The location was 10/10, it s like 2 min by foot to piazza di spagna. Every main point of interest it s at walkable distance, we did not took any kind of bus/metro anywhere as all of them were like 30 minutes by foot. We had a small room, we were expecting that, as we don't mind as we do not stay too long in the room. Keep in mind that it s an old building and the noise from above can be intensified just because of that. The room was part of an apartment, that has been redesigned with a bathroom inside, that s why the lack of space. Keep in mind that you might hear the main door from the rest of the inhabitants during the night, as they might arrive late. The cleaning was on point as well, also they do cleaning everyday of the room so that s nice. For us it was perfect, close to the main points, reasonable price and clean. Also the room was as in the pictures.

The location was good and very walkable. There are several restaurants and shopping right outside the property.

It was difficult for taxis to get to because it’s mostly a pedestrian street. So during busy times, they may have to drop you off a few streets away and you walk the rest of the way. Also, you can only check in after 14:00 (2pm). We arrived an hour early and were hoping to leave our luggage so we could make a tour but were told we couldn’t do so until after 14:00. We were directed to a luggage storage facility around the corner and had to pay $25 to store our luggage until after our tour. There isn’t an employee available on site during your stay. They meet you there upon request or you can contact them via phone. They did arrange a very early morning car service to the airport for us , which was much appreciated.

Excellent location, 3 minutes walk to Via Bocca do Leone street for shopping. Clear & tidy room. Friendly staff. The reception gentleman was very kind and going downstairs to help take luggages for us. There is an antique lift but still working well.

No water bottle & shampoo supply at such price , around US$350/night in Sep 2023. Only one key for 2 persons, very inconvenient since the door must be locked by key every time you get in or go out. There is no space for opening the big luggage(s) completely. It's not a block of "hotel", shared with other residential apartments on other levels.

The location was perfect and our host was lovely.

The small discomforts were relatively small. The interior room is MUCH quieter than the street facing room, which is incredibly noisy (we are from NYC and used to noise & can sleep through most anything) very, very loud. The back of the toilet was broken & pillows not great. Everything else was fine.

I only stayed one night and it was a very pleasant stay. It was quiet and was provided everything I needed, including a bottle of water free of charge, lots of storage and cleanliness approved. I did not realize there was an additional charge for arriving after 20:00 however very accommodating and charged me less because I was only only staying the night. Very helpful on directions to get to the guesthouse as well as great restaurant recommendations at alla rampa

Was not clear when making the booking that there was an a additional charge for late checkin Container with toiletries were rusted.

Everything about this place was great. When we arrived from a long journey from Sicily, we were greeted with a bottle of water. The location is great, only a 6 min walk from the Spanish Steps and although it is on the 2nd floor, there is an elevator. We had the family room and it was very spacious for 3 women and our luggage. The room was very clean.

The bathroom was clean but the shower.could have been cleaner. When I see grunge along the shower tiles and trim, I worry about mold. Additionally, the paint on the untiled walls above the shower was peeling off and needs to be repaired.

Very clean and comfortable room. The rooms are as in photos, quite modern and new. Friendly staff with great hospitality. Amazing location in the city center. 5 minutes of piazza di spagna (metro station) with numerous bar,restaurants etc. nearby.

It was a little noisy at the mornings due to the busy pedestrian street and due to the lack of soundproof room doors. However, this is something you have to live with due to the fact that it is an old building as all the buildings in the historical city center of Rome. Overall, I definitely recommend it!

Awesome location. Super friendly staff (the nicest we’ve encountered in Italy actually). Tidy and clean rooms with good facilities. Grateful to the friendly guy who stayed up to 12am for us because we missed our train - that is great service.

It would be good to know about the late check in fee before booking.

The room was clean and the cleaning services were daily. The staff was very friendly and offered us helpful information. The location is super, up to 5 min from the main tourist attractions.

All was fine with the except of a balcony or terrace- to smoke we had to stay in front of the building on the street. In future I will check also this before booking the room.

The location was perfect, walking distance to a lot of places to eat/drink and sights. Sofia was great and really helpful. The room was clean and cozy although it was a bit small for three persons.

A few facilities would be nice. No availability of store luggage. There is no sitting area with a bar service.
