We booked a 2-bedroom villa with a garden view. The villa was perfectly clean, huge, with 2 bathrooms, 2 bedrooms and a large kitchen. The terrace was absolutely perfect - a huge area for having a rest. The staff was very nice and polite. Helpful at any time. Originally we booked this villa for 3 nights only however, the area, accommodation and pool were so stunning, that we decided to extend our stay by 3 more nights. The pool was very clean and nice to swim in (1st half of the pool has shallow water - safe for children, the 2nd half of the pool has 1.8m depth). The garden is amazing. Wifi, air-conditioning, fans - working perfectly. Cleaning every day. Accommodation is just a few minutes of walk to very nice restaurants - we recommend Cafe Peoplepoint for meals and drinks. Lipah Beach is a nice and safe place for snorkelling with kids. We saw nice fishes and turtles as well. The medical centre (English-speaking doctor) is 3 minute walk from the villa. Laundry, supermarket, SPA almost the next door. Welcome drinks were waiting for us in the fridge. I highly recommend this villa for a stay. Everything was perfect.

Well maintained garden and a little bit old villas made us comfortable. Little pool in front of the villas was good enough to enjoy swimming and sunbathing. The staffs were very friendly. Little grocery store was only 2~3 min. walk away. Unable to find the proper road through the google map, but you can reach Lipah Beach in 3~4 min walk down the jl. Raya Lipah and turn to the left passing by a small stream and a warung by the beach. I was lucky to be invited to the villa owner families' private party at the backyard by chance and loved it. Would definitely love to come back.

I hope you can print a brief manual of the safe. :) Not the issue of the villa, but the road condition to get to the villa is not good. Even some part of the road was under construction.

Room was huge and immaculately clean. We were two couples sharing a 2 bed/ 2 bathroom. We had loud construction noise begin at 8am on the first morning of our stay and when I complained, he was actually able to get the neighboring property to abstain the next 3 nights. Unlimited water was included. A good laundry, an excellent spa and a tasty restaurant were right next door (1 minute walk). The beach was clean.

Nothing. The only thing I noticed is for 4 days there was an open manhole cover right by the pool that would have terrified most parents with small children, but I am absolutely certain if I had said something, it would have been addressed immediately.

I can highly recommend Sukun Babonsay even though I was slightly disappointed when I first arrived as the "blurb" I read about the place indicated it was right in the beach. However it was a short 4-5 minute walk.Other than that it was a pleasure being there. The staff are lovely & make sure thst everything is OK. The breakfasts are good with a choice of English,American or Indonesian. Beautiful pool & exquisite gardens. Just 2 minutes walk is a great supermarket. As Sukun only serve breakfasts our favourite place for our evening meal was at Coral View Villas just 2 minutes from Sukun. Good food fresh vegetables, friendly service. Snorkelling g at Lipah Beach is OK but the best place is Jemaluk Beack a short 8 minute drive. However my daughter was lucky enough to snorkel one afternoon at Lipah & shared the water with 2 huge turtles! Fantastic. Amed is a fast developing area, it is so peaceful up in the mountains. Go there it is worth it.

I would have appreciated having a toaster in my kitchen.

We loved our stay here - easily the best accommodation on our trip to Bali. The villa was huge, clean and felt very lux. We loved the relaxed vibe of Lipah bay compared to other more touristy spots. It's a short walk to the beach where the snorkelling is outstanding - so many tropical fish of all colours and sizes just off the beach - even saw turtles. There are lots of excellent places to eat within walking distance too. Definitely recommend this place.

Size of villa, lovely tropical well cared for garden, unusually good beds for Bali. Having an indoor kitchen, So light inside ,big windows..Nice furtinutre , hnd carved wood. Having FULL SIZE FRIDGE FREEZER. Kind staff. Small complex. Pretty clean pool. Comfortable pool beds. Provided drinking water. Gorgeous bonsai everywhere.Bthroom lovely and well supplied with frangipni soaps, shampoo etc. Good towels. quality sheets. Good to have fans as air con unit being on outside wall instead of at the back a little noisy but sufficient .Hardly ever needed it. Good to have a fanon the balcony. I pulled a muscle in my back so they managed to keep me in a downstairs villa in spite of the upperfloor superior one I booked as it had many steep steps which i could not have managed. Would definely come here again and hope road to Amed fixed and pot holes the deepest I have ever seen. So close to the beach but need reef shoes as sharp brken coral everywhere in the water.

Could not use pool when family rooms full as lots of very nousy kids under 5 all day. for several of our days. Large kitchen had virtually no useable cooking gear, ie very thin aluminium pans that burn quickly. Very scratched non stick frying pan, taken to kitchen to replace but all pretty much the same conditioned. However got 2 mugs which were useful.No satellite channels as listed. Restaurant not functioning just to let people kn. Breakfast , very minimal , but free, nasi goreng basic ( we added veges from local store in the village). English breakfast had 9 baked beans which was funny !

everything is perfect about this place. the place is literally spotless clean! crispy fresh linens always smell so good. you don’t even need to turn on the a/c, cause the place has so much natural fresh breeze in it. feels like being in heaven when open my eyes in bed looking outside through the floor to ceiling window. beautiful mountain view with sounds of waves and birds. the garden is beautifully maintained and i love the swimming pool. their breakfast is the best. you can try continental, american, traditional balinese every morning. i didn’t even wanted to go out of this villas lol they offer everything about tour so just ask them!

The villas were very clean. The air conditioning worked very well. The scooter hire was good and they provided child sized helmet on request. The staff are helpful and communicated well. The pool is very clean and lovely. Close to Lipah beach and restaurants/shops but in a beautiful quiet area. We booked a family villa and a double villa for 2 adults and 3 kids, easily could have fitted all in the family villa, would do that next time. Second time staying here, great place. They were able to make gluten free pancakes for breakfast (we provided the flour).

Great rooms big , staff sensational , very difficult reading reviews and making your mind up !! But this place had no bad reviews and I can see why I know you can't please everyone I am an accommodation provider this place is heaven trust me just book No people putting towels out and reserving a pool lounge hate that! We know who started that in the 70s I got new fridge they said it had been serviced so expected probs , new tv don't know why this was needed smarter one they said I hand delivered 6 bottles of Arak for their magical service , they have me by the short and curlies can't wait to get back

Had to leave so I booked another 4 nights, I would stay a year if I could

Great family run villas across the road from the coral reef. Excellent breakfast, stunning grounds, great clean and (slightly) heated pool. There wasn't much interaction with the staff but they were very nice and kind when we did have a chat. Loved the kitchen facilities, free water and family sized fridge, good air con and large room.

There's a big access pit next to the pool which is about 3 metres deep. It does have a lid but it's always open - I'm assuming it's open to keep cool. It's incredibly dangerous and needs a fence or something to prevent people falling into it.
