

The fact that there was no staff present was a little unhelpful. We had a question regarding leaving our luggage for a bit to explore after check out but didnt feel comfortable since nobody was there. Also there are NO elevators and we were on the 5th floor. We managed but that depends on your group if that is accessible. The showers were interesting. There was a female only shower but with the sign on the door made me feel uncomfortable even though there were locks on the door. I had my husband wait in front of the door just in case.
