You truly could not get better location! You are right across from a coffee place (which you should totally go to!) and walking distance to all of the cute shops and restaurants! Even though the rooms were outdated, it wasn’t a big deal since we were out exploring all day and the beds were super comfy!
Unfortunately, my aunt and cousins room did smell heavily of dirty socks/stinky feet.. My mom and Is’ room did not smell! The breakfast nor waffles were anything special. There were not many options at all, so if you’re looking for nice breakfast selections, I would recommend eating breakfast out. However, it was included so we just made do with what was offered!

The location of the hotel is superb for the shops, restaurants, trolley bus tours, and boat trips, all of which are within easy walking distance. Just leave the car in the hotel car park. There is no need to look for a parking spot. Reception was friendly and informative, providing the usual maps and recommendations. While there are no tea/coffee making facilities in the individual rooms, there is a coffee machine available 24/7 in the breakfast room. We found this to be so much better than messing about with the usual 'do it yourself' machine in your room. No running out of milk and sugar and a full choice of hot beverages always ready. The breakfast was really good. There were plenty of cereals, fruit, bagels, and freshly made Belgian waffles that were also available on request from the lovely lady who looks after the room. The rooms are a good size, the beds are very comfortable and the bath/shower is excellent. We felt welcome and comfortable throughout our stay.

While this property was located in Kennebunk, it was within easy walking distance of Kennebunkport's Harbor Square. They had an excellent free breakfast - including waffles homemade by a very friendly lady in the kitchen. There's also a great French cafe right across the street: Mornings in Paris. Fortunately there was little traffic during our out-of-season visit ... that said, this property is easy to get to from the west and north - without having to negotiate delays through "downtown" Kennebunkport, which can get congested.
It wasn't a problem for us, but there is no elevator ... they offered us a room on the first floor if we couldn't manage the stairs - which were nice and wide, so I easily carried up 2 suitcases at once.

room was fantastic! spacious and clean and great bathroom. we were so pleased when we arrived and got into such a wonderful room. it was cold, windy and wet outside and the room was so cozy. heated up in no time. the jacuzzi bath was an absolute bonus. warmed us up after going out to eat. bed waa wonderful, didn't want to get up the next morning! staff was super friendly gave us good recommendations for dinner and a lovely drive the next day. breakfast was as stated: a light continental. they made us great waffles and some fruit. more than enough to fill us up. lively store opposite does bacon sandwiches if that's not enough! fully recommend, wish we could have stayed longer!

Right in the centre of town and quaint shops, also close to some excellent restaurants. We highly recommend Chez Rosa! A leisurely 20 min stroll to the beach (otherwise be prepared to pay $25 to park in summer). The staff were super helpful when we checked in to help us make the most of our short stay. Breakfast was included and kids loved the fresh waffles that are made on request. Parking was easy and convenient

Located in the heart of Maine St. Kennebunkport, so we did not move our car the entire week! Great quick breakfast in the morning. Walk to beach, shops & restaurants. Free parking! Rented e-bikes and went 40 miles around. Hotel was amazingly VERY quiet. Clean updated rooms, seemed recently updated with new mattresses and pillows. Just perfect. We would recommend maybe adding some Adirondack chairs on the from lawn to listen to the music from the Irish pub across the street and just sit and enjoy the scenery!

The King's Port Inn is very conveniently located at Kennebunkport's Dock Square. We often visit Kennebunkport in mid spring to celebrate our wedding anniversary. This was the first time we stayed at King's Port Inn. Our room was immaculate and all of the staff we encountered were cordial, helpful and informative. One of our favorite stops, Ryan's Corner House Pub is just across the street. We enjoyed a Guinness with the fish and chips there. We've enjoyed meals at Hurricane's, Alison's, Federal Jack's and The Clam Shack, which are all just a few minute's walk from our hotel room door.
We only stayed two nights. I was determined to compare the Eggs Benedict at Mike's All Day Breakfast and the Maine Diner so I had to forgo the Belgian Waffle's offered by King's Port Inn. They smelled and looked delicious.

I loved that they let us park early and check in early. The location was excellent within waking distance to all the restaurants and shops. They even allowed us to stay parked there after check out to grab lunch so we didn’t have to worry about parking somewhere else. The location was great, the hotel was clean, safe and staff was very friendly. The breakfast was also included and a nice addition to our stay.

excellent location - breakfast was good - toasters were NOT good - took very very long to toast a bagel or english muffin - staff was wonderful - room was comfortable - liked the seating arrangement - bathroom was a bit small and a bit lack of privacy after getting out of shower - hard to get dressed in there.

Very clean, bed was comfortable, attention to details. Check in was pleasant and informative.
My only complaint is, and it's not q direct reflection to the proprietor, that if you stay on the ground floor, make sure the ones above you are light footed! You can hear every step, and they must have been playing tag or something! Stay on top floor to avoid!
