Owner was kind and helpful, and hotel room and lobby felt comfortable like a real home. Fridge and water as well as snacks and eating area was great. It accomplished our needs well and we thought it was of great value.

Shampoo didn't work very well with our hair and there was no conditioner or extra towels which would have been nice extras. Some people may be put off by the family hanging around in the lobby throughout the day (though we enjoyed and getting to check in with them).

The property was absolutely beautiful and spotlessly clean, which was especially impressive given the presence of two dogs. Everything was well-maintained and tidy. The owners were warm, welcoming, and friendly - made us feel right at home.

One small suggestion that could make the stay even more comfortable would be to offer room and bin cleaning a bit more frequently - perhaps every three days instead of weekly. Additionally, a few more hooks in the bathroom and room would be very helpful for hanging towels and clothes. These small touches would really enhance the overall guest experience.

Pretty room, I liked the color and enjoyed the setup. It was a simple room but the desk and papasan made it feel bigger somewhat. I liked the free coffee available, and it's located in a nice area. Just close enough to the Nimman area to walk, but distant enough to feel like it's away from the busy crowds. There are lovely coffee shops and restaurants in the neigborhood as well. The free bottles of water were a thoughtful touch. Cute dogs downstairs too.

I didn't like the corroded bottom of the bathroom door! The free towels also smelled bad, a little bit like cigarette smoke. It got quite noisy, I could hear the animals outside even late into the night, so this might not be for you if you're a light sleeper.

Good value for money and the owner was helpful in extending our stay and holding luggage for us. The location is fine if you have a scooter

Some of the rooms are separated by thin plaster board and do not have complete privacy. We had an issue with guests next to us smoking in their room and because there were gaps in the ceiling between the room this came into ours. The owners dealt with this well and we were able to change rooms.

I stayed at Arbor's house for 10 nights in a private room (the green room). I would say it is a mixture of a homestay and a hotel. I was really satisfied with my room as I spend a lot of time in front of my computer in it. It had a comfortable chair with a desk, very good WiFi internet connection and AC (which I didn't need a lot though). There is also a common area with chairs and sofas where you could work. The bed was really comfy and the bathroom was great, the hot shower always worked and it was separated from the rest of the bathroom. For my purpose, the location was nice, it was close to Nimman area, Doi Suthep and the inner city. But be prepared that going to the inner city by foot takes 25-30 minutes because you have to go around a certain area. Bolt is quite cheap, so taking a taxi is convenient sometimes. I could have stayed longer at Arbor's house and will definitely rebook if I'm coming back to Chiang Mai! The value for money is exceptional!

It would have been nice to have one time room cleaning during my stay of ten nights. I rejected it in the first days when I was working, so maybe that's why. The cleaning lady was always very friendly and asked if I need toilet paper or a fresh towel. So I guess, I could not expect to have room service for this price!

There’s an air of generosity about everything at Arbor’s house. Thoroughly appreciated the quirky and fun design features and getting to interact with delightful pets was an added (unexpected) bonus. Our room was spacious, had views and a very comfortable bed with crisp white linen. What more could travellers want for. Toiletries were provided and there was no skimping or counting out the earbuds here. Water bottles could be refilled and some basic supplies were also set out for use. Located just outside the Old City walls in a wonderfully leafy neighbourhood, we enjoyed a memorable stay here - including chats with Gary.

Very comfortable room, nicely decorated with a proper desk and a relaxing chair in the corner. The place is situated in a quiet area, which is great for a good night's sleep! The room is on the east side, so it's less hot in the afternoon, and I very much enjoyed the rise of the morning sun. Free toiletries and cold bottles of water are also available in the room.

It seems there was only one socket available for charging electronics. Other than that, nothing much else.

Owner really lovely, she changed the bed for bigger one since we were staying couple days. Location of the hotel is amazing right in the Nimman area and good walkable distance to town. Japanese inspired decorations really nice and comfortable to stay in. Shared toilet facilities usually kept clean

The walls are really thin and can hear everything from next door neighbours which can be an issue if someone is light sleeper. But it was not an issue for us :)

Arbor's House is located in a quiet residential neighborhood. It is quiet, but just a few minute's walk from a lively strip of massage parlors, restaurants and bars. It is a bit of a walk to get to the old city area, so we would recommend renting a motor bike, which will allow you to have the freedom to get around without worrying about transportation.

The walls of the rooms are quite thin, so although you have the privacy of being in your own room, you can hear other people on the same floor on their phones or coughing in their sleep. Not a big problem if you're out all day and just come back to sleep.

We loved absolutely everything. The room had great space, the mattress was so comfortable, the amenities were cleaner than any hotels I’ve stayed in. There are animals but not a single hair on the ground ! The value for money is incredible but what really made the stay was the amazing host. Salapow is the funniest, most caring human and she made our stay. I could not recommend this property enough !! Will definitely be back in the future.
