The location is good, although it's usually a 10 min walk from the nearest bus stop. Everything in our room was clean, and the beds were very comfortable. The only thing that we didn't like, is that there was a cigarette like smell in the corridors, and also in our room. It improved after the first day of our stay, but don't know what happened or if if it was actually a smoke-Ok room. Anyway, aside from that, we have zome good nights of sleep. The staff was overall njce with us, but it depends on who is there at the moment. In summary, you will be very comfortable resting hwre, more after the long walks that Kyoto requires. However, keep in mind the walk from the bus stops.

It had a good central location. It was clean and fairly new. The laundry had three machines so you didn't have to wait. Kyoto's an expensive city and while it would be expensive for a budget hotel anywhere else in Japan it was cheap for Kyoto.

While the immediate area was fairly quiet the general area had a lot of tourists so it was diffcult to go to lunch or dinner at a non-fast food restaurant without waiting in lines. If you haven't been to Kyoto in 10 or 15 years like me it is much, much busier than it was in the past.

Regarding the price levels in Kyoto during peak season, this is a good deal. Modern hotel at an international standard. The hotel is close to one of the tourist bus lines that takes you to all the sights, the imperial palace and the castle are in walking distance. Just note that there are two Livemax hotels in this area, I went to the wrong one initially. Just stick to the address in the description and don't just search the name on Google maps like I did.

WiFi was slow to the point where it affected Internet usage

The room was clean and had ample space for solo travellers. Could easily accommodate 2-4 people per room. The bathroom and toilet may be a bit cramped but definitely functional and clean.

The floors could do with an update as parts of it were stained and appeared dirty. Very minimal compared to the pros of this hotel.

Rather far from and public transport, even sandwiched midway between two bus stops and closest train station 20min walk away. Not a problem for me as I don’t mind walking but some people will struggle

Small & tidy room, perfect for solo travellers

A little pricier than what I’m used to. But except that, nothing to complain about.

Leg room distance between Commode and the Door in the Wash Room is not sufficient for a person who is suffering from Osteo Arthritis and cannot bend knee backwards properly.
