Okay so I thought this place wasn't going to be the best after looking at the other reviews BUT it really exceeded my expectations, and it's the best place I've stayed so for in CM (and so frikken cheap wtf). The beds were soooo comfy - what are people talking about? I literally had the best sleeps of my life there. I also felt really grounded and at home. There were so many fem homey touches in the room that just made me feel way more comfortable (considering I'm a solo female traveller). The staff were also amazing and so so kind. They also have chill live acoustic music and a cute bar downstairs where you can socialise on the weekends which was so sweet and just added to the friendly nature of this homestay. I met another solo female traveller who had been living there for 2 months - it's just cheap and really great. Also the first side street leads you to the back of Nimman area, it's less touristy and more of a Thai village, food is cheaper etc. Also - Hillside gym is just down the road so it's a really good location. Really friendly and caring people, you can tell a lot of care has been put into making the place welcoming and cozy. The Wi-Fi worked great and the location was perfect (especially if you like to walk to places). Also the beds and pillows are so comfy - not hard like most places I have stayed at in Thailand. And it's so nice to have access to the small kitchen and laundry :)

The room with the balcony was a bit loud for me as I am sensitive to noise at night (it was on the side of the building next to the road) but the manager was really helpful and proactive and helped us move rooms. The other rooms were great :)

Great stay in Chiang Mai just outside the city. There are plenty of restaurants, cafes, and bars around this area ( seven eleven 2 mins up the road ). We also rented a scooter nearby. Lovely, welcoming staff. Comfortable, clean rooms & sharer bathroom. We were welcomed with complimentary beers as we were classed as a long stay guest, which was a lovely bonus. Complimentary coffee & water supplied in abundance. We also got our laundry done for free. There is a bar on the first floor. We actually didn't have any issues with this, and we do go to sleep early, but we do use earplugs. There is no reception here, so you need to make the property aware of your estimated time of arrival for a smooth check-in process. We did excatly this without any issue. The ladies who run this place couldn't do enough for you.

The place is so close to everthing that we wanted to explore: Chiang Mai Zoo, Think Park, the Resevoir, the old town - Everything was within walking distance, and even when it's not, the city is quite small, so the taxi fare was reasonable. We met one staff at the place, but the host made us feel assisted at all time. The room was adorable! With a TV and Netflix as well!

Carrying the suitcases up 3 floors was a bit of a hassle, but we managed :D

The room looked exactly as in the pictures, it was clean, staff was very nice and helpful and among other things helped me with my laundry. The price of the room was reasonable, laundry service was cheap and the location was exceptional. There is a bar on the first floor, which was nice.

I was walking there but for cars parking is limited.

I liked the staff, they were very nice and responsive on WhatsApp. It's really nice that you can do your laundry there, and they do it with a smile. The room was clean and big! With a lot of space to spread your things and feel comfortable.

The beds moved around a little bit too much, which was a little uncomfortable.

This is a very basic room above a bar. We were on third floor and the bar wasn’t loud enough to keep us up. The bed was soft and very comfortable. The host was super friendly and helpful. We would stay again.

The staff was so kind. The zone was so quiet. Next to there there was a nice cafe bar with meals. The room was so cleaned. It was exactly like showed in the booking It has the Landry but not free

The bed uncomfortably And the whash and dry laundry could be expensive.

Room and shared bathroom are clean. Fast WiFi in the room. Beautiful sunshine at daytime. Free bottled water. Good music from the bar downstairs.

Sometimes quite noisy when the motorcycles rode at night.

The staff were so helpful, we got a taxi to the wrong location and they were able to order us one to the correct location, which they didn’t need to do. Anything we needed they provided.
