The room was bigger than expected, the lobby has some old school charm and the garden is really special. I like this kind of retro atmosphere. Also the neighborhood is quiet. The convenience store across the street is very convenient. The sheets were clean and though the hotel is older and showing it's age, the rooms and shower are kept as clean as they can be.

The carpet should be cleaned, it is time to clean or change it out, just too many stains to truly relax, sadly. I can tell the room was cleaned but if the carpet is stained, it feels dirty. The breakfast is lacking. I don't mind a simple continental breakfast but at least have some jam or butter with the croissants? Such potential in the dining space with the beautiful big windows looking out on a garden with koi pond. I wish they would just take the cheap plastic off the tables, making a few adjustments would make a huge difference because the bones of the place are great...a shame really. This place could be very retro cool.

Spacious room, clean bathroom, and bed. The location was great for quick access to Okubo Station and Shin-Okubo Station.

Just an information; the walls in Japan tend to be thin. This is also the case in this hotel. Keep that in mind, for the light sleepers. Street sounds can be heard in this city "that never sleeps"

The staff were very helpful from check in, breakfast and even helping to set up a luggage transfer for us. The room was clean and comfortable with a sofa and bed, a soaking tub and shower. The signs were easy to understand and were in multiple languages. Everything was comfortable. The location was great being close enough to the station we didn't have to worry about getting lost or being late; and far enough away that we were able to get some peace in a busy area.

The hotel is extremely conveniently located, while still being in a quiet neighbourhood, set back from the main roads but still close to lots of things, with a convenience store across the street, and everything else needed in a short walk. The room itself was very good for the price, and got a good sleep. There was also daily room service that kept the place very clean and tidy, plus there was also wifi which I didn't expect I'd have.

While the room in general was okay, the bathroom is very cramped, it was a big struggle as someone tall to use it. It did include all the needed amenities though,

Loved the location, very close to train station and also very easy to walk to shinjuku. Room was comfortable and the bed was nice. Staff are very kind and friendly. Good air conditioning / heating and very clean

Bathroom is a little small but still manageable. Free breakfast was nice - could use a little more selection, maybe some eggs or toast.

The location is perfect, only minutes on foot to the nearest train station and a 15 minute walk to Kabukicho. Clean sheets and towels every day and included breakfast for a great price.

The noise from the street and corridors of the hotel can be quite loud. People talking loudly outside and sirens are quite noisy, the windows and walls must be quite thin.

Lovely and very helpful staff, hotel is very well located and only an 8 min walk from 2 stations/half an hour walk to the center of Shinjuku. The windows open all the way, which was amazing.

Rooms appliances could use some cleaning, specially the air filters(very dusty).

Free parking! Great location near 2 train stations, one of which was the Yamanote line, and near many restaurants yet in a quiet street. Free breakfast - adequate if you like cereal with milk, with a number of juices including guava juice! Room was large at 25 sq m for a twin room in Tokyo.

Sofa in room a bit too low. The room aircon filter needs to be cleaned - it looked quite dirty!

Staff is great! So helpful! Breakfast was ok! Bed was nice. Is a good quality/price place! And 5 min walk from two train stations or 10 from shinjuku! Amazing spot, quiet, beautiful city views and beautiful garden

Bathroom a bit small if you are tall! 🤣🤣 But you will survive!

Easy path and Walking distance from Shin Okubo. Great price. Free breakfast even though small was a welcome amenity.

The bathroom is really really small. Even by Japan standards. You literally stand in the same spot to brush your teeth, go to the toilet, and get into the shower.
