What a perfect location - close to everything. The apartment was very clean and provided all we needed . Vanessa was so very friendly and helpful with recommendations- invaluable ! Highly recommended private water taxi from airport for an experience and arrives right at the apartment door.

She communicated with us even before our arrival, offering helpful recommendations for delicious restaurants since we were arriving late. Vanessa showed us the perfect way to enjoy the beautiful city of Venice, and thanks to her, we truly made the most of our visit. She’s the best host we’ve ever had — her hospitality made it genuinely hard to leave. The location of the property is amazing — perfectly hidden for privacy, yet just steps away from all the main attractions. Highly recommend!

This hotel exceeded my expectations from the staff, location and the actual room. Very clean, friendly and nice staff specially Vanessa. Vanessa is very kind and friendly, she will help you from the beginning to end, she even arranged our transportation going to the airport and helped us for our luggage. She gave us tips where to eat and history of Venice. The room is huge for 5 of us, there’s a laundry inside. Washer/dryer for a fee, kitchenette, and most of all very clean and smells good.. the location is excellent, close to everything, when you step out, gondola ride next to it, shops and restaurant, very very good location..the water taxi will pick you up right infront of the hotel..this hotel is highly recommended, exceeded our expectation and I wish I could give more than 5 stars!!! Thank you so much to Vanessa and hopefully see you soon! We love Venezia❤️❤️❤️

From the moment we arrived, we were welcomed with genuine warmth by Vanessa, who provided a wealth of knowledge on what to do in Venice, from must see spots to dietary friendly dining recommendations. Her hospitality truly elevated our experience. We were equally delighted by our interactions with Alberta, the owner of the residence. She was incredibly kind, and it was a pleasure to meet someone so passionate about making guests feel at home. Our room was perfect for a family, elegantly furnished, spotlessly clean, and just a few steps from St. Marco’s Square. The location couldn’t be better, and everything was thoughtfully equipped for a comfortable stay. We would absolutely stay here again on our next visit to Venice. Meeting Vanessa and Alberta was a highlight of our trip, thank you both for making our stay so special!

We had a lovely stay at this charming hotel. The location is perfect—right in the heart of Venice, within walking distance of all the main attractions. The apartment was great: very spacious, clean, and well equipped—the kitchen is definitely a plus! However, the heart and soul of the place is Vanessa. She gave us clear instructions for getting around the city, great restaurant recommendations, and was always ready to help. We had a couple of small issues and she was incredibly supportive. All of this with the true Italian warmth—it really made a difference in our experience!

As it’s an older building (like many in Venice), some noise from outside and neighboring rooms can be heard at times. It didn’t take away from how much we enjoyed our time there, though. Would definitely stay again!

The location is very central and easy to reach. Truly amazing help and advice from Vanessa in the reception. We simply followed her recommendations and each time they were truly the best when it comes to where to eat, enjoy gelato, etc. She also managed to find us a water taxi on the way back when all the firms were fully booked. Best help and reception in any hotel i/we have been Hotel is quite clean, rooms are well kept and well cleaned every day.

The hotel is very convenient, water taxi can stop in front of the hotel door, very close to the city center, the room is cleaned every day. But above all Vanessa, the lady at the front desk was very friendly, kind, helpful... she explained everything about Venice in detail, including restaurants and places we should visit and their advantages. I never met a front desk person as friendly and helpful as Vanessa. Thank you Vanessa.

Excellent pre-arrival communication. Vanessa at the front desk was a delight, with plenty of advice, recommendations, and help navigating the Venice transportation system. Luggage storage for check-out day was excellent, with easy mid-day access before our eventual departure from Venice. Short walk to both Rialto and St. Mark's Square. Handy tip: Use your ATM card to open the door to the cash machine at Deutsche Bank near Rialto. No fee, and the private room relieves anxiety over theft.

Perfect location between San Marco and Rialto. Room is very spacious and clean. Receptionist, Vanessa, is very helpful and has an exhuberant personality (typical Italian). Reception is open from 8:30am till 5:30pm. If you must check in outside those hours, Vanessa will contact you via Whatsapp and provide you with all the necessary information for your self check-in. Perfect !!!

Breakfast is not available. It was not a big deal for us but you need to be aware of it.
