Excellent value for money, staff were extremely helpful and kind, cleaners were excellent, room was spotless and bed was made fresh every morning. 10 minute walk from the club zone, you can also get a pass for there all inclusive sister hotel jus a ten minute walk away for 15usd once you get a wristband for Dos Playas of reception! Pool area is small but lovely, the negative reviews do not reflect this hotel!

The price and location were great for our purpose of the trip. The view to the bay was excellent and the great space of the room including a sink. Would be better to include a coffee maker machine. Suggestion, try to negotiate with the restaurant to offer Breakfast.

In the bathroom there was a bad smell of sewage and a water leak. This issue wasn´t only in our room, other guest share the same issue. I hope you find the cause of the bad smell on the pipes and get fix.

Staff - mainly Reception & Housekeeping - friendly & helpful (despite check in probs). Great views of the enjoyable swimming pool, well kept hotel gardens, lagoon etc from my living room balcony & bedroom window. Mostly laid back & relaxing ambience by the lagoon, away from big, mass tourism hotels but within easy reach of shops, cafés, restaurants etc.

The first two rooms I was shown (but rejected) were clearly unacceptable in terms of the facilities I'd booked & paid for. Check in staff didn't protest but claimed not to be aware of this. Communal areas of the hotel were OK but, from what I saw, the individual guest rooms were dilapidated, with many stained surfaces, looking (& possibly being) dirty.

Good location. Cheap accommodation, good value for money. The room was big and included a small balcony. Helpful staff. Daily cleaning. A shop nearby, and about 300m away are places to eat, a bus stop and a bigger shop.

The toilet smelled, so the door had to be closed. On the last day, guests came to the next room and their voices could be heard quite well in my room. The internet was sometimes bad.

The hotel is very nice looking, kind staff, traditional decor, lovely interior and design, big pool, beautiful palms, amazing view on the lagoon and clean, big sunny rooms with balconies. Also close to city and all the good beaches, all over good experience!

The outside area around the pool was beautiful and well groomed. The lagoon was nice to look at as well.

There was not enough areas around the pool with shade. No umbrellas to use as a relief from the hot sun during August. The pool wasn't shaded either so a person could easily burn if you are out too long.

Staff were great, super friendly. Pool was clean and there's a 24 shop around the corner... 10 min walk to the beach, red bus at the corner to go down the strip. Good value.

The location right on the edge of the lagoon has a great view, we saw a large crocodile as soon as we arrived! Great fun 'Croc watching' from the little on-site bar which had a few tables and chairs. Small but well maintained gardens and the cleanest/nicest pool we'd come across all holiday. Perhaps because there appeared to be an independent dive school operating on site. A little convenience store located right next door, and a larger convenience store a few minutes walk away (selling coffee, subway, hot dogs, pasties etc). About 1km/20 min walk away from cancun's main strip (coco bongo, senor frogs etc) and closest beach access. Alternatively, a few minutes walk to the bus stop which can take you to any of the public beach access points or cancun downtown for 12 pesos per person. The air con was good, the shower was hot, towels in room, beds comfy, occasionally free drinkable water available from dispensors in the corridor. The cheapest independent private room option in the area (that we could find).

The hotel is extremely dilapidated on the outside, and the room was filthy/grubby, covered in hairs of all kind, with old soap wrappers, a face mask, and old toilet roll cardboard on the floor when we arrived (except for the beds & bed linen which were nice and clean). The water dispensors weren't refilled when we asked. Corridors very noisy, take ear plugs.
