The location of the hotel is very good. We took a coach (VIPLINER) from Tokyo station and it has a drop off point just 5 mins walk from the hotel. Very convenient. The room is spacious and clean. Toilet's water pressure and heater work just well. There are 2 beds for 2 pax and 2 tatami for another 2 pax. The room size is just superb compare to hotels in Tokyo city. And the quality of the breakfast surprised us too. We got the Japanese style Salmon set. It was very delicious and saved us the effort looking for the first meal. By the way there is a Family Mart attached to the hotel makes things so much easier :) Plus, the hotel is just a walk away from Kawaguchi Lake where you can see the Mt Fuji. Overall and excellent stay and love it!

With this price line, there is really nothing we can complain about. Oh maybe just 1 small thing...the hotel is only 2 storey and there is no elevator. You need to carry your luggage up the stairs. Not too much an issue anyway. Just so you know it.

During my stay, I found the lady at the café to be exceptionally helpful and kind. Her baked goods are delightful, so if you have the opportunity, I highly recommend trying her cakes if you have some cash on hand. The location of the sightseeing bus station right outside the hotel is incredibly convenient. While the hotel balcony does not provide a direct view of Mt. Fuji, a partial view can be enjoyed from the parking area. Additionally, a lovely viewpoint by the lake is just a short 3 to 5-minute walk away, which offers breathtaking scenery. Breakfast options include four choices prepared fresh, and it's advisable to select your preferred time the day before. I particularly recommend the French toast and the traditional Japanese breakfast. I also had a smooth experience shipping my luggage in advance; it was readily available for me upon arrival. While the hotel does not provide shipping services, I found that the FamilyMart next door can assist with this, and the staff there were very helpful in completing the necessary forms.

One note for future guests: the hotel staff was generally unavailable until the 3:00 pm check-in time. I believe that increasing staff presence during the earlier hours could enhance the overall experience for guests.

Breakfast was nice, as was the woman who prepared it quite diligently every morning. Despite its small size it was never very busy, and despite having its name on one of the bus stops (like the nearby Ubuya and Kukuna) it isn't morbidly expensive (like the nearby Ubuya and Kukuna). Location is excellent, only a few minuts' walk to the lakside trail and next to one of the aforementioned bus stops. My room was larger than I expected, with a Japanese style section alongside the western one. I had just spent four very busy days in Tokyo and was on my way to 4 busy more in Kyoto so relaxing on the couch was nice. Having a Family Mart directly underneath is quite handy, especially considering there are relatively few options for dinner with so many places being ryokan in the area. I personally like 7-11's ATMs more, but there's one of those right next door too.

The traditional sliding window shade doesn't do very much to block light from the parking lot at night, so a sleep mask is recommended. You can also hear the loudspeakers on the bus and the sounds from the nearby Forest Music Museum, but both cease operation well before you'd want to go to sleep. Similarly, the road outside is quite busy from probably 9 or 10 in the morning when the busses start (I was out earlier than that so cannot attest) to around 6 in the evening. Definitely use the crosswalks! The Breakfast menu, while good, is limited to four options and you must select them for each day of your stay upon check-in. And the climate control had a slight learning curve compared to my last hotel, between the language barrier and the number of controls. That's a negligible issue though.

Very clean and comfortable beds. Excellent breakfast made to order. Quiet.

Everything perfect with the hotel itself. However, it is best to have a car since the hotel is on the north side of the lake and distant from the bus station. The red bus doesn't leave the station until 9 am and thus doesn't pick up the first group from the hotel until 9:38. It leaves the station for the last time at 5:45 pm and that makes it tough since there are no restaurants near the hotel. Just something to think about.

This was a huge surprise for was and totally exceeded our expectations. The room was spacious, the beds were comfortable, the bathroom was super clean and also spacious, and the private outdoor bath was amazing. Honestly, their photos don't really show how good the room is in our opinion. On top of all that, our room had a view of Mount Fuji, despite they saying it didn't. It might be because they have a similar one with the same price that faces the other direction, but we were lucky to get the right one. There's also a Konbini right next to it for anything you might need. The only thing we would recommend is getting a bike to explore the city from there, relying on the bus is not ideal, but thankfully there's a bus stop just in front of the hotel. And their breakfast was also pretty good! A hearty warm meal for the cold season.

Superb location, walkable to lakeside, glimpse of Mount Fuji from room window on a clear day, friendly and helpful staff. 4 different options for breakfast sets, very decent and yummy, nice comfortable beds, good wifi, hotel lobby linked to a convenience store (opens up to midnight) but there is another one thats 24H just 3 mins away. Kitchen functions as a bakery after breakfast hours, freshly made yummy cakes at very reasonable prices are available.

Really nothing to dislike. The hotel is small, and not many rooms. Rooms are on second floor and luggage needs to be carried up a short flight of stairs. If the rooms in the main building are full, they have an annex building just a street away and staff will accompany you to the other building (I was told there is only 1 breakfast option if you stay at the annex building)

My room is spacious, mixed of western bed and Japanese style living room though is small. The furnitures including bathroom are new, good quality, and clean. Three choices of breakfast which are very delicious. We can see Fuji from the room, and there is a bus stop in front of the hotel that you can take bus to the famous Osihi park in less than 10 mins. There is a convenience store which located in the ground floor of the hotel. In short, very good value, definitely recommended.

The hotel is about 10 minutes drive from town center, so better to have a car. Otherwise, very limited choice for dinner. Also, it would be good to have a tatami floor chair and table in the dining room, that's made the room more enjoyable. There isn't curtain in one of the japanese window. So it may be an issue to someone who sensitive to sun light when sleeping. Last but not least, no lift service in the hotel, be prepared to carry your luggage to the 2nd floor though the hotel staff is willing to help.

Breakfast is great, it was prepared by the staff in the morning. It tastes great. We arrived at the hotel a bit early and able to leave our luggage with the staff. Staff is super nice and supportive. The room is clean and comfy. Bus stop is just few mins walk. Also, there is convenience store close by (it close at midnight). If you have car, they can provide you the free parking lot.

The room is not in the same building with where we checked-in but it is only 3 mins walk from the hotel. There is no bottle opener in the room. However, you can ask from the staff. There is no other thing else.

Front desk was welcoming & courteous. Room was big, clean, with two single & Tatami beds. Bathroom was clean & upgraded. The surrounding was quiet & have beautiful scenery. I would strongly recommend for those who have kids & want to be in same room.

There is only one 1st floor & all rooms are on the same floor and stairs are the only option so If you have large luggage it would be little uncomfortable. However there is a small slide next to stairs where u can slide u r lagging.

Short walk to the lake shore for a lovely stroll and beautiful view of mt. Fuji
