Very clean and spacious unlike other boutique hotels in Bangkok which are very small.

Unfortunately the room that we had was facing the main road so when cars or motors passed by, it caused disturbances during our sleep. Thankfully we were able to sleep through it but otherwise it was a very pleasant stay here. I would recommend the owner to soundproof the rooms facing the main road and for travelers to maybe request for room not facing the main road

The hotel was excellent, very comfortable and great location. Great staff although did have one issue below.

Due to my flight arriving at 3am I asked the hotel if we could do an early check in. They said yes. I double checked with them to confirm this was ok and again they said yes. Upon arriving to the hotel at 4am they said no, the room was not ready and you can not check in. This was very upsetting as we had nowhere else to go at 4am in a new city. I contacted booking.com who contacted the hotel and they refunded half the stay which was a nice solution but still it left a bad taste in my mouth being in a new city with nowhere to stay at 4am. I would suggest not to agree on early check in if it is not possible to avoid this happening again.

The hotel is in a good and convenient location, about 15 minutes walk from the Phaya Thai BTS station and access to lots of local buses. The staff were pleasant and moved us to a different room when we complained about the smell in the first room.

Sometimes there is a smell in the toilet that we suspect comes from the pipe/drain. At least when the staff moved us to a new room, the smell was not as bad. There are also traffic noises from the road but considering the price and location, we didn't mind.

Room was super big, looks new. Not far from the Siem shopping area. Walking distance to Banthat thong road NIGHT MARKET.

Bedsheet not clean (refer to P2), staff is not welcome, tried to ask deposit which NOT mentioned when booking and also not required by any other hotels. B ut, the worst is all rooms are street facing with super noise from motorcycles! Can’t sleep at all!
