This property was beautiful, in a lovely location tucked out the way of the main tourist areas of the city. So you can appreciate Venice peacefulness. The bnb was very clean and the rooms were very big. The breakfast was help yourself and a really comfortable environment. A home from home. The best thing was the host. During our trip we had many complications and the host was only a WhatsApp away to answer and help all our queries. I have travelled to a lot of countries staying at many air bnbs and this is the best host I have ever had. Their help and kindness was very refreshing and I think all hosts should be this way. I can’t Thankyou enough ugh for makeing our stay the most comfortable.

The B&B was very nice with good facilities. We really enjoyed the triple room with 2 bedrooms. The heater worked very well during the cold days we were there. The whole place was clean. The self-service breakfast was also excellent. Available the whole day 😅. Although we didn't meet Nicola in person, he was a great host giving us all the important information. He was available all the time. The location was ideal. A few minutes walk from the vaporetto Arsenal stop and 15min walk to Piazza San Marco. I will highly recommend this B&B!

Our host was super friendly and helpful. Nicola wasn't able to meet us in person, but she gave us so much helpful information over whatsapp, including how to get to and from the B&B and recommendations of where to visit, eat and drink. The room was also very spacious.

We weren't particularly fussed on the breakfast, but we don't eat much breakfast anyway.

Despite our late arrival (past midnight) Nicola awaited us where the ferry from the airport dropped us off. He made us feel very welcome from the first second, giving plenty of advice on things to do, restaurants, etc. The B&B is excellent located, and had all what we wished for.

One of the rooms we stayed in had a strong cigarette smell. We moved rooms the second half of our trip, the second room didn't have this issue. Note this is a bit of a budget accommodation. Although all is clean and functional, some things (like the bathrooms) are in need of renovation.

Location is great ! not far from Grand Canal but quiet and authentic place . room was comfortable and clean , also breakfast was available during all day which is very good if you had a long trip before. this hotel has a good atmosphere! also Nicola was very kind and let us leave our luggage for some time more after check out :)

The room was spacious and warm and the location is remarkably quiet. The finishes of the room are nice and the bathroom was clean and functional. The bed is sufficiently comfortable. The host is kind and reliable.

I did not like the breakfast area. I think it is cold, tiny and the coffee machine serves instant coffee. So we did not use it much because it was totally unappealing. If it wasn't there maybe it would have been better.

Nice and quiet area, quite close to the centre though (Rialto and San Marco). Clean and cosy room in an old Venetian house, breakfast included. Very nice owner, offered us info and clues about getting around.

Very well-positioned, close to Piazza San Marco, I Giardini and Arsenale. We had the little downstairs kitchen all to ourselves and the host was super kind and easy to communicate with trough WhatsUp.

Shower a bit too small and door didn't close well.

It was the perfect place to stay for a short visit to Venice. It’s in a quiet neighborhood. The air conditioning was a bonus with temperatures in the mid 90’s and high humidity.
