The breakfast is fine! The location is in the city center, perfect.

The room is old. The air-condition is old and function in a strange mood. Window on a ground floor, you see the legs of the coming through people ... And EXTREMILY noisy from the outside street, even 1 am - 2 am and later.

It's right in the centre of the old town but on a quiet side street. It's just a 10 minute walk to a metro station, one minute to a Spar shop. Restaurants, museums and other sites are close b too. The staff were very welcoming at checkin and helpful with answering questions. The room had heavy curtains to block the morning light and all windows tilted open to allow airing during the day. The shower pressure was great and the water was hot. There were many sockets beside the bed and switches to control the room lights from bed. Very good to have. The bed was very comfortable. The buffet breakfast was varied so there was a great choice cereals, meats, cheeses, salad, bread.

This was a return visit to Tbilisi after a couple of days in the Caucuses and Mtskheta. It was enough to be in a proper hotel with a full time reception desk (our earlier visit led to two consecutive disappointments involving private apartments listed on this website) so it was an unexpected pleasure to find it an unusually charming and peaceful haven amidst the bustle of the Old City. It is on a quiet side street, but less than two minutes walk from the bustle of Kote Afkhazi. Lovely courtyard and nicely decorated rooms. Excellent breakfast featuring shakshuka. But most of all, friendly and helpful staff, especially the multilingual Gokhan

Nothing to dislike

Truly I can say that "No 12 Boutique Hotel" is one of the best hotels in Tbilisi and near the area for a few reasons: - Great location, only 5-7min walk from Freedom Square and 10-15min walk from Old city, "Sulfate baths". Very comfortable to reach anything - Metro in Freedom Square 8-10min walk in Galleria - Amazing staff!!! The hotel manager can lead, advise and train his employees to perform and serve the best possible way! The lady in the kitchen makes the best hot breakfasts "as at Mom's place" every single day and remembers your preferences <3 - Cleaning staff always ready to help and resolve everything, so that person would be happy In this hotel you feel that you came to your long lost family and this is a great reunion of everyone, in a great way! Highly recommend!

The position Is fantastic, you have everything you need in 2 min walk. It's in the heart of the old town and easy to access. Our room was quiet and nice, homemade breakfast is a plus. The staff is friendly and helpful.

The Internet they provide is not so fast so it is a bit problematic. The bathroom was clean but there were not so many products available, the cleaning lady asked us if we wanted our room to be cleaned and we said yes but basically she didn't do anything as the bathroom floor was not swapped and the glasses we used to drink wine still were there !!!

Often the Georgians struck me as rather blunt people showing little sympathy for their customers. No 12 Boutique Hotel was one of the few exceptions which is why we were especially surprised by the little smiles and the small gestures of hospitality. The receptionists and the breakfast staff gave us that warm feeling of being welcome that we missed so often in Georgia. We had a nice small room with a balcony and a clean, spacious bathroom on the third floor. There was wifi, a TV with unusually many stations (we browsed between Russian, Georgian, Turkish, Iranian and US-american television). There was a water kettle with tea, coffee, a fridge, AC and - something I especially liked - plenty of "Turkish lanterns" that spread a warm, colorful light. A welcome change after all these bright and uncomfortable lights. There was a small breakfast buffet with a selection of fried and boiled eggs every morning. If you are looking for a place from which to explore Tbilisi, you'll find this hotel in the centre of the old town with most sights within walking distance. All in all, No 12 was one of the best hotels we stayed at in Georgia.

Excellent location in the heart of the old city, just a few minutes’ walk from many important landmarks. The hotel’s decor is unique. Our room was warm. Breakfast is basic but sufficient. The staff is very friendly and helpful. Special thanks to Nicole for the warm welcome on our first visit, and to the chef for her beautiful smile every morning.

The only issue was a disturbing noise in our room, which became very noticeable at night when it was quiet. I believe it was coming from the air heater. I informed the owner upon checkout, and he was very kind, assuring me that he would check the room and take the necessary action.

We had a large room with a private balcony (although some other guests used it as well). The room was cleaned daily, we had a nice breakfast until late in the morning and the overall experience was very nice. The location is wonderful, right in the middle of the old city of Tbilisi, everything is walking distance. The hotel is located on a side street so the noise from the main street does not reach the hotel.

The room was very dusty, the curtains could be cleaner, At night drunks would pass under our window and make much noise, but this happened a few nights only. The staff speaks very little English and communication is not that easy.

This is our second time staying at this property. We love the hotel, the staff, and the location. Since my last review about the mold in the bathroom. The manager attempted to clean and disinfect the shower stall but there was still quite a bit. We kept the fan running for days while we were staying at the property. The other surprising issue was the bad wifi connection. It was spotty and pretty disruptive and frustrating. If it wasn't for the great staff, Romeli and night guy and Ali the manager. I would have scored it much lower

Black mold in the bathroom which can cause some serious side effects if inhaled or came in contact with. VERY Bad wifi, continuous drop of connection.

Beautifully designed cosy hotel in a 'hidden corner' right at the heart of the old town. Loved the interior decoration and the attentive & discreet staff. We had a room on the second floor, with a roof top and an amazing view of the Trinity Monastry. The breakfast was delicious, with a choice of home made delicacies and lots of fresh fruits and salads. The hotel manager is a super helpful and pleasant man, he helped us out to book drivers, and served us wine and cheese when we checked in very late on our first night.

The rooms did not have many electrical sockets.
