David the host and Elena and Mario. Cooking in the shared kitchen. Plenty of equipment and shared basic condiments. Room had fan and AC. You can choose all night electricity but the breeze from the sea was enough for us. Wifi during electricity on hours 8-3 5-midnight. Right on beach. Lots of advice from David on walking, cycling, eating out. Tour with David on boat. Free kayak and bicycles to use. Comfy bed. Hot water and toiletries. The village was so peaceful and rustic. Good restaurants catering for the tour groups from Tulum in the day, but you have these all to yourself at night. Just lovely to get away from it all.
Don't go expecting luxury, this is a lovely, well equipped, comfy, homely guest house. Cooking alongside Elena the housekeeper. Be prepared for seeing natural debris, seaweed and plastic items that wash ashore from the ocean/cruise ships but David and Mario do a great job of clearing this daily on the beach outside the guest house. Maybe softer/newer towels?

I don't think you can't judge this hotel, where I have stayed before, by the same standard as most hotels. It is in an extremely remote location, Sian Ka'an eco preserve. . The town has a population of about 650. The major occupation is fishing. Electrical power is on 16 of 24 hours a day. There is one luxury hotel in the town. Villas Roseliz is located on the beach, where you could spend hours before you see another person. The water is awesome. Fishing in the beautiful lagoon is world class. Most restaurants offer basic Mexican cuisine, especially fish. The people, including the staff are warm and friendly. This is the way tourism could be experienced 50 years ago, but rarely today. The beer is cold and the people are warm. That is what I like about it.
What detracted from this visit was mother nature. There was a hurricane in the general vicinity. Late November is way past the normal season for this bad weather. I would caution anyone attempting to go to Punta Allen, to go by boat. This hotel and town are on a sand spit. The road is all sand, all potholes. It takes over 3 hours to drive there from Tulum, 45 km away, unless you wish to wreck your car. It is so remote that most sane people are discouraged from experiencing it, which is a shame.

A hidden treasure in Sian Kaan reserve. I had an incredible time at Villas Roseliz, the place is just perfect, right on the beach and I was even welcomed with a fresh coconut. David and Angel’s tours are amazing and they made my stay so special! I also loved the massage I got at the hotel! I really liked the community vibe in the common area and that we were able to use the kitchen. I will definitely come back when I get the chance, I already miss this absolute paradise! Thank you for creating this special place and sharing it with others!

David and Angelica, along with their staff, were wonderful hosts. David took us out on the Boat Tour (look it up!) and was kind and helpful in all ways. His English is good. We had room 1, a nice-sized room with 2 beds, and closest to the beach. Erica keeps the hotel as clean as can be in the humid sea air. You have access to the kitchen, but know that there is not more than a small tienda for groceries. Best of all is the glorious beach at Punta Allen. There is hardly ever anyone on it, it's quiet and peaceful, just sit back and enjoy!
What we knew before we came - the electricity is on only limited hours. David has solar panels that power the wifi and hot water. The AC goes off with the electricity at midnight, and the electricity doesn't come back on until 9 am. Early morning is very dark! He does have a generator if electricity is essential for someone but we were happy he doesn't run it unless necessary. The nights were wonderfully quiet! I wish they'd offer breakfast as an option.

Location is great, right on the beach. Our room was huge, with the terrace in front it was a perfect setup for the start of our Mexican trip. The hosts were amazing - super friendly, welcoming, and helpful. The boat trip with David was fantastic! Keep in mind that there are times of the day when there's no electricity in the village - it's not an issue but a lifestyle :)

Right on the beach, within walking distance of everything. Hosts were friendly and couldn’t help us more. They even cooked us a lobster dinner as we bought some local lobster. We enjoyed having a communal kitchen as well. David took us onna very reasonably priced eco tour where we saw dolphins, sea turtles and a manatee! An experience of a lifetime!

The villa is a very magical place in front of the beach, most of the time you are alone in the sea, David, the owner and his family are very adorable, we also did the boattour with David, what was a very nice experience, very much recommend. the arrival is adventures and takes a lot of patience, but its worth it!!

Punta Allen is a magical place and Villas Roseliz is one of the reasons why. The perfect escape from the madness of Tulum, Punta Allen is a quaint beach town just a few hours drive south or a quick hour by boat. Beaches, beautiful water and a few cozy restaurants is all you really need down here. We came down on New Year's Eve, not expecting much. We found ourselves welcomed to such a unique and beautiful experience. Our hosts, Sophia, David and Vicky had put together a potluck feast for all of the guests staying at Villas Roseliz that night. Everyone donated a little of what they could, and Sophia and Vicky cooked such a delicious meal. It really felt like a family dinner, with a family from all over the world. Afterwards, they brought us to the town square where we danced the year away with the locals. They made us feel so welcomed. It was the perfect end to 2022 and the perfect beginning of a new year. The resort is simple, but clean. There is a shared kitchen where you can cook. Head's up, the town's electricity shuts off late, after midnight until the morning, but it was fine. You go to sleep to the sound of the waves crashing outside. The drive down can be a bit gnarly, better off with a truck, SUV or something with 4WD. We definitely recommend Villas Roseliz and Punta Allen.

Super excellent location, attentive and friendly staff, everything you need for rustic but superbly nature rich vacation.
The road to get there is challenging. definitely drivable, but takes forever. Bring an audiobook or something because it’s extremely boring trip otherwise

The location is perfect, just on very nice beach. The place has nice little garden where you can sit, eat your meal, drink your beer....Nice restaurants nearby. Possibility to cook your own meal is nice.
The cleaning service was rather poor, the lady just washed the floor, toilet or shower was not cleaned at all. We only got two towels for five people and they changed them just once and after we asked for it. There was noise from electricity generator from neighbors every night.
