This little gem of a property is literally right across the street from the convent, so the location is perfect. The grounds are beautiful and the rooms, while sparse, have everything one needs for a great stay. And the bed was no kidding, the single most comfortable bed I’ve ever slept in. The breakfast area is lovely and the hammock hut offers a nice place to take a little siesta. The staff is extremely friendly and welcoming and makes one feel at ease. I would happily recommend Casa Xu’Unan to others.

You drive up to a building with the paint peeling off the stucco and say whoops. But then the door opens to a beautiful little garden with an eating area. The room is quite nice, not the fanciest but clean with a great bed. The location is perfect. Next to the plaza and church with the sound and light show about the history of the area. Lots of restaurants right there or around the corner is the main, beautiful street going into the heart of the city with more excellent restaurants and nice shops. Short walk further to the main plaza, then the in town cenote, then the big municipal market. It has secure parking and the owners are exceptionally nice and helpful with suggestions.

Really minor but they shouldn't charge for bottles of water.

Nice location just 2min walk from the Couvent and 15min walk to the main square. The room was spacious and clean with good air con and fan and fridge. There is a small pool which we didn't use. The staff was very friendly and welcomed us and showed us the house, explain the area and general directions to get around. Breakfast was simple and tasty, perfect to start the day. We could park the car inside the courtyard which is also covered. Great stay there and I would recommend and would stay there again.

Nothing really. I could be picky and say the mattress was too soft for our liking but still comfy.

Clean and quiet room, amazing breakfast, very convenient location with everything within a walking distance. The owners were very friendly and helpful. Parking is available on site. I've seen some reviews that it can be noisy due to the cars passing by, but the room we stayed in was in the furthest corner of the property, so we didn't experience any of that, especially considering that we kept the windows closed because we were using the AC.

Breakfast was good, different main part every day. The place consists of several buildings around a good sized yard. The plants in the yard are beautiful, guests have access to various places to sit, including hammocks, and a small pool. Parking is in one section of yard. The owner's extended family lives there also and shares yard and outdoor kitchen. Some of the owners speak English and are giving good advice about local sites and events. Friendly staff.

One issue was a neighbor's loud music on weekends. Breakfast is at fixed time at 8 am with little variability because the helper staff arrives at 7am. Only an issue if you want to leave early.

A small family-run hotel in a nice neighborhood adjacent to the convent and just around the corner from the park, and easy walking distance to the busy city center. Lots of restaurants and shops close by. The owners spoke limited English but were kind and helpful. Rooms were clean and spacious, though a bit sparse. Simple but good complimentary breakfast served in the garden area each day. Secure parking on the property.

Some street noise during the day, but it was quiet at night. The garden view rooms are adjacent to the area where breakfast is prepared and served, so it was a little bit noisy first thing in the morning.

Quiet location but still walkable to everything. Off street free parking behind gate that is locked at night. Good breakfast. Friendly helpful host family running the property. Spacious room with good air conditioning.

Water pressure was a little weak. They offered large water bottles for sale at a good price, but having free filtered water instead to refill our bottles would have been nicer

Breakfast was so delicious and the relaxing courtyard with refreshing, clean pool was a welcome oasis in the city. Located next to an amazing neighborhood of shops, cafes, and a beautiful old monastery, which offers admission to the fantastic museum! The hosts were the best part of this experience—they were kind and welcoming. Would stay again!

Breakfast was delicious every day! The hosts were so kind and helpful. The location was perfect and we felt very safe walking around. We forgot an item after we left and the hosts were very helpful in letting us look in the room to get it back. We would definitely stay again and I would recommend to anyone traveling!

We had a very hard time using the key to get in the front door but the driveway door worked great!

Loved our hosts, their attention, friendliness and the honey environment they created for their guests. The kids had a great time, made some new friends and enjoyed the life of Valladolid. Casa Xu'Unan is walking distance to restaurants, shops, cultural events and was a great place to hang out with family. Breakfasts were incredibly delicious and there was something different every day.

Everything was excellent.
