The pros: The hotel is well situated 10 mins away by bus from Kyoto Station and the Nishiki market. The rooms are very spacious and clean, the beds are incredibly comfortable and the towels are the softest I have ever used. The staff is friendly and the check out is at a comfortable 11pm. The room prices are quite economic relative to the area as well, I paid around 100$/night.

The cons: The rooms are only cleaned every 5-6 days, or by request with a 3.000 Yen Fee, and the towels changed every 3 days, so this hotel is not ideal for long stays, but perfect to spend a couple nights. They try to economize in services in order to offer more affordable rooms, which is not necessarely a bad thing, just something you need to be aware off. There is no luggage drop-off service, neither before check in nor check out. Finally, when I went to check out, the guy pointed me to give them a perfect review before he would complete the check out. While this hotel is quite good, this is probably the reason their score is *that* perfect on Google Maps. So don't be tricked.

The staff was really accommodating and friendly, and the rooms were very modern with a touch of traditional.

They didn’t have luggage storage when you got there if you arrived early and they didn’t have the luggage transfer that other hotels did when you checked out so you can ship your luggage to another location

The location was great. So close to the Keihan train line which goes to the Fushimi Inari temple. One stop away from the Keihan train that goes all the way to Osaka. Walking distance ~30 min to Gion, Kiomizu Dear, Samurai museum etc.. It was also good value for money. The check-in and checkout was quick. However you must fill in passport information in a separate website prior to arrival. Screenshot and save the code that shows up after filling in the information. It will be quick to find it first on arrival and check out.

The space was tight, but I knew it and expected it. The sauna is only for men, my husband used it once. There were lots of automated emails sent after booking the room. It felt too much. I think the hotel should put all the information into one email.

Small room, big shower, excellent value, super quiet, self-check-in, cheap parking nearby, 3min from subway, quite a few places to eat / drink within 10 min walk.

Staff came when called, but otherwise totally self-serve, a little unusual but increasingly common in Kyoto. Not a complaint, just good to know. Otherwise everything was great.

room size was larger than tokyo's standard hotel rooms. two double beds were much appreciated for 2 adults & 1 teenager. bahtroom was good and the space between the bedroom and the bathroom was very handy for luggages. we appreciated the fact that the hotel accepted our luggage to be delivered to the hotel (although they could not provide the delivery to another hotel). good location, nice quiet area but only 10min form the main town centre and 3 min from the train. bus stop from/to the main staion is 7min away. supermarket on the opposite side of the road, nice local cafes 10min walk, post office for luggage delivery on the same road (5min walk), laundries 10min walk, very handy,

self check in took longer than expected, no one in the reception area. room door could not lock and the staff had to fix it twice. we had to pack everything in case they had to move our stuff to a different room (if the lock issue was not sorted). I would have expected a small gesture (compensation) for the inconvenience caused as the first time we had to wait a good 20min to see if they could fix it.

Great location, next to the Hilton Doubletree but a better value than the Doubletree. New hotel, solidly constructed and not noisy even in peak season. While interaction with staff was minimal, they were very pleasant. (like many places in Japan, check in and check out was automated). Walking distance (20 minutes) from Kyoto station and near 7/11 for snacks!

The only negative is that the spa area is restricted to men only. It would have been nice to have an option for women. I was traveling with teens and we stayed four to a room - a bit tight with space but manageable.

Pretty well sized and comfortable room. Hotel is clean, staff is friendly and very nice (English knowledge is limited, this seems a local hotel). Location is pretty awesome, next to metro station and brand name hotels. Metro line takes you to many important tourist attractions. Had a good time!

Sauna is really for men only, and operates in limited hours with a lunch break (which did not meet our schedule because of our jetlag). But it was OK, not a big deal. I suffered badly from having booked a 2-bed room - mistook it for a 3 bed room so I had to sleep in-between my kids. :)

They should let you store your bags after checkout. Otherwise, great experience.

Amazing hotel with wonderful helpful staff , love the hotel clean and comfortable, near the station and gion district is walking distance , bed were convenient and all amenities provided , the staffs were available all the time we contact them via booking msg box , they also helped us to call from their private phone to the place that I forget my sunglasses , and gifted us I’m not sure what if called but it’s like a handy plastic fan to cool ourselves in hot weather of Japan in September
