All! The attention is incredible, the cleanlines expectacular, the spacious and very bright rooms, the bed fantastic, they opened this year so it still smells new, in a 15 minute nice walk from the train station €2.70 takes you to the center of Florence, an hour from Lucca, an hour and a half Pisa, it is a perfect place to visit all of lovely Tuscany, super quiet and safe, from the airport there are buses very often that leave you 100 meters away on the same street for this you must download Tabnet app to get the extraurbano bus ticket 2,60€, in front the house is a supermarket to buy what you need, restaurant area 5 minutes away. Claudia and Jean Pablo are amazing, they make you feel at home, I'm still amazed. I will be back soon with the family.

Great experience! I loved the place, easy to arrive, easy free parking very close to the place. João Paulo is an excellent host. The room is very clean and confortable, the best in Italy! Also, there is a Prato castle which you can visit. Strong points: * Bed * Free Parking * Easy to go: Florence and Pisa. A bit far from Siena, but still easy to go. * Frieldly host * Kitchen facilities * Clean

Everything! - Extremely nice and friendly hosts. They were always ready to go above and beyond to make the guests feel comfortable and at home. The host even gave me a ride to the train station on my way back. - Cleanliness - Facilities - Fully equipped kitchen - The room in itself was new and very pretty with some nice touches here and there - They also have 2 cute friendly cats in the patio who are super playful :)

Very clean, everything is high quality. The housekeeping did exceptional service during our stay. The owner is super flexible, reachable and very kind. Great price for the value, everything is new in it. Firenze with train is max 30 min, two train stations in walking distance. Shop on the other side of the road and a great coffee- breakfast pastry is just next to the place.

Personell, Building, Location. The Hosts were exceptional and made our stay exceptional.

This is a small hotel with maybe 6 rooms. Our rooms were the worst while I believe all others to be superb. One room was small, I.e the smallest room I ever was. The other room was at the top of the building and most of the room was below 1m.

1-2 blocks from historic Prato with fun sights and restaurants; close to two train stations for easy 25 min ride into Florence. Fabulous new accommodations, special touches like art and patio with lovely cats; wonderful hosts; nice kitchenette for coffees; new smart TVs and showers.

On the first night, Our room didn't have windows only small ones on the roof. It is not a problem but we didn't know it before. They have other rooms with windows on the street.

Beautifully appointed apartment rooms. I was travelling with a motorbike so pleased with the secure parking just around the corner. Owner very helpful and friendly.

Can't complain place is near centre of old town on a one way street so good directions are needed.

Great location for Prato...just short walking distance to restaurants and cafes...lovely cafe next door ideal for light breakfast friendly and very reasonable. Our host was extremely helpful and very friendly
