Suites tulum was 10/10 . We booked 5 rooms and they all were amazing. We didn’t really encounter no issues. Nico was always so attentive on making sure we were good . He even had a baby play pen built for my baby . The beach access we had through them was amazing , literally like a 2-3 minute walk away . The restaurant next door was also amazing and highly convenient for breakfast and dinner when we didn’t want to go explore . During the trip one of our members had a medical emergency , not knowing any one out there I called nico for help . He was very helpful and sent his partner to come help us with an ambulance. If it wasn’t for his partner helping us carry out our family member we would have not been able to do it . So once again thank you guys for everything . 10/10 recommended .

The location is great, although the road along the hotel zone is quite bumpy, with a lot of potholes. The hotel is surrounded by the jungle, which gives it a great vibe. While there is no reception desk, Nico and Maximo are super helpful and always ready to help if you text them. The hotel is not right at the beach, but they do allow you access to the beach via a beach club located a few feet away. The only thing they could improve on is the cleanliness of the pools, which didn't look super clean, but we swam in the sea most of the time anyways. I definitely recommend this hotel as it is a great value.

Pool cleanliness

I would consider it a good value for the price of the stay. Small inconveniences that we had during our stay are probably shared by most other hotels in the area. - Water: From what we later researched, only the more expensive hotels get fresh water by water tankers daily, while others (like Suites Tulum) get their water from groundwater (which is moderately salty). However, they do provide drinking water in gallons on all floors. - Facilities: Generally clean and well maintained within what would be expected for the price. There is a shared kitchen area that has a induction cook top, some kitchen utensils, and cutlery. There is a very nice deck on the last floor with a beautiful view to the surrounding jungle where we had breakfast every day. - Beach: the hotel is right across the street from the beach and has an agreement with one of the beach clubs, which allows free and very easy access (public access to the beach is inexistent without going through a beach club, a shameful practice allowed by local government), although chairs and umbrellas are not included. The beach itself is magnificent. - Room: The room is correctly depicted in the profile photos. We enjoyed the view to outside jungle (the hotel is surrounded by trees). Air conditioning was great and was available 24/7 (unlike what we read from some other hotels, that only provide air conditioning during specific periods of the day). - Location: we were satisfied with the location. Traffic is plain and simply insane in Tulum during peak hours, which must be accounted for when picking your hotel. During peak hours, using a car or taxi is impossible (1 hour to go 1.5km, literally). The hotel is about 1.5 to 2km south from where the most partying was going on. We decided to walk, which was relatively easy and took 20 - 30 minutes.

We had no problems with bugs/insects, but a scorpion casually walked in one day. Tulum is surrounded by jungle, so i suppose that can happen. However, the hotel should consider sealing the bedrooms better (our visitor came from beneath the bedroom door).

Our stay at this hotel in Tulum was simply incredible! The hotel truly captures the atmosphere of this magical place – very atmospheric, with a beautiful design that perfectly reflects the spirit of Tulum. The rooftop, with its fantastic views and pool, was especially impressive – a perfect spot to relax and enjoy the breathtaking scenery. The room was clean, comfortable, and beautifully decorated, creating an instant feeling of coziness. We also appreciated that the air conditioning was already on when we arrived, cooling the room perfectly, which was a great relief given the heat outside. A special mention goes to the staff – everyone was very friendly and always ready to help. We’re especially grateful to Nico, with whom we communicated via WhatsApp. He took exceptional care of us, responding quickly to all our questions, constantly checking if everything was okay, and offering help with anything we needed. Highly recommend this place to anyone looking for the perfect getaway in Tulum!

The room was gorgeous and had everything you could need! Air conditioning, Wi-Fi, hot water we’re available 24/7 (I know some reviews say differently this wasn’t our experience) the bed was super comfortable with extra blankets in the room if you needed - reading the reviews before coming made us apprehensive but everything was so perfect! Ivo and Nicholas are so helpful and only a WhatsApp away if you need anything! It’s literally 2 minutes from the beach and they have an agreement with the beach club over the road so you can get free access! It’s a gorgeous little place and amazing value for money! Loco restaurant next to the property is also great highly recommend eating there if you get chance!

Nothing it was all Perfect!

Great stuff, smooth check-in, property has well equipped kitchen, shower is good, aircon is working excellent, bed is huge, fridge is cool! There is also a watercooler on each floor. They have a parking space, shared terrace upstairs with the pool and the hangout area and a gorgeous view over the jungles! Beach access is through the hotel across the road and is free to stay along the shore. All in all it was great stay and definitely worth the money!

Only the minor thing like the synthetic bed linen, old school safe with a simple key, soundproofing isn’t great so take your earplugs to have a good sleep when the house next door has a party :)

Rustic construction, simple furnishings, very comfortable bed, excellent linens, every room has a terrace with chairs either private or shared, kettle and fridge in room, every floor has a water cooler with hot water option. Convenient restaurant downstairs. The top level is all open, has a bar and large dining table, and a 360 degree view over the whole area. Wifi was great. Staff friendly and helpful. Way better than some other hotels nearby that charge 3 x as much!

Shower didn't really ever get hot. Walls very thin, could hear the next room's people talking. There wasn't much to dislike at this hotel.

Amazing location! Super quiet area. If you are looking for a quiet area at the zona hoteleira this is the place. Another good thing is the parking garage if you travel by car it’s amazing to have the space to parking without worry. We booked a room with kitchen that was super handy for us. We did our breakfast everyday and enjoyed the nature surrounding our flat deck. The place has a good rooftop for watch sunsets and to meet some of the guests. Definitely a place to come back :)

Kitchen cold have more equipment but it’s not a huge problem :)

Ivo enthusiastically greeted us and carried our baggage to our third floor room. He then gave us detailed instructions on the room and facilities. On the rooftop, there is a wonderful view of the surrounding area along with a small pool and a large table that can be used to eat.

We visited Tulum Beach 20 years earlier and were really disappointed by the over development of the area. Taxi prices were ridiculously high. The beach hotels blasted loud music with artificially deep bass. Most of the beach was restricted for only staying at each hotel.

Good size room, beautiful roof terrace with views, friendly service from staff on arrival, peaceful location close to Sian Ka'an reserve so quiet at night, just a short walk through a neighbouring hotel for beach access.

Property was difficult to find, it needs signage on the outside. We ended up going into a restaurant to ask for help. When we did find someone he was very friendly and helpful, bringing us cold water straight away which was very much appreciated after a long day of traveling. The furniture on the roof terrace had been left out in the rain so were too wet to use during the day which was a shame as the views were lovely and we would have liked to utilise the space.
