The location for my husband and I was perfect as we are avid walkers. However, if you are not a walker, you will need transportation into town, which is approximately 1.5 mi. If you are a beach bum this is the place as there are two fantastic beaches in walking distance. The facility has an elevator, and every single coffee type imaginable 24 hours a day. We stayed in the Queen Ocean view, the bed was very comfortable, however, I wished it was on the opposite wall so I could actually see the ocean from bed. Location with a beautiful view, lovely staff, delightful first floor welcome area, outdoor sitting area, beverage station, and souvenir shop. Easy and ample parking. Easy to get into town and back.

Our room had a slanted floor that made the head of the bed lean so badly that we couldn’t sleep on the bed without reversing with our head at the foot of the bed to sleep comfortably. I am sure the age of the facility despite being renovated interior wise had a structural anomaly that caused this issue. But, there really should be some attention to placing lifts or remedying the issue of this very visible and uncomfortable slant with the floor, and bed. Also, window type air conditioner was very loud.

Location, location, location, water/beach right across the not so busy two lane street in front , free to use bikes and beach chairs, historic front lobby, the staff member John could not have been any nicer and more knowledgeable about the property. Very nice gift shop in the front lobby. No breakfast included or available but there is a nice selection of hot coffees and teas.

Nothing we really didn’t like. The rooms are not historic for those looking for that but have some vintage furniture. There are quite a few rooms so that is hotel like in feel once past the historic front area of the property.

Lovely old Inn in a fabulous location next to the beach. Delightful sitting room and coffee on offer, as well as use of bikes and easy parking. Our room was large and very comfortable.

Staff very nice but didn't know a lot of touristy information. I think they've never been to any activities or restaurants they recommend, so management should take them on an inservice. The room is not made up daily and is discouraged. You actually have to request and the sign for the door says "Do not disturb" on both sides. For the costs of the room this should be automatically done. Our room (201 I think) had a view over the water but the bed faced the wrong way so we were looking into the windows of the Inn from our bed. And they could look in on us inn bed.

Perfect location across from sea wall. Warm and welcoming staff. We got up to watch the sunrise and John was there to make us fresh pots of coffee. Can't beat sitting on front porch with a bottle of prosecco and watching the waves come in during the storm! Comfortable bed and room was very clean. Walked into town to get sandwiches to enjoy lunch on the porch. Relaxed vibe... we will come back!

Location is excellent, right on the beach. Room was clean and modern. They have bikes and beach chairs you can use and nice seating outside facing the beach. Coffee and tea available all day. It looked like you could buy wine and beer there from a price list I saw on the counter, but I did not ask. They have a cute gift shop as well. There are not really any restaurants or stores within close walking distance.

The location was fantastic. The staff was nice enough. I liked that you could borrow beach chairs, umbrellas , towels and bikes.

Thought the listing said continental breakfast but I think I was mistaken. The coffee bar was nice but a basket of fruit. Muffins and granola bars would be nice since it requires a car drive to get something.

Amazing location right on the beach and so close to the quaint town of kennebunkport. Wonderful view from bedroom and beautiful front porch to sit and relax on.

We had 2 rooms. 1 was perfectly clean and furnished. The other was still very nice but had a bunch of stains in the rug and an awkwardly designed bathroom

There is no breakfast - which is fine, as I prefer my own organic oatmeal - which is easy to prepare on premises. Love the location across from the ocean with ample walking options, short drives to conservation areas and other shorelines. Staff is so professional and helpful.

The location and views were wonderful. Away from main part of town was nice. Less people in the area. Bed was excellent. I'd add a picture over the bed for atmosphere. We really loved it. Staff very friendly.

Wish you offered breakfast. But the coffee was nice to have early morning before finding a restaurant.
