Very nice accommodation. The room for 4 people for one night is fully sufficient, everything is clean and tidy. Possibility of later check-in and earlier check-out. The host provided us with detailed information on accommodation, check-in incl. videos, it was very helpful. The breakfast was very good, sweet and savory, coffee, cocoa, milk, fruit were available. A very nice surprise in the morning. Another advantage is the excellent time availability of the ferry in Livorno, approx. 20 minutes from here.

We lacked air conditioning, which was partially replaced by a fan, but it was not that efficient. The advantage was the net in the window, so it was possible to open the window at least overnight.

Easy to book. Easy check in also at later time. Very friendly support in advance. We came late (9pm) had to leave very early (6am). Breakfast was prepared the evening before, we got everything e we need (and we were from 6y to 85y) milk cookies cereals ham cheese butter bread honey Nutella yogurt, to be continued… Rooms were suitable, much enough place for parking. Bathrooms were clean and everything was working. Not a single point to complain! Don’t know if it’s standard here, but we even had not to pay an additional fee for our dog. Very appreciating!

Alessandro is an extremely kind host, he sent all the necessary information for our late arrival. The apartment is comfortable and spotlessly clean, with spacious free parking. We also got a delicious breakfast, the kitchen has everything you need. There is a towel, hair dryer, shower gel in the bathroom. Perfect choice! Thank you!

We stayed here after ferry crossing from Sardegna to Livorno. The location is great, 20 minutes from the port. The host is great Allesandro, friendly, talkative, ready to help you. The room was spacious, the bathroom small, but nice and with the great shower. The host Alessandro gives you something big hotels are not able to provide, a personal, friendly approach taking care of all your needs. He has plans for future development, let's hope he achieves what he wants. There is enough space for parking, all guests have access to comfortable kitchen. Our bed was very comfy. And the place is not too costlhy. HIghly recommended.

Covid pandemia forced the host Alessandro to reduce breakfast selection. You get all kinds of prepacked Italian breakfast snacks, but perhaps there is a chance to resume serving regular breakfasts?

Good accommodation directly on our way before Livorno. Quiet and not inside a city, good for walking the dog. Everything clean. Breakfast was prepared in advance, we had to leave early.

Good location near the airport. Owner sent very clear direction how to check in and suggestions where to eat.

No soundproof, our neighbors were leaving at 6 AM and was noisy.

The place was great - comfortable and cosy rooms, a well-equipped kitchen (with fresh bread, croissants and cookies in the morning), and a quiet garden. A well-located Italian, atmospheric house with a very nice and friendly host!

The place provides free parking on the property. The rooms have basic facilities, but what's the most important - are very clean. It wasn't too warm at this time of year, but we had warm bedding available. The owner is extremely nice and helpful. We had a very large selection of food for breakfast. We're very pleased with the stay. I highly recommend!

Everything was perfect. Guidance for self check-in was very detailed, bathroon was clean, my kids loved bunk beds, breakfast was really good.

Very kind! I had problems with my car and he was so kind to take us to a nearby car shop. Everything in the rooms was clean and tidy, it also has a very nice garden!.
