The price is honest for what it offers for a 3-star hotel and the staff are very polite.

The hotel location is a 10-minute walk from any train station, so be prepared to walk even further. Hotel does not have breakfast or optional breakfast. Lack of attention from the housekeeping team who left the window slightly open in the room, which caused the smell of cigarettes to enter the room for two days in a row until I realized the problem. the bed mattress was very thin, and the bed frame made a lot of noise when moving around at night.

Very nice host, explained everything, let us leave our bags early and would have let us check in early if room would have been ready. Tons of amenities offered. Comfortable and very clean. There is an elevator. Great value for what they offer. Relatively close to buses (6-7 min) and trains (10 min), but if you don’t like to walk could be a problem. Quiet and very nice area, not in a touristy area, but close to it.

Located in a quiet residential area, but with some lovely eateries within walking distance. Very clean, very spacious and it has all the amenities you could want. Finding a good breakfast nearby was a challenge, but definitely recommended for longer stays. The coin laundry around the corner was really good as well and very efficient. Plus the showers were really powerful and refreshing!

It was tricky to find somewhere nearby that was open for breakfast.

Everything I could've asked for! The location is great. It is close to tourist attractions but in a quiet area. It's clean. The staff was super helpful, explained to me lots of things with pretty good English. It has a good Internet connection. I really enjoyed my stay!

The walls are thin, you might hear other people sometimes.

The room was super clean and had all facilities needed- a teapot, cups, all bath needs, even a hair conditioner and body lotion in big bottles which is much better than small sachets. At the reception one can take tooth kit. A lot of clean towels. Garbage is removed every day. Room service once in 3 days. Check in is only before 21.00 which is not very good but the host was very kind to wait for us as we had been late for the train and arrived at 23.00 Quiet premises.

We didn't find a subway nearby so every day we had to walk to the hotel for 2km from the Kyoto station. Maybe we just didn't see it. No cafés nearby.

We had an amazing stay at this hotel. From the moment we arrived, the exceptional service and attention to detail truly stood out. The room was very clean, and the carpets in the room and wallpaper looked new. The location was in a residential neighborhood and was very quiet, which we liked. We were only two blocks from a main street where there was a Starbucks for breakfast and other restaurants if we didn’t grab dinner elsewhere. Easy access to trains and taxis which were our main choices of transport. We did ask for a shower in the bathroom, if you are not from Japan, it may startle you to see a Japanese style bath and shower. The tub is very deep but short, and the shower controls connect to the sink. The water pressure was great, no difficulty washing hair.

What we didn’t like was the lumpy and rather pokey mattresses. They seemed firm and dense, a bit like a futon, but there were springs in them that poked you when lying down. Even my skinny daughter felt uncomfortable trying to get to sleep. I mentioned that it seemed the hotel had just been renovated, but I’m not sure about those mattresses!

The hotel manager Jun is super awesome, friendly and helpful. The place has all the amenities you need. We stayed here for 10 nights! I would say the rooms are very small for foreigners but in a funny way. It's quiet so you'll get a great night sleep. There are microwaves, tea, coffee, cutlery and towels always available.

It's far from most things you are going to see in Kyoto so be prepared to always travel 40 min by bus. The beds are really hard. The shower gel is very drying and swelled up my eczema so if you have sensitive skin I don't reccommend it. The cleaners always yelling in Chinese really loud and I saw them eating their spread of lunch on the beds which isn't very hygienic. So maybe get them a table or something.

There was everything we may need in the hotel, included tools that you may need. In the bedroom there was a phone charger with two different cables and connectors. The check in was smooth. The hotel is on a quiet rood 5 minutes walking from Starbucks and 10 from train station.

The Mattress was not comfortable.

It's a shame the manager, property manager, or owner doesn't test the beds. I'm sure they wouldn't want to sleep there. Why don't they invest more in comfortable beds?
