We stayed in a 4-person room for a city break with friends. The room was clean and comfortable, and it met all our basic needs. The location was excellent – every morning we walked to a nearby bar for coffee and a cornetto while enjoying the view of St. Peter’s Basilica dome. We explored all of Rome on foot from there. A perfect base for sightseeing – highly recommended!

Unfortunately, we were unlucky to catch some roadworks nearby, including loud pneumatic drilling even after 11 p.m. Of course, this was not the host’s fault – just a heads-up that in Italy, nighttime quiet hours don’t always seem to apply. Thankfully, once we closed the well-sealed window, we were able to fall asleep without much trouble.

First, the location was PERFECT. Although it was quite far away from main attractions, it's still really close to Vatican city. And since it's far, we could rest peacefully not getting disturbed by noises. And just across the street, there is a carrefour express, which was SOO convenient. Next, about the room, it was easy to find and the room design was prettier than we expected. Bathroom was really clean and big, and they provided enough towels. Air conditioner was operating perfectly too. Last but not least, host are so kind:) If I ever get a chance to visit Rome again, I'd definitely choose this one!!!!

You can't beat the location. It's a 15 minute walk to St Peter's Square, the bus into town is right in front of the building, and is surrounded by a number of great restaurants and cafes. The staff was welcoming and friendly and are responsive to our needs.

The walls are quite thin and can hear all the "intimate" goings on with your neighbour. Also, without knowing the safety standards of Italy or Rome, you require too many keys to even leave your room. May be an issue if there's an emergency where you need to have a key to lock and unlock your room from the inside, another key for the common area (if someone deadbolted it closed), or another key to get to the balcony.

We enjoyed this place for its convenient location - Walking distance to Vatican. Buses are downstairs and train station is just a short walk away, making it easy to explore all the must-see spots. The hosts are wonderful. When I had no Wi-Fi and got a bit lost with the metro stations, they patiently waited for me, even beyond their usual check-in hours, and didn’t charge any extra. Such a lovely couple! I had a super comfortable stay and would highly recommend this spot to anyone visiting Rome.

We liked the location, as it was close to the Vatican, but also in a residential neighbourhood, meaning we had all amenities nearby (bistro, shops, bus station, etc.). Self check-in was fine as well. The apartment was very clean, the beds were firm (a great plus) and we had good coffee on the house. Not to forget the very good wifi! The room has a small fridge which works well. Also, in the bathroom the water pressure and temperature of the shower was very good, plus you get a bidet there. Riccardo was a good host, providing clear instructions and answering some of our questions via Whatsapp.

Once we arrived, there was a nice fresh smell throughout the accommodation because it was just cleaned. Although we planned to drop off our backpacks and check in later (usually the check-in is from 2.00 pm, we arrived around 12:15 pm) the room was ready for check-in. The quadruple room is perfect for families. There is an iron and the room is air conditioned (two very important points for me). A fridge is also provided. My little sister liked the small TV with YouTube access. There is a supermarket which is open 24/7 and a bus stop right in front of the hotel. Nearby there are a few cafes and restaurants with good prices - one of them (just 2 minutes away by foot) was recommended to us from Vanessa, the hotel employee, and we liked it. The nearest train station is San Pietro and can be reached in about 10 minutes on foot. It is a good option to get to the airport. At the train station there is a place for luggage storage which was also recommended to us by Vanessa. You can reach sights such as the Trevi Fountain and the Colosseum in about half an hour. That was perfectly fine for us since we wanted a quiet place to sleep. On our last day, before flying back in the evening, we visited the Vatican City for a few hours in a relaxed way since it is very close to the accommodation. Cristiano, another employee, helped us when we had questions about buying tickets for the visit to the Colosseum. In general, they helped us here with all questions. Vanessa cleaned all the rooms all the time. She is really friendly and was always available for us. Although my family is very picky about accommodations, they were very satisfied. If we were to visit Rome again, we would choose Gregorio's Rooms again because the price-performance ratio is very good. I still recommend that you renovate the bathroom, since the sliding door of the shower was no longer quite stable. You can always do something better, even if it is already good. The cleanliness of the room, the hosts’ kindness and the safety of the neighbourhood are key aspects of the property that have to be appreciated. Our room was really comfortable, it made our few days visit of Rome most enjoyable for sure.

The only thing that I can complain about and is not necessarily related to the property itself is that some of the people that were accomodated in the other rooms of the apartment were sometimes noisy.

The staff is amazing, they answer very quickly and solve all issues. They delivered extra coffee capsules when asked and suggested room cleaning due to longer stay. The rooms are very clean. There are A/C, TV and tourist city map inside room. Bathroom is very well equipped with all crucial stuff like towels or hairdryer. There are coffee machine and electric kettle, teabags, sugar etc. and iron in corridor. Location is perfect, very close to The Vatican City. Shop and restaurants are across the street. Buses are leaving in any directions from nearly bus stops so this place is very well connected to the rest of the city. Best place to be your's base to see the Eternal City <3

The only downside are thin walls. You can hear neighbours above and behind the walls talking and walking. This is surely not a staff fault but influenced the overall impression. And that's all :)

Riccardo is a very polite and attentive person. He reacts fast to any question or request you might have. The furnishings of the room correspond to the pictures, are tasteful and not florid. Everything was immaculately clean. As we stayed 7 nights Riccardo even did an in-between cleaning. Furthermore, the accommodation is very conveniently located - bus stop in a distance of a couple of meters, a number of restaurants and bars in walking distance (we could recommend Buona Forchetta), supermarket, farmacy - just anything you may need. And last, but not least St. Peter and Castel Sant'Angelo are in walking distance, all the other major sights can be conveniently reached by bus - we can honestly recommend this accommodation - GRAZIE MILLE, Riccardo!

The location is very good, several points of interest within walking distance and the bus station in front of the accommodation.

It seems to me that a coffee station (very small and with few products) is too little for all the rooms.
