The location is fantastic, within easy walking distance of all the Udine has to offer. We found the room comfortable, clean and although slightly on the bijou side for 3 of us, it would be perfect for a couple. Underground secure parking available nearby which is reasonably priced. These are clearly rooms for rent associated with the bakery, rather than a hotel. I don’t know what people were expecting for breakfast, but we really enjoyed high quality coffee and croissant freshly prepared from the bakery. I found this much better than the generic buffet hotel breakfast Anna greeted us warmly and was happy to recommend restaurants and was really helpful. We found the bathroom and shower perfectly fine to use, I don’t really understand why others reported issues with this. Similarly our AirCon worked fine. All in all, a friendly service, good quality room, ideally located and good value for money.

No negatives - We enjoyed it all.

Perfect for short stay and good location to walk around Udine. We arrived by car and parked Parcheggio Magrini where 1h was 0,6 EUR and there is 300 meters walk to the hotel. Everything is in walking distance, small shop just around the corner and lot of places to eat - we liked Osteria Al Vecchio Stallo which was quite authentic in our opinion. Breakfast is croissant & coffee but for us it was OK!

To open the door with code it´s tricky as same time if you hear the click you need to open the door - if you are late a sec. door is locked. Also adjust water temperature @ shower can be complicated but it can be managed :)

The apartment is situated perfect just around the corner of the centre. That there is a car park in walking distance to the apartment is very comfortable. We stayed on the highest floor and the apartment was a great example of an revitalized old Italien house ... very nice!

Our apartment was located on Via Poscolle, a cobblestone street. If you're a light sleeper, you might hear the sound of cars passing by as the morning traffic starts up.

The property is in an excellent location. We stayed on the first floor and the curtains were good, the bed was comfortable, the shower was good, the check-in process was straight-forward and the croissant and coffee were delicious.

The room needed a bit of repair: (1) the toilet seat was unhinged and the paint on the wood had worn out in a corner; (2) the doors of the “closets” covering the mini kitchen, etc. did not close properly; and (3) the television was being repaired and this had not been indicated when we made the reservation. All are manageable subjects but the room deserves better in my opinion; this is why I rated it good rather than exceptional (with these changes, it could be exceptional.) A separate subject: one wakes up to the intense smell of baking croissants. I happen to think this is charming but some guests may not like it.

Beautiful room decoration, comfortable bed, exceptional location. Breakfast very tasty, but maybe in future you should take into consideration that some people don't like croissants, so include some other bakery product instead... Coffee is great, orange juice too. A good thing in the room is a small kitchen where you can prepare coffee, tea or some simple dinner, lunch... There is also enough storage space and everything is hidden behind the retro walls, so the space looks clean and spacious. Bakery is on the ground floor so delicious odours of freshly baked products spread all over the hotel which is a great way to wake up. Parking garage is a 3 minutes walk away from the hotel. It only costs 0,60EUR per hour which is great for a parking in the city center and it's open 0/24.

The TV was out of function and noises from the inside and outside were a bit loud. These are only things that bothered us, but that's not something that made our stay less pleasant.

Location and breakfast. Close to historic centre, cheap car parks, eateries and supermarket. This is our second booking because we loved the place last year in the summer. Great rooms and facilities but...

Not enough blankets, air con was just effective. We got very cold and other guests checked in with us to see if we were experiencing the cold too. TV in 2 rooms not working. Have a well designed kitchenette but they don't provide cleaning or drying items. If they attend to these issues it would be perfect. Simple tea and coffee facilities in the room would also be a plus. Need to upgrade pillows but beds are good.

Great location, comfortable and nice room.

No bike storage option (luckily the room was big enough to store two bikes, but it was funny to bring them upstairs in the elevator). The breakfast is poor (croissant, coffee, juice; no other options). We were unlucky that the garbage truck came during the night, it was extremely noisy.

Great location, easy access to the town, restaurants and bars. Bed was very comfortable and the room was well equipped and a good quality. Being above a bakery it was really nice to wake up to the smell of freshly baked goods

Nothing about the property, but as it’s on a fairly busy road there is some noise so don’t expect a totally quiet night/early morning

The room is very nicely taken care of with a tasteful interior. It feels cozy and comfortable. we rested like kings and queens. :) I really liked how the kitchenette was built into the cabinet, so it doesn't take up space and disrupts the feel of the room. I would book there again.

Excellent location, five minutes walk to old city centre. Clean, a bit small, but still nice. Fridge with mini bar and small kitchen included! Breakfast was a single croissant and coffee. Good croissant though.

The showers have a handle for hot water and another handle for hot water. And the pressure is so low you can barely wash your feet.
