Clean. Comfortable and homely. Karen and Alison were so helpful . They provided me for a packed lunch breakfast as I had to be up early and would miss their breakfast. There was so much choice for breakfast and all dietary needs.were catered for. The homemade chocolate tiffin in the room was really delicious and a lovely touch. Although it was on a busy road there were good earplugs provided and to be honest didn't really hear the traffic. They gave me good advice of where to get some food and a nice local coffee shop. So close to beautiful Ullswater and all the treks to be had there.

All good...nothing I didn't like😊

Lovely ladies who proved to be helpful in many ways. Home cooked breakfast gives the day truly a kick start. Bed was comfortable; room included chairs and foldable tables. Internet worked as well. Would recommend it and stay again when visiting the northern part of the lake district.

When travelling a balance always has to be found between sustainability and comfort. The shower could have been better: a more even water temperature would make it possible to have a decent shower. Good that these places work on water saving by providing eco settings for water supply as well.

The hosts Karen and Alison were so nice, welcoming and do a fantastic job and were very helpful it seems nothing is to much trouble for them. The place itself is very clean and the food is excellent and also very close to all the local shops and amenities, literally within a minute walk there's supermarket, pubs, and takeaways. Would highly recommend to anyone looking to visit Penrith or like me to go to Ullswater or anywhere nearby, if I go back to this area I will check this place out first for vacancies.

The friendliest of b and b's. From the moment you arrive the hostesses are seeing to your needs. They were interested in you holiday and knowledgeable about the surrounding area.. Nothing seemed too much trouble. Very clean throughout with a lot of thought to decoration. My room was perfect; a comfy bed, quiet, well appointed shower room, good drink making facilities with a few homemade extra goodies. Breakfasts were well presented and delicious. Penrith is a busy little town with a good selection of shops and eateries, all within walking distance. There is a good bus service to the Lakes from close to the property.

From start to finish the service was exceptional. Karen was on hand to greet us and give us a tour, providing welcome suggestions of nearby activities and restaurants. Our room was a family room with a double bed and one singe..it was immaculate. There was also lovely treats of homemade scottish tablet and chocolate tiffin waiting with our complimentary tea and coffee ..they were delicious thank you. The bed was super comfy with lovely plump pillows ensuring a perfect night's sleep. The breakfast was amazing and I have to say the best we have had following many visits around the UK. The poached eggs were perfect. All breakfast was made to order and you had a wide selection to choose from. Thank you both so much for looking after us in your beautiful home. You were both the best hosts with the best service to date. Jacquie and Andy xx

Karen and Alison (owners) were lovely! They literally made it feel like home. They were soo helpful and friendly. The loccation is great! The breakfast always served so fresh and hot. Amazing service by the ladies, went an extra mile to cater our request of drying our drenched in rain jackets! If you are looking for a home feel outside of home this place is it. Highly recommended. Also not to forget they make delicious flapjacks.

There was nothing to not like about this place.

Breakfast that I had was excellent. The choices were good. My room was comfortable, lovely bedding. Spotlessly clean. I had a good nights sleep, nice and quiet. There were lovely little extras in my room, homemade Tiffin and Scottish Tablet/Fudge. On departure , for my journey I got homemade Flapjack for my coffee stop. Karen and Allison are lovely hosts, and very helpful. I was travelling alone, and was made to feel very welcomed. I met Bunty, a gorgeous sweet little Collie dog, who loves to be fussed by the guests, she has her own area, so is not running around in the guest house. The guest house is just a few minutes away from Penrith town centre, I walked in for evening meal. Loved my stay, will be back when next travelling to Scotland. Hoping that I can get booked in !!

I could find no faults, for me it was perfect. !! I had a lovely stay, on my way to Scotland visiting family, and on the way back home to Warwickshire. I did not see a lounge for guests, not sure if there is one. However, that did not really disappoint, as I had a comfy chair in my room and a tv.

Our stay was perfect in every way. Alison and Karen provided excellent information before we arrived and then gave us a really warm and friendly welcome on arrival. The room was absolutely spotless and we were provided with lovely little extras such as homemade snacks with our tea/coffee in the room. Breakfast was amazing with a great choice and our cooked breakfast was perfect! Would 100% stay again, such lovely hosts.

There was nothing to dislike, a perfect stay.

Karen and Ali provide way more than your average B&B accommodation and hospitality. From the moment I arrived, I felt like their beautiful home was also my home. That welcome continued until I left two days later. The breakfast was exceptional and the choices on offer were amazing, right down to their home-made jam, marmalade and sweet treats on the welcome tray in the room and Karen's daily energy slice when heading out the door. Karen and Ali were very helpful when it came to transport options to nearby towns and places to visit. Penrith is a great location to base yourself when visiting the Lake District, not as busy (or expensive) as Keswick and Windermere, but both (and others) are only a bus, train, or ferry ride away (or a combination of all three) and easily done in a day. Thanks again Karen and Ali. If I could give you a Diamond star, I would!

A very warm welcome from Karen & Alison, the property is centrally located with onsite parking and spotlessly clean. Our room was a really good size and had good quality furniture with a very comfortable bed. We were also afforded some home baking as welcoming treats in the room, with a little something for the journey on departure; breakfast was excellent with a wide choice and the homemade marmalade was delicious.

There was nothing to dislike!
