This was a fantastic room, as big as expected, with all the amenities we needed. The location in Greenpoint is perfect, and it is super accessible. Everything you need is nearby, including grocery stores, cafes, bakeries, restaurants, and bars. The gym and sauna were also a great addition and very uncommon for New York. The staff were friendly and very helpful, if you're new to New York there is a lot of information available through the hotel.

This didn't bother me too much, but the items to consider about this room are: 1. It's in the basement, so there is not a lot of light even during the day so if that is important for your stay consider booking a loft instead 2. The heater is quite loud and goes on and off during the night, but this is common in New York and buying decent earplugs will help

The Delux studio #204 was nice and spacious as we expected from the website. We were transferred there (thanks to Melanie who was super helpful and very nice) after 3 nights in #210 which was substandard in size. We spent 6 nights at the hotel.

I had booked a Delux studio, based on the photos and description on your website. #210 did not meet our expectations! It was much smaller than we were led to believe. We found the heating system in both studios to be extremely loud which hindered our sleep. We were told that there was nothing to be done about it. In #210 we had loud music being played late at night (one night) coming from the skylight above our bed!!! And the night staff was not much concerned about it.

The size of the room was great. The kitchen was great. Loved the rain shower and water pressure. Staff was friendly and helpful. Would definitely stay there again. The queen size bed was very comfortable.

The cushion on the pullout couch bed was bad. You could feel the bar of the bed frame and it was very uncomfortable. There were ants under the rug in the bedroom area. There were also a few on the kitchen counter after we left a few crumbs behind. We had to make sure the counters were free of all crumbs to prevent ants.

Absolutely everything about Franklin Guesthouse was WONDERFUL. The staff was VERY attentive. They were able to take care of extra linens we needed and even fixed a leak in our room while we were out for the day. The room was impeccable, with an incredibly comfortable bed. Even the "pull out" couch was super cozy. In addition, we adored Greenpoint. There were so many cute places to eat and drink and it was so quiet and quaint. We were able to walk quickly to the subway and easily get back and forth to all the places we wanted to see while we were in the city. We would stay again in a heartbeat.

The studio room was perfectly sized and appointed. The bed was comfortable. Lots of space. The location is amazing.

1. There are no blackout curtains, despite being on a busy street in Brooklyn. 2. The TVs are not setup to support streaming, even though they are technically capable of it. This is unacceptable for a property of this price. 3. The lighting in the bathroom is horrendous for anyone trying to apply makeup, and the distance between the sink vanity & mirror is too far. 4. There’s a full kitchen but no oil, salt, pepper, or paper towels. If the ownership addressed these small things it would go from good to great.

The room was fantastic - nice kitchenette/living area when you entered, very spacious bathroom, and then nice big bed behind the partition close to the window. The kitchenette was wonderful to have for our longer stay, as we could keep things in the fridge, and had space to store other provisions; the kitchenette was also very well stocked: plenty of silverware, plates, bowls, mugs, wine glasses, cups, etc. It really made a difference to our stay. We loved that there was a gym, also very adequately equipped.

The mattress was quite soft and squishy; just personal preference, but we found it a bit uncomfortable.

The location and overall style of the hotel were wonderful. It was exactly what we were looking for. Having a full, proper kitchen is a huge value add when traveling with little kids. The staff were all really helpful and warm. The restaurant right there is great and it’s near all kinds of amenities. Really a great place when in this part of Brooklyn.

Honestly? Basically nothing. Selfishly, I wish it were cheaper but it was comparatively (for the area) pretty reasonable. Note: you have to request the room be cleaned via the door sign. Not a big deal and many hotels are like this now. Just wish they would have mentioned it at check in. But they were helpful when we asked for a quick towel swap and garbage pick up, so easy to fix.

High ceilings and a spacious room with great facilities. Very clean and an extremely comfortable bed. We asked specifically for a quiet room and despite being there at the weekend when the restaurant was busy, it was extremely quiet at the back of the building. Staff were very friendly and the area is fantastic. Great coffee shops and walks along the Hudson down to Domino Park,. We used the ferries extensively. Recommend a trip on the St George ferry at sunset…fab $4 view of the Statue of Liberty.

I agree with other reviewers that the entrance lobby looks shabby and belies the quality of the rooms. There is no view from the room just a broken down wall. The rooms are quite dark.

Huge space in a great location. Very comfortable beds with good linen and pillows. The kitchen is well supplied as is the whole space. We stayed 2 weeks for our daughter’s wedding and we had also booked 2 other rooms for family members and everyone was very happy with the guesthouse and facilities. There is a washing machine and dryer available for guests to use- brilliant for a longer stay. The whole area is full of cafes and bars and shops. There is a very convenient ferry stop and as the weather was fabulous we made good use of this.

The room was very spacious and had everything we needed for a 7 day break. It was cleaned everyday which we didn’t really expect.

The reception staff were reasonably friendly but could be a lot more engaging, especially the young member of staff. We were on the lower level floor where there was a laundry room. One night we could hear the machines running in the middle of the night which we felt was unlikely to be a customer. This was reported to reception and didn’t hear it again.
