Mario was a fantastic host. He reached out to us ahead of our stay to confirm all details and at our request, arranged for a ride service to pick us up from the port outside of Rome. The car service he uses is very professional and we were happy with our driver. Once we arrived to the hotel, Mario was waiting and helped settle us into our room. The room is as pictured including air conditioning. The bonus detail we found out is that the street recently has been reworked and no longer allows cars down the road. The location is bustling with pedestrians during the day, but at night it is very quiet. Perfect to rest after a long day of touring. We stayed a total of 4 days and every day Mario made sure our room was clean and virtually any favor we asked he obliged. As a tourist in Rome, it is a great comfort to meet someone you can trust and ask questions regarding value of tours, shopping and places to eat. Mario had plenty of suggestions and we enjoyed several restaurants he recommended. We quickly learned- when in doubt- trust Mario! The list goes on with Mario and Room 91 S Peter. The optional breakfast is just across the street at a cafe and we were very impressed with the portions and quality of the food. Definitely worth including. Lastly, and most importantly, is the location of this hotel. It is blocks away from St. Peter's Square. All the tours related to the Vatican were a short walk away and several great neighborhoods are a 10 minute walk across the Tiber River. At night we enjoyed a stroll with gelato in hand taking in the beautiful St. Peter's Basilica and Castel Sant'Angelo across the square. Bellissimo! Many thanks to Mario for a wonderful stay.

Clean, well decorated property located within a few blocks of Vatican. Surrounded by wonderful shops, endless dining and eateries. Beautiful architecture in a very secure building. All the amenities you'll need. Luggage storage and elevator lift for convenience. I can't say enough about the "Great" location. A wonderful value and incredibly attentive and responsive host.

This property missed the comfort mark by 1 item. The bed was by far the most uncomfortable ever. Simply add a foam topper to remove the concrete feeling and this place is a must book. Host requested and photographed passport, which made me quite uncomfortable. I would NEVER recommend giving your passport to anyone other than a legal authority but, my travel companion was holding it and handed mine over. This step is incredibly intrusive, unnecessary and feels unsecure. In my opinion it is a complete violation of privacy and sensitive security laws. Who knows where your data could end up.

The room was clean and comfortable. We were in Rome for the sight seeing experience, not a luxury hotel experience and this room was perfect. Right next to a metro station that took us to the Spanish steps and brought us from Termini. The room was a good enough size for us both although we were hardly in it. Mario was very accommodating and gave us some great recommendations (L’isola della pizza being one of them, fantastic carbonara). The air con worked, you could log into Netflix on the tv and the access was fine. Plenty of towels and amenities, a safe and fridge. Perfect stay for two people wanting to explore Rome for a few days, thank you Mario.

Excellent location, 10 minutes walk from Saint Peter Basilica, 1 minute to Octaviano metro station. Mario is a super host, super attentive, excellent tips. Breakfast is served in a nearby café, with excellent staff. Basic breakfast formula. Super clean and calm. Excellent value for money

I was expecting a bigger room with a more open view (it was a room with the window to an interior court). Neverthless it didnt bother me that much, it was just a place to sleep while visiting Rome

The owner Mario was super friendly and helpful. We really liked our stay here. Location is great. Near the b&b there is a metro station and lots of shops and restaurants. Room was nice. We had everything what we would need. Thank u Mario. See you again))

Lovely stay. Really close to Vatican City and lots of lovely restaurants, cafes etc near hotel. Hotel next to Metro station so very good transport links to city centre and all other attractions. The host was really helpful when checking in and gave us lots of recommendations on where to go and eat, with a map of the city. Room was perfect for a short stay, had everything you would need and very clean - no complaints!

The location is within a very short walking distance from the Metro. We were welcomed by the host, who gave us very good advice on restaurants and experiences in Rome. Our room was clean and well equipped, and Room 91 is highly recommended🤗

This apartment is superb in every respect. The location is perfect, 7 minute walk to the Vatican and slightly less to the Sistine Chapel. It is also a 30 second walk from the Metro which is really easy to use. There are lots of shops, bars and restaraunts within a couple of minutes walk. We stayed in the apartment with a balcony and it was excellant. The apartment is incedibly clean and has wonderful facilities including, mini fridge, coffee machine, kettle, coffee pods, cream, Tv with access to Netflix using your own log in details, slippers, toiletries and great towels. The bathroom is fantastic with a wonderful shower to freshen up in the morning or after spending a day touring in the current heatwave. Speaking of the heatwave, the air conditioning was brilliant and kept us nice and cool. An iron is also available if you ask. We also had two very good nights sleep in the comfortable bed. Mario,the host,is one of the very best people we have experienced in our time using hotels and apartmemts. His communication from the minute we booked right up until we arrived at the apartment was amazing. He even advised us the Metro was undergoing maintenance on the day we were arriving so we would have to use a taxi which he also advised us on and which ones to use with approximate cost. On arrival he showed us how to access the very secure apartment and gave us a map with reccomendations which were very helpful. Nothing was too much trouble for him and despite us only being there for two nights, the room was cleaned and fresh bottled water provided again on day two. A little tip. Keep your bottle and refill it at the numerous water fountains located around Rome. The area itself is very safe and you feel comfortable walking even late at night. We have been to Rome a few times and we will no doubt visit again. When we do, we will book this apartment again without any hesitation.
