I would like to share my thoughts. The hotel is in the best location, old tbilisi. Rooms are perfectly very clean and looks like brand new with the facility of heaters and air conditioners. Breakfast is the best, Tea is free all the time 24/7, and especially they are giving free laundry too. You will not find free o cost laundry in any other property in tbilisi. I would recommend this hotel to all the team who will read my review. The main thing to recommend this property is Miss Anna. She is very kind, very, very helpful, and she is taking care of the guests like a family member. She will let you know all the areas and places. When I reached the property, I had temperature 🌡 cough, flue, and cold. She saw me that i am suffering from these things she made a tea for me, and she borrowed a medicine for me from the pharmacy and after that every hour, she came to me to check my condition. Thank you so much, Miss Anna. It's means a lot to me. Allah bless you. Ahhww, one more thing. Don't forget to drink one cup of tea from Miss Anna hands. It's very tasty

Mariam R is great small hotel in close approximate to main sights in Tbilisi. Rooms are clean and simple so it’s good for the main purpose of the hotel sleeping. The staff was great they were a tentative and looked after me. They served breakfast it was served from 9 to 11 and was ready waiting for you on the table. Do tell them if you have early morning they will accommodate you and serve you breakfast earlier as well if they know in advance about it. The street where the hotel is located is bit of an back alley type so not the nicest to walk when it’s dark I suggest walking via Kote Afkhazi street and turning Khachtur Aboviani street from there and first right from there the hotel is right there. Kote Afkhazi street is full of shops, restaurants and other hotels so nicer to walk.

Amazing staff, comfortable bed, nice sitting areas outside, and wonderful breakfast! I really appreciated being able to grab an early cup of coffee (24/7) before breakfast was being served. A perfect location for a visit in Tbilisi!

Nothing about the hotel, however I think the hotel guests need to be a little bit more respectful and appreciative of what is being offered. The hotel offers a complimentary breakfast. This means that they will provide certain things for you, however it doesn't mean it's a full service restaurant and you can order your eggs how you would like! If guests don't like the food that is being offered, they can go to a restaurant and pay for what they want. The guests should also remember to keep their voices down in the hallway late in the evening. There are outside patios provided if they would like to have conversations outside of their rooms.

First I want to give a shout out to all the staff. Taka, Anna, Nino, and Sophy, thank you for being so kind and helpful, you ladies are the best. First of all I want to say Mariam R is more like a bed and breakfast, Nino is the cook who cooks up wonderful dishes for breakfast, with the best pancakes ever. Anna and Taka run the hotel and were very helpful, even with all the questions that I was asking. The hotel itself is awesome, the rooms are quaint and comfortable, everyone there makes you feel comfortable and at home. It's location is perfect, very close to everything, which is all within walking distance. Overall it felt like home.

The only thing that I wish I could have done is stay longer. Otherwise it's perfect!!!

I LOVED staying here. I loved Tbilisi, I loved its people, and this hotel wasn't any less. Their kindness, hospality, home cooked breakfasts (no buffet, but it gave me the option to try traditional Georgian soups, salads and pancakes). I will definitely return, because it just felt like a guest house and I felt at home. The location is also fantastic, bang in the old city and easily walkable.

The decor is minimal which is fine, but to have some shelves in the bathroom for toiletries and a luggage holder or a chair would have helped!

Very hospitable and helpful hosts, you immediately feel welcome as soon as you walk through the door. Great breakfasts, very nourishing and new every time. Very atmospheric place with a wonderful lounge, nice to sit there in the evenings or to have coffee in the morning. Freshly repaired. Clean, and sound insulation good enough for me, very little sound comes in once you close the window and the door. I felt very comfortable and it was easy to get help whenever I needed. The room gets cleaned on request, and the cleaning is very good and thorough. Great place for those who wish to stay in the heart of the old city.

Russian speaking travelers must know that the receptionists do not speak Russian. The chef in the kitchen can help, she speaks perfectly well. The room is not just small - it's tiny, which is not clear from the photos. The air conditioner is right above the bed, so it blows cold air right upon you when you sleep. These are not big issues but may be important for some travelers. Also, this is a three storeyed building without an elevator, so it's not accessible to visitors who find it difficult to walk upstairs or carry heavy luggage. It was also a minus for me that there's only instant coffee for breakfast, no brewed coffee. This is not a big issue again because there are a lot of places with excellent coffee around.

Everything was great the staff very hospitality.Breakfast was excellent,Miss Theka (I am not sure if am right about the spelling of her name🙈)is very nice she upgraded my room,and Miss Ana very nice too,I am supposed to stay for 2 nights only but I liked the place so I decided to stay the rest of my stay in Georgia I’ll stay 5 nights and it was the right choice everything was great Definitely stay again when I come back to Georgia at Mariam R hotel.

The staff was exceptionally hospital. We arrived very late at night and were offered a meal and tea even before we got the keys. Anna, the receptionist, was very helpful and kind. She helped us with every question we had. The kitchen lady (the cook) was very inventive about the food. Every breakfast was different and surprising with the kinds of delicious dishes she offered besides the standard ones. Some were traditional Georgian, and some were just her inventions. The location is perfect. 5 minutes walk from the Bridge of Peace and 2 minutes from the Erekle II lane full of cafes and restaurants.

The place is in old town so it's surrounded with other buildings and has no view from the windows. But it was expected.

The authenticity of this place is amazing, and this is exactly what we were looking for when we visited Georgia The location is very central and you are close to everything! The breakfast was so good and so traditional with very generous portions They have a lovely vine terrace, it was stunning to sit there while the fresh summer rain was pouring! We also had the pleasure to meet a family of cats with their little baby 😂 We will definitely stay there again for our next visit to Tbilisi 🥰

The property is in the middle of the city, thus the location is great. It is a bit "hidden" from the main road and it is along a small street that makes difficult all the movements with a car. Rooms are nice and clean, maybe a bit small but ok. Breakfast is good. Every morning a chef prepares different dishes for breakfast making it quite unique. The staff is outstanding, very gentle and available for any type of requests or questions.
