The hotel itself is nice and the room are big and with everything is needed! The position is good since the corniche is 15 minutes by walk and the Lulu Supermarket is 700mt far. The pool is nice and surrounded by omani brown mountains!

Some rooms are not good with respect to the others. At the beginning they gave me a room on the first floor that was not so nice. After they changed me to one on the third floor that was great, with more services available (like iron for clothes, more things in the bathroom and better furniture). They clean the room only under request, not regularly.

We arrived in the middle of the night and the reception was manned 24hrs. The breakfast was a nice buffet and nice Omani coffee was available. The location was close to the old centre of Muskat, away from the airport, and it was easy to drive into the old part of Muskat where the main tourist attractions are located. The nearest ATM was also very close, 2 min drive.

The cups in the room were too small for a decent cup of teea and only 3 teabags were supplied and no milk.

This hotel is great value for money. The staff were all lovely and helpful.....when my tour didn't show up I was very upset. They gave me a complimentary breakfast and helped me get a refund and book a new tour. This was very appreciated. The hotel is very clean and well maintained . I loved the size of the room and the view over the pool. The air con ,tv , fridge, safe, kettle, iron was all included in the price. Breakfast is cheap and a good variety of choice. There is no bar or restaurant here but Lulu supermarket is 15 min up the road where there are chain restaurants and huge choices in the supermarket. The hotel is situated a 20min walk from the harbour and souk. Other reviews complain about the road but I found it safe both under foot and personal safety even after dark.

I cant pretend a small bar would have been nice as people do gather in the reception in the evening ...there is of cause coffee and dates which are a nice touch

The hotel is located not so far from Mutrach corniche and the distance can be easily walked. For drivers there is a hotel parking and getting to the most popular market is only few minutes. Free parking always avaible behind the fish msrket. We were staying in the room with with the nicest view of Mutrach from the hotel. The rooms are spacious with comfortable beds. The bathrooms are clean. For sensitive guests the noise from the nearby road can be annoying if you stay in the eastern part of building. Riyam hotel was our starting point for exploring Muscst and its surroundings for 9 days and it met our expectations. The staff is nice and helpful.

Stayed here for four days at the beginning of July. Rooms were nice enough, big space with a faux grande style. Hotel was clean, with good facilities, including a lovely pool & basic gym set-up. Reception were very helpful with the arrangement of an early morning taxi pickup

Couple of minor issues. The hotel is not very pedestrian friendly. It's close to the main road, leading to the town centre. But the problem is, that it's connected by a long winding road, that's a good few minutes walk, so unfortunately a sizable detour is required whenever leaving/ entering. Secondly the housekeeping is not ideal. My room wasn't cleaned during the entirety of the stay. I did enquire about room cleaning, and was told to hang a sign on the door, of which there wasn't one. Even when I specifically asked for room cleaning at reception, it wasn't actioned.

The room was spacious with a huge bed. The swimming pool area was lovely although only a couple of sun loungers available

The hot tub that was advertised was there but not available which was disappointing. The location was okay as long as you’re happy with a 20 minute walk to the town where all the shops and restaurants are located. The shower wasn’t very powerful.

Excellent location - a mere 20 minutes walk to the old Muthrah district. Breakfast was copious and the pool nice. The staff was absolutely fantastic. Extremely helpful for everything from calling a taxi, arranging a trip, later check out, extension of stay. Very friendly receptionist mr Hachim - E veryone was great-

Best value place in Muscat for budget traveller. Only affordable place that's walkable to the tourist places you will be going. Staff very nice and helpful when issues arose, friendly people. Big nice room with great view for a great price. WiFi worked perfectly for us, contrary to other reviews.

Bit hard to find on a weird side road, walk to Mutrah isn't very nice. We had to move room because of an AC issue, but it was fine in end.

Hotel is located next to a mill just before entering the corniche area. Unfortunately this mill creates a lot of noise and theire is a constant noise level inside the room. Try to get a room to the backside and on a lower floor. No view then but I guess its more quite. Otherwise the Riyam is a decent budget Hotel.

The peace and quiet was an absolute joy. The pool and pool area with late evening access was excellent. The breakfast was very nice and generous. The staff were very professional and polite. I particularly appreciated the reminder phone call to advise breakfast was finishing and asking if I was coming down for it. With a bit of walking it is easy to access the nearby LuLu Hypermarket, 24 hour petrol station/convenience store. Muttrah Souq is approximately 15 minutes walk down hill and bus stops about 10 minutes walk.

The surrounding area is not very pedestrian friendly with a lack of footpaths until you get to the main road. This is obviously no fault of the hotel.
