1. Owner reacts prompt on any whatsapp message, sent helpful information in advance. Very nice and helpful 2. Rooms are brand new (Sept. 2024) and clean. High standard equipped. 3. Aircon is not noisy and not blowing straight onto bed, so very comfortable 4. Fridge working well. Cabinet of fridge is totally enclosed, so we let front door of cabinet open for ventilation 5. Shower, toilet very good and clean. Mirror even has anti-fog heater 6. No elevator, 2 nd floor. Staff organized to bring our luggage up/down 7. restaurants and a bar (pass through street food Chinese restaurant) just next to the entrance of staircase. Lumpsum: highly recommended

Lovely small boutique hotel-style residence. They have 6 rooms in total, each newly renovated, clean, modern, and full of high-quality amenities (toiletries, slippers, tea etc.). Comfy bed and large rain-shower. Staff were wonderful and helpful: we booked last minute and they were able to help us immediately! Location close to good seafood restaurants and quite central.

It is a bit unclear on booking.com which room is which, but I imagine they are all great! Location means there are 2 flights of stairs (no elevator) and the street / church can be heard in the rooms on weekend. But it wasn't *too* loud, just audible, and the provision of ear plugs meant it did not bother us. :)

My stay at A Residence was absolutely enjoyable. The room was warm, stylish, and thoughtfully arranged with everything you might need for a comfortable night. I loved the small gestures — the air conditioner was already running when we arrived, and they provided useful extras like a powerbank, space to store our luggage, several bottles of drinking water, and extra toiletries. The service was truly commendable. Shortly after check-in, the host sent a message to ask if everything was satisfactory — a rare courtesy that really stood out. The room came with excellent features, including efficient air conditioning, a strong shower, a spotless bathroom, a secure drawer, and a fridge. The location is very convenient for moving around Kota Kinabalu. One thing to note is that there’s no lift, so you’ll need to use the stairs to reach your room. It wasn’t a major issue, just something to keep in mind. There was also a bit of noise from a nearby pub on the first night, but they had already provided earplugs, which was a thoughtful touch. Overall, a clean, cozy, and well-managed place to stay. I’d definitely recommend it to anyone visiting KK.

I really loved the location and the room. It was very clean and everything worked perfectly. The staff is very responsive and helpful from the moment of the booking until checkout. They let us leave our luggage in the morning before checking in at 3pm. The area is full of cafe, restaurants, small shops and massage places.

The only thing that makes this place a bit uncomfortable is the fact that they don’t have the elevator to get upstairs which could be a problem if you’re travelling with heavy luggage.

Clean beyond expectations, and amazingly helpful and communicative staff. Easy to find as long as you read the directions provided. Location is great, within walking distance to many mini markets, food stalls, and great restaurants. The owners and staff clearly put a lot of thought into this place. Beyond the basic amenities, they also provided a hairdryer with various attachments (including a diffuser!), and a scale to weight your luggage, which was very useful for us. Would definitely recommend A Residence to any friends and family planning to visit Kota Kinabalu.

Transparent shower can be a bit awkward if you're travelling with friends. Also, there's a short walk up several flights of stairs, which can be a problem for people with disabilities or those carrying lots of luggage.

I like the cleanliness and how easy it is to check in and check out. All the staffs are also fast to help. The guidance through WhatsApp since booking until check out really makes me happy and overall make the experience better and easier for me. Thank you !

Super posh and clean! Staff is there to assist 24/7 Chat is very reponsive and meet your needs! Dont be fooled by the location and the groundfloor

The location is a bit turn off as you have to go through food stalls, with dodgy vibe. But the room is exceptional that it compensates this issue. Another thing is it is on the second floor which is quite a hustle, have to consider for people who is disabled or wheelchair bound. Luggages are not a problem as the staff will assist.

Comfortable stay, clean room, and very attentive team. This hotel went above and beyond to meet the guests'needs. Eateries and shops are close by. Walkable to the seafood shop and Filipino market

Staircases to get to the room. Not suitable for elderly. It is good that they have a separate shower and toilet, but the size of both for us are a bit small.

You can see that there was alot of effort put in the interieur (tiles, lighting, light switches, furniture etc). It was clean and comfy. The shower and bathroom were great. I felt like staying in a very expensive hotel but at a low price :-) The staff was very helpful. The communication via whatsapp was excellent!

The entrance is hidden away but with detailed pictures and whatsapp messages from the owner we found it very easily. From the outside the building doesn’t look too inviting but from the inside it is very nice!

Location is central and very near to shopping malls and restaurants within short walking distance (5 to 10 minutes) The room is clean with a good wifi network and ample utilities provided. There is a split toilet and bathroom. Make it convenient to use both at the same time. There is a cafe and small bars around the place as well.

There is no lift, so have to carry down own luggage. The place do provide help to carry luggage up their place.
