Gianluca and his staff are the nicest, most heartwarming people we've met. Always greeting us with a smile and accommodating our every need. Breakfast had an incredible atmosphere and view, with freshly made eggs (with cheese, ham, and bacon!) and freshly toasted bread. There were fruits, yoghurt, tea, coffee, croissants, prosciutto, cheese, three types of jam, Nutella, honey, and of course butter. So delicious. Best B&B breakfast I've ever had. The room is decorated with so much love and many details. Spacious and clean! The beds are so comfortable. We didn't hear anything from other neighbours, rooms or outside. The location of the B&B is a dream. It's just a 10-15min walk from the St. Peter's basilica and literally next to the Ottaviano metro station. Many nice restaurants in the area. Outside of the room, in the reception area, there was tea and some biscuits. The host Gianluca booked the taxis for us, made personalized plans on maps, and offered an easy and comfortable check-out with luggage storage. His recommendations and tips were always on point, he was always available via WhatsApp. Extremely kind host who loves doing his job! His staff are also amazing!! We've never felt so welcomed!

Really tiny suggestion but the TV could've been connected to the internet - that way, the smarthub/apps could've been used.

Casa Martini is a great family-run small hotel/B&B. Because it's small, it doesn't have the amenities of a large hotel (no pool, gym, super-elaborate breakfast, etc). That said, the rooms are clean and comfortable, including the beds and shower, with good wifi and good sound-proofing against street noise. There's a cute breakfast room at the roof in which an eggs to your liking-toast-cold cuts-croissant-drinks-fruit breakfast is served. There's also a small common kitchen with complementary tea and cookies as well as a small library. The staff is great: the breakfast staff remembered our preferences, and owner Gianluca communicates quickly and clearly. He was also very helpful in advising on tourist attractions and pointing out the best walking routes. One of the best things about Casa Martini is its location. It's a mere 10 min. walk from the Vatican (we hung out at St Peter's square quite a bit, great spot to watch people), and right next to metro stop Ottaviano, which really adds to your mobility. As everywhere in Rome, there are numerous good restaurants nearby.

Casa Martini is on the fourth (top) floor of a non-descript building which from the outside does not indicate there's a hotel inside. We arrived late at night and given that there is no sign of Casa Martini at the outside of the building, we really wondered if we were at the right place. For future guests: there's a sign for the British school at a ground-floor window and a 24/7 bakery right next door (staircase going down from street level; awesome little store, we recommend the pesto rice balls). The entrance to Casa Martini is the main big brown double doors. Inside, go right to the elevator, 4th floor, and right again out of the elevator.

Our stay at Casa Martini felt like finding a hidden gem in the heart of the city. Perfectly located near all the main attractions, it was a dream – especially for families with children, as everything was within easy reach, even after a long day of exploring. Gianluca Martini was more than just a host – he welcomed us with the warmth and ease of an old friend. Breakfast was pure magic: a serene start to the day in a charming rooftop greenhouse, surrounded by lush greenery and morning light. Every detail spoke to our hearts, and we left with beautiful memories. Thank you, and may your place continue to bring joy to many more guests!

Wow! Really just wow! When checking all these absolutely positive reviews, you might wonder if this can be really. Yes, it is! Gianluca has contacted me shortly after booking, he was very kind and offered us the perfect room for our long 10 nights stay with our 5 year old son. The "autumn" room was to the courtyard, very very calm and spacious. Together with three other rooms you share a kitchen you can use to prepare tea. The room itself was very very clean, the staff so warm-hearted and caring. You have a nespresso machine in your room, and coffee capsules are refilled every day. You have also a mini bar. The terrace above Rome is fantastic, and breakfast was prepared individually (!) in the pavilion there. Just a dream and what better way to start a Roman day?! Ottaviano Metro station is just a few minutes walk away, the quarter has a lot of shops and restaurants close by, and around 10 minutes to San Pietro/Vatican. So everything extremely positive you read about being the perfect place, I can totally agree and assure: This is absolutely true! We felt like coming to a family visit and next time we'll be in Rome we know where we stay - we really felt like home. An extraordinary stay thanks to Gianluca and his team! Very important: Please keep in mind this is a small bed and breakfast hotel, so your stay will feel very private and less anonymous. We would like to stay "Mille Grazie" to all of you!!

Is there really something to mention? Honestly, there is not a single thing. Even if you are not a socializing person, the staff will be always polite and nice to you with allowing you to have the privacy you want. Otherwise, if you like to get in contact and talk to the locals working there (like we do), they will always have a very nice chat and talk with you. Extremely dedicated and friendly people. This is not the place if you are young and want to party all time.

Our stay at Casa Martini was fantastic—the room and all the shared areas were excellent, the location is great, and Gianluca and the staff are wonderful. If there were any downsides, they were so minor I can’t even recall them. Room: The room was truly spacious and wonderfully quiet. It even had a little entrance hall with a large wardrobe, plus a generously sized bathroom. Everything was spotless-and it wasn't just a one-off deep clean: the staff came by regularly throughout our stay to tidy and refresh the space, so it always felt immaculate. Nearby activities: Within walking distance: the Vatican, great restaurants, gelato spots, bakeries, shops, and even a playground for the kids. Walkability: It's within walking distance of the Vatican, several bus stops for multiple lines are nearby, and the metro station is also very close-so all of Rome is easily within reach. Food and drinks: Breakfast was excellent - each member of our family of four found something to enjoy, and the variety was broad enough that we never got bored during our extended stay.

Everything was perfect. We stayed in the large room as I remember called "Nordic". We had a small fridge in the room with soft drinks and snacks, a coffee maker, and tea bags ( chargeable but affordable ). Free safe Free iron and iron board Shared kitchen available with free tea, coffee, and biscuits :) The customer service was great, and our room was cleaned on a daily basis. Great breakfast on the roof terrace, with great selection, fresh fruits, eggs, croissant, bread, yoghurts, fruit juice, jam, etc...perfect selection! At the end of the day, you can use the roof terrace for the private evening entertainment (glass of wine or meal ) Great location 5min walk to metro station or bus stop. Walking distance to Vatican, around 10-15min There is nothing to complain about. Everything was perfect !!! We would like to say big thank you for amazing customer service!

Met by Gianluca on arrival and with lap and keys showed up the places to go on the map and our room which was homely and comfortable. His local restaurant recommendation offered the best pizza of the week acvording to my daughter, and the location was ewcellent for the local shops and eateries as well as St Peter's and the Vatican. The metro was at the botyom of the road so easy to get to all the other sites around Roma. Could not have picked a better spot for tranquility and access to everything. Highly recommended ! Taxi from the airport is around euros 60 and an uber back to FCO is about euros 38-40. Luggage kept for us after check out at 11am as our flight was early evening.

Gianluca was the best of the best hosts. Sat down with us when we checked in and gave superb eating suggestions, shopping, districts to see and gelato shops…greeted us each morning at breakfast with a smile as well smiles from his staff. Breakfast was excellent and relaxing on rooftop. Ordered us up taxis for immediate pickup to airport 2 days and worked with us to ship some wine home to States. Really enjoyed Spring room which was a bright pink. Nice to have little kitchenette with fridge. (And the chocolate chip cookies and access to coffee 24/7 was a bonus). Location was great…we enjoyed strolls thru St Peters square each nite just a short distance away. Overall would rate the property a 10+. We will be back!!!

Minimum stay was 3 nites and we had an adult son who was in Rome only 2 nights so we needed to pay for a 3 nite when he was not there (but we made great use of that nite by adding his 3 down pillows to our room) 😀

I enjoyed everything about my stay! :) The owner Gianluca is very friendly and so helpful! All the other staff are also very kind and make the stay extra comfortable. One highlight for me was definitely the breakfast on the rooftop terrace - a great way to start the day. :) Oh and the size of the room is very big, for a big city like Rome definitely bigger than average I would say! The location is perfect to walk into the city centre and there are great restaurants and super markets nearby. Gianluca will give you some tips about where to go. Non vedo l'ora di ritornare :D

There is an elevator, which works perfectly fine - if you are, however, scared of taking elevators like me, keep in mind that you will have to walk up to the 5th floor haha :D (it's a great workout though ;D)

We had a wonderful stay at this family - managed guest house thanks in large part to the warm and welcoming host, Gianluca, who made us feel at home from the moment we arrived, recommended some lovely spots with local cuisine and was always ready to help. One of the absolute highlights was the abundant breakfast served on the roof terrace by the host himself. Starting the day with coffee, fresh big croissants, fruit, ham and cheese, 3 types of fried eggs to choose from (scrambled, sunny-side-up, omelette), etc. while enjoying the greenery around was simply unforgettable. The location of the guesthouse is unbeatable – just steps from the Ottaviano metro stop and several bus lines, making it incredibly easy to explore the city. It is also just a short walk to the Vatican. The room itself was clean and cozy, with a comfy bed and a good-pressure shower (built in a bath). We also appreciated the Nespresso coffee machine in the room. The shared kitchen (for 4 rooms) was also a benefit. We highly recommend this place for anyone looking for a simple, comfortable and heartwarming stay in Rome! Thank you, Gianluca and your staff for exceptional hospitality!
