The family who runs the place is SO lovely. If you come, as a foreigner, with an open heart, you will see that, behind the somewhat rough first impression, they are generous and warm people. The breakfast is local: com chien (fried rice) and sometimes, eggs with bread. With tea and fruits. The room is really spacious, the bed is SO comfortable (good mattress). The bathroom is good, with hot water. The small village and surroundings are really quiet. You can walk to Tam Coc, it's about 20min. The family also rents bikes and motorbikes. Good experience, I recommend!

The only small thing that could be improved would be more furniture in the bedroom (a bigger table or a shelf to put things on).

This was a great stay. The location is out of the main centre, (15-20 mins walk) which can be both positive and negative. It was quiet but a bugger if you want to head back for a while. There is bikes for rent. Room was great, nice hot water and really comfy beds. Staff don't speak English, just use google translate. No walk in rates, they make you book using booking.com breaky was small but totally fine. They swap between fried rice and scrambled eggs.

Very nice and big room with everything you need in a quite area of Ninh Binh. The family owning the place ist also very nice and kind. You can also rent a bike or a bicycle there, which is a bit more expensive than in the city but still fine, as you dont have the hustle of returning. The home stay is around 15 min walk from the city center.

There was no warm water in the shower and the bed sheets had some stains on them. Also the owners mostly do not speak English, so you have to communicate with translator or something. But all no deal breaker honestly, especially for the price.

We had an amazing stay at Yen Nhi, the couple who own the homestay are so kind and helpful and go above and beyond, even making us a meal when we arrived later in the evening. Their son was also so helpful and took us to the ancient capital in the evening and waited for us to take us back. The homestay is in a great location close to tam coc but far enough away to enjoy some peace and quiet. Such good value for money and highly recommend! We'll be back :)

Nice room, modern - looks like it is newly built. Good bed, window, AC, bathroom, electrical socket, clothes closet etc. Also, it's more like a homestay than other 'homestays'. Friendly family, communication with son worked out ok. No hidden extras, as mentioned in other reviews - all went well. There's a small shared balcony and an outside co.munal eating area by the small swimming pool (which i never used). There is a menu, so it looks like they do offer evening meals. Considering the quiet location and good price, it has to be a rare ten from me.

The conditions of the room were good. It was warm even though it was not too warm around at that time. Hot water, quite good bathroom.

Very basic breakfast, there were two toasts, two pieces of ham and few pieces of cucumber. Could have been better at that. The location it is not bad but definitelly not in the city center, be careful if you do not have a scooter or a car rented. But it is quiet on the other hand.

spacious room, very big bed and the hosts were nice! you can rent scooters and the hosts were kind enough to lend us the scotter for the night as we only arrived at that time good shower with hot water and the room had enough blankets for the cold nice breakfast bed sheets were not clean, but after talking with the hosts they apologized and brought clean ones!! so all figured out overall would stay again and recommend

The place is nice and clean. The rooms are big. Internet works good. They rent bikes (60.000VND) and motorbikes for 125.000 VND. Breakfast is good. Is a family business and although they don’t speak any English they are eager to help (you will need google translate). The neighborhood is quiet and with a nice local vibe, just 25 minutes walking to the town. They have a small restaurant, you can eat there tasty and cheap. Very good value for money. Recommended

Clean, tidy, comfy room. Spacious shower. Very well kept property. Absolute value for money. Has a pool (didn’t use) and a bit of a roof terrace which was night to sit outside. Was a little way out of town, but that suited us. Just a few min taxi (£1) or 20 min walk to Tam Coc. Breakfast was rice only, but was included in the cost.

Host was very supportive and he helped us to carry the luggages to the first floor and also when we checked out he helped us to bring it down. Facilities were amazing and for the price this is a brilliant stay.

It's little distance from the city and hard for the taxi drivers and grab to find the location on the Google map. Hotel provide transportation but it's expensive .
