1. Owner reacts prompt on any whatsapp message, sent helpful information in advance. Very nice and helpful 2. Rooms are brand new (Sept. 2024) and clean. High standard equipped. 3. Aircon is not noisy and not blowing straight onto bed, so very comfortable 4. Fridge working well. Cabinet of fridge is totally enclosed, so we let front door of cabinet open for ventilation 5. Shower, toilet very good and clean. Mirror even has anti-fog heater 6. No elevator, 2 nd floor. Staff organized to bring our luggage up/down 7. restaurants and a bar (pass through street food Chinese restaurant) just next to the entrance of staircase. Lumpsum: highly recommended

Clean beyond expectations, and amazingly helpful and communicative staff. Easy to find as long as you read the directions provided. Location is great, within walking distance to many mini markets, food stalls, and great restaurants. The owners and staff clearly put a lot of thought into this place. Beyond the basic amenities, they also provided a hairdryer with various attachments (including a diffuser!), and a scale to weight your luggage, which was very useful for us. Would definitely recommend A Residence to any friends and family planning to visit Kota Kinabalu.

Transparent shower can be a bit awkward if you're travelling with friends. Also, there's a short walk up several flights of stairs, which can be a problem for people with disabilities or those carrying lots of luggage.

I really loved the location and the room. It was very clean and everything worked perfectly. The staff is very responsive and helpful from the moment of the booking until checkout. They let us leave our luggage in the morning before checking in at 3pm. The area is full of cafe, restaurants, small shops and massage places.

The only thing that makes this place a bit uncomfortable is the fact that they don’t have the elevator to get upstairs which could be a problem if you’re travelling with heavy luggage.

The location is a bit turn off as you have to go through food stalls, with dodgy vibe. But the room is exceptional that it compensates this issue. Another thing is it is on the second floor which is quite a hustle, have to consider for people who is disabled or wheelchair bound. Luggages are not a problem as the staff will assist.

It was exactly like the pictures. This is luxury at a low budget. It was clean, smelled clean. Everything functioning except the leaking pipe issue which was resolved very efficiently and quickly. Everything was provided. There's also an ample amount of sunlight via the window. It's good for someone who needs sunlight like me. Tea, coffee provided. The toilet paper quality really impressed me haha... Another exceptional thing was the owners and staff responded quickly and were super helpful. I was very well taken care of, something most five star facilities don't necessarily have. Very convenient location with eateries around and near the waterfront.

These are some of the things that can't be controlled I guess and not of the owner's faults. It was noisy. I had a last minute booking and there weren't many choices so I ended up in a small room with a small bathroom. I stayed at Room 1 and it was just beside the main door so at night my sleep was interrupted with people coming in and out. Also, I'm not sure if this is a thing in the city, I could hear people blasting music and singing karaoke late into the night. I wasn't also fond of the staircase but you get what you paid for. Overall it was a pretty good experience. If you don't mind a bit of staircase and noise this could be perfect for you.

Location is central and very near to shopping malls and restaurants within short walking distance (5 to 10 minutes) The room is clean with a good wifi network and ample utilities provided. There is a split toilet and bathroom. Make it convenient to use both at the same time. There is a cafe and small bars around the place as well.

There is no lift, so have to carry down own luggage. The place do provide help to carry luggage up their place.

You can see that there was alot of effort put in the interieur (tiles, lighting, light switches, furniture etc). It was clean and comfy. The shower and bathroom were great. I felt like staying in a very expensive hotel but at a low price :-) The staff was very helpful. The communication via whatsapp was excellent!

The entrance is hidden away but with detailed pictures and whatsapp messages from the owner we found it very easily. From the outside the building doesn’t look too inviting but from the inside it is very nice!

It was our best stay here in Kota Kinabalu, the staff is so kind and efficient. They were very available for any information. They gave us good advice on our trips. There are many facilities and the apartment is very well located in the city center. In terms of interior design, it is worthy of very beautiful hotels, not very big but you feel very good there. I can only suggest it for a stay in Kota Kinabalu 100%. Thanks again to the kind staff.

Lovely large space. Portable charger given as there was only a plug at one side of the bed which was very thoughtful. Drawer to lock away valuables. Fridge and unlimited water. Waterfall shower. Best thing for us was that they stored our luggage for us for the two nights we went to Sandakan free of charge! Excellent communication throughout the stay. Great location to explore KK

Would have liked a second hook to hang up towels but honestly that was it!

Messages on Whatsapp in advance made check-in and finding the property very easy. Staff were friendly and very easy to get hold of if needed. Location great if you want to see the real KK, which we did. Property clean and had bottled water which was very helpful.
