I've stayed here before and I will stay here again! The location is great, right around the corner of the Eibsee bus stop taking you to either Eibsee or Garmisch-Partenkirchen. The bus is even free if you stay at this hotel! When I arrived I was assigned a room with a slight disappointment (I was really hoping to stay in a room with a balcony), but the owner of the place didn't hesitate to change my room to accommodate my wish! The room is just nice and cozy and the bathroom is clean and comfortable. The breakfast was plentiful and very nice. They even gave me a pretzel to go when I checked out! Super friendly, super nice atmosphere. I absolutely loved it yet again.

The only downsides are that the hotel is not soundproofed - which is to be expected in a classic building like this! But it is something to consider. I could hear the people talking in the next room until 2AM. So bring some ear plugs! Also, the coffee that's served at breakfast isn't very tasty. But that is just a tiny complaint on an otherwise perfect stay. If you need some good coffee, visit the local coffee cafe just 2 minutes away. Problem solved!

Superb location, amazing views. The hotel had a very friendly and homey atmosphere, the owner was extremely accommodating and friendly. Also very nice to be able to speak English which can sometimes be a problem in the area. The room was clean enough, the shower was great. The balcony was spacious and has a sunscreen which was great because the weather was very hot. And the view from the balcony was just amazing! There's a communal refrigerator available and a vending machine with cold drinks just outside. The breakfast was delicious!

The only things that could have been better are different beds, even though they were comfortable they were VERY creaky and made quite some noise. If you turn a lot in your sleep expect to wake up a lot. Also there were no toiletries except some soap, which was slightly inconvenient because there's no shop to buy these things nearby.

I stayed at room 7 with great mountain views. What a treat when wake up in the morning and before bed, all the magnificence and the holiness of the snowy mountain bring right in front of my face(as showing in the photo) The room is spotless clean. Great breakfast. Comfy bed and pillows. Quiet area, closer to Eibsee. Though concerned at the very beginning it would be further out of Garmisch-Partenkirchen town centre(which later I personally found too commercial), the hotel location in Gainau is a gem and more of my personal holiday type, away from chaos, and with a taste of traditional Bavaria if you walk around the nearby villages. The owner Christain is lovely and always have content smiles. And thanks for the pretzel I gifted when leaving. Looking forward to coming back at winter time.

It would be ideal if the room is more sound proof, the guest next door didnt sleep till 3am, made noise occasionally.

I am very pleased with my stay at Zum Franziskaner. It is very conveniently located in Grainau, 1- 2 minutes to the bus stop for the bus between Garmisch-Partenkirchen and Grainau. Very friendly staff, Mr. Christian is very attentive, explains everything you are interested in calmly and in detail. The breakfast is the same every day, but it is varied and tasty enough. The atmosphere in this guest house is very pleasant, in a Bavarian style. Our room's balcony had a wonderful view of the Zugspitze. Upon check-in, you receive a guest card with which you can travel for free during your stay on the bus to Garmisch-Partenkirchen or to the beautiful Eibsee lake, as well as on the cogwheel train from Garmisch-Partenkirchen to Eibsee. WiFi was very good.

Our host Christian was an absolute god-send! He was very patient with all of my questions in my slow German, and gave detailed instructions on the local bus schedule, what discounts the Zugpitze Gast-karte included, and where to find open restaurants in the greater Garmisch/Grainau area during the weekend. The continental breakfasts were refreshing, and although there was no Biergarten, there was a vending machine on location full of .5 L bottles of Spaten and Franziskaner (amongst other varieties) for only 2 Euros each. My wife and I were sad to leave, but Christian sent us off with a gift of two pretzels for the road in a small bag. We will definitely book here again!

good spread for breakfast ie ham, cheese, muesli, yogurt, juice, hard boiled eggs, fruits. Had a basket of rolls on our table and pot of coffee too. Room was clean and spacious. Easy to locate and had free reserved parking lot. Christian was an excellent host :) Had free bus tickets with our names printed valid for the day that we stayed.

the balcony did not have lights, so it was quite dark at night. And the balcony is shared with the next room without any partitioning. Lucky for us, the next room was vacant during our stay :). the staircase was a bit steep going up to the highest floor. No fridge in the room but had one at the 1st floor for sharing.

The rooms are really nice and clean. The location is also very central and only a 20 min walk from the Untergrainau bus station. Christian is really nice and friendly and gave us pretzels on our last day :) plus you get to use the public transport and a lot of services for free or a reduced price! Great value for money!

Breakfast buffet didn't hold the largest variety of items, but everything was fresh and tasty. The fact that we were asked in advance the bread preference was quite something. The staff was friendly and helpful, and the Finnish candies at reception was a great surprise for us Finns! The room was spacey enough for two, and the balcony had enough space to sit there to enjoy the scenery.

The hosts are incredible and very attentive to make your stay as good as possible ! They offer big rooms with confortable beds and a very good breakfast. The location is only 10 mn away by car from the Eibsee lake and Zugspitze cable car & funicular. You can park your car in front of the guesthouse for easy access. Despite being on the main street, it's very silent.

Christian was such a sweet and kind man. He always greeted us every morning with a smile and good morning. We were given a choice of what rolls we wanted, and they were fresh every morning from the bakery and setting on our table. He recommended a restaurant for dinner and we ate there all four days and it was our favorite meals on our trip. It was great having a reserved spot to park so we never had to worry. When we checked out, Christian gave us each a pretzel to eat on the road. This is one of the many special extras he does. We loved our stay.
