After reading some other reviews was slightly worried people complaining about too many stairs and not a great location but disagree with them entirely. The stairs are fine and we were on the top floor. Location is great even if you don't scooter. There's a minimart 5 mins down the road and 10+ amazing restaurants/warungs within 10 mins walking distance. Can recommend getting the sea view room, so beautiful to wake up to that view everyday and see the sunset from your balcony in the evening. We organised transport from Kuta to the resort through the resort directly and were impressed with the price quoted (half what it said on grab) and the driver was great too. The hotel staff are absolutel legends. Front desk team was lovely and same with the restaurant staff. The restaurant food was even better than we expected so ate there a couple times and also got breakfast and room service to our room. The snorkelling right out front of the hotel is great. The Italian restaurant 'Gusto' 5 mins walk down the road was spectacular. For any spa/massage needs we could recommend the 'wellness hub and spa' about 6-7 mins walk away. This place was amazing value for money, and we will definitely be back.

The bed linen could do with a refresh as well as the shower curtain. The shower leaked a bit but no big deal.

View from the top floor room is amazing, the room is comfortable with comfy bed, small fridge and TV. The AC unit worked satisfactorily and kept the room cool as did the overhead fan, the price is exactly right.

When we entered the room for the first time there was a puddle of water on the floor from a leaking window, all they did was wipe it up and put a towel down to soak it up, no attempt to fix the leak. The shower rail and head were damaged, and had clearly been so for some time, whilst it did work it would not cost a lot of money or take much time or effort to fix this. Lastly the breakfast was pitiful, toast with no butter and average omelette. I think the hotel is missing out on an easy income stream from the restaurant, if they were to invest in decent food, drinks and coffee I think it would be very popular with the guests

Dirty bedding ,dirty balcony (although they cleaned it right after I told them to do so( manager sucks)the place a bit worn out. Otherwise ok.

The hotel is located on a sloping land providing excellent view of the garden with the pool area and the ocean. The restaurant was at the beach, opened to the views and the sound of the waves. Amazing coral reef present several meters of the shore for local sinorkelling and diving. Very quiet, restful and idilic in February - very few tourists.

The hotel is missing the effective ventillation and some damp developed in the bathroom and on some walls in the shady parts, despite a large fan and an AC unit present in each room. Some of the staff had very little English so we could not always be understood.

I had a fantastic stay here. The location is unbeatable—right on the beach, with great ocean view and with easy access to the water from the hotel restaurant, perfect for snorkeling. The rooms were comfortable and spacious, offering beautiful views. The staff was incredibly friendly and helpful, making my experience even better. I highly recommend this hotel for anyone looking for a relaxing beach getaway

Provide atleast glasses in the room for drinking water.

Our room was fantastic. Being on the ground floor we could just walk out and go straight into the pool. Amazing views from the pool area and restaurant was just a few steps down from there. My husband was able to snorkel straight from the beach from our hotel.

We loved that our room was on the ground floor near the pool, unfortunately that also meant that there were quite a few stairs up to Reception. Being in our 60s, and having an early morning check out, we struggled getting our luggage up the stairs.

Spacious, comfortable and clean room. Beautiful balcony with a view of the sea. The air conditioning worked well and the bed was massive. There was a fridge in the room but no tea/coffee making facilities. Lovely location, close to lots of snorkelling spots and a short drive away from many nice restaurants/cafes. They have two swimming pools to enjoy, both overlooking the sea. There is a free water cooler by reception. Very good price considering the location and the style of the hotel.

We had breakfast included but it was very basic. Would have liked more toiletries provided i.e. shampoo.

The food could be better, but the breakfast is perfectly fine and offers great value for money included in the room rate. I came out of the shower to see a member of the hotel staff taking a picture of hotel guests on our private terrace. The guests were staying on a different floor, so this was a bit of a shock. The bathroom drain had a bad smell. No shampoo, soap, shower gel or drinking water in the rooms.

Fantastic views of the ocean and Mount Agung from my room. Comfortable bed. Amazing pools/loungers and great snorkelling right off the beach. Breakfast is served in the restaurant adjacent to the sea. Great value for money. Fourth time I've stayed here. I always have a scooter which I can't imagine being without in Amed. Lipah beach (2 mins on a scooter) is wonderful for snorkelling with turtles and fish.

Loved the position of our room being able to walk directly out to the pool and with loungers overlooking the fabulous views; the restaurant location and very friendly staff were great.

Loved having a fridge in the room, but no crockery, kettle or tea/coffee. The bedding, while clean, definitely needs attention. Still a great resort choice.
