After reading previous reviews my expectations were pretty high, however when I arrived the check in was not organised well at all. I notified them of my arrival time and yet there was still no one at the front desk and there was no buzzer to request entry, if I hadn't of been lucky enough to have a guest come to the door while I was standing outside with all my luggage there's no telling how long I would've been stranded outside the hotel. The WiFi was not working straight away but I managed to get it going with some tips from the manager. The hot water stopped working for 2 days so I was forced to take cold showers, at first messages from the management on WhatsApp were slow, especially with urgent matters like no hot water, but eventually the responses got quicker and the service improved. The housekeeping lady was amazing, always taking care of my room when I requested for housekeeping, it rained one day and she even let me borrow her umbrella so I could run out and grab a few things that I needed. Such an amazing lady, she always left an animal towel for me 😁 The apartment itself is nice and spacious although there is no hand wash in the toilet, or by the kitchen sink so you can't wash your hands, I ended up having to use the washing up liquid instead of hand soap. The hotel is in a nice location.

The apartment is spacious and generally clean. There's a washer and dryer inside the apartment as well, making it very convenient. There is also the option to prepare some simple meals. There's a large supermarket just a 5-10min walk away and decent restaurants nearby. The apartment was quiet and fit our needs of providing a base as we went diving in the cenotes.

The toilet bowl floor area could have been washed more thoroughly, though it's not a dealbreaker. The location is not exactly central, so you probably need to get a cab to get around, walk or cycle. There's no Didi/Ubers available in Tulum so you can only flag down taxis. If you're taking the ADO bus from airport, you will need to cab to the hotel unless you don't mind walking nearly 2km.

Absolutely wonderful front of house team who were super helpful in the run to my trip & ensured we were well taken care of throughout! Juan personally assisted in booking us a taxi from Cancun airport & despite some issues along the ride (bad luck with a flat tire!) was right on call to make sure we arrived safely. The room was so spacious with a full living area, kitchenette & big bedroom/bathroom. The rooftop terrace was the cherry on top with a fabulous pool and cabana areas/giant bean bags. It was the perfect chill spot after a day exploring Playa with the hub only around 10-15 minutes walk away.

Can’t fault our stay! One nice addition may be coffee in the room but it was a nice excuse to try lots of the nearby coffee cafes.

I recently had an amazing stay at this hotel in Playa del Carmen. The location was perfect – close to everything without being in the midst of the hustle and bustle. It made exploring the area incredibly convenient. What really stood out was the peaceful ambiance. Despite its central location, the hotel was surprisingly quiet, providing a nice escape from the lively surroundings when needed. It added a pleasant touch to the overall experience. Cleanliness is crucial for me, and I was pleased to find the hotel exceptionally clean. The attention to detail in maintaining a neat and tidy environment made my stay comfortable and worry-free. Now, the apartment – it was fantastic! Packed with amenities, it felt like a home away from home. The well-equipped kitchen and comfortable bedding were particularly noteworthy. It made the stay not just convenient but genuinely enjoyable. All in all, I highly recommend this hotel for anyone visiting Playa del Carmen. It ticks all the boxes – great location, tranquility, cleanliness, and thoughtful amenities. It made my trip memorable, and I'd gladly return for another stay. Solid five stars!

The apartment is absolutely amazing. Lots of room, loved the fact that toilet was separate from shower and there was another sink. Helped us to get ready at the same time. Comfortable bed, good airco, proper equipment for cooking. And the rooftop pool was just amazing! We were often there completely alone, super nice spot to relax. The wifi was good so I could work and have zoom meetings with no issue. The location is also good, close to a beach and 5th Avenue where all restaurants and bars are. Downtown is about 15min walk. The hosts were also very kind, friendly and helpful. Especially Daniel, he gave us good recommendations for food, dancing and was always willing to help. I would definitely recommend for anyone!

Amazing hotel where you get everything what you need:good and calm neighbourhood, a lot of facilities, good noize isolation, decent size at surprisingly low price. We were sleeping like babies all the nights there. Shower was great, with good water pressure and good water drain.

It felt a little bit dirty (like not 100% clean, but 95%). But cleaning upon request was enough to enjoy our 7 days stay. (they even made swans from towels, very cute :) One small thing: you have the kitchen, but no kettle, though you could ask for it at the reception.

We had been travelling around for a few weeks and had had some less than stellar accommodations, so when we walked into Newport house it was like a dream! The decor is modern and clean, the AC is nice and cold, and it really had everything we needed. The rain shower was amazing! Staff was super friendly. Walking distance to the beach and grocery stores and some of the best restaurants in the city (even with a kid). I will definitely recommend this place to friends and family.

The pool is on the smaller side but that didn't stop our child from enjoying it every day!

Spacious and secure apartment with everything we needed for a comfortable stay and in a great location. All the staff were friendly and helpful. Having a washing machine and dryer was great.

A little noise from neighbouring barking dogs and traffic but generally slept very well. For us, in an ideal world the roof top area would have more space for sitting in the sun - most seating was in the shade. Would have been useful to have a clothes airer / drying rack for washed items that weren't suitable for the tumble dryer.

- The room was very clean and comfortable and the appliances that were there made our stay amazing: kitchen to cook dinner and breakfast, big fridge and even a washer and dryer and the water pressure in the shower was an added plus! (can’t be expected in Mexico but it was a pleasant surprise) - The bed is very big and super comfortable - The hotel is situated not directly in the party zone, so it’s quiet but it’s also only a 5-10 minute walk from it - We had the rooftop pool by ourselves most of the time which was also amazing - All the people working at the hotel are extremely nice and welcoming!

I arrived in the evening and left fairly early so did not use my room that much, it was large, clean and nice. For the price it was a great stay. Plus it had a washer and dryer which I did not expect! Note that you have to walk up stairs to get into the hotel, but there was a nice gentleman to help me with my quite heavy bag when I came in. The receptionist spoke very good English and was very helpful.

It was quite humid inside my room despite the air conditioning also I would have liked to see the balcony open earlier in the morning :) I also would have loved some coffee or tea in my room because I did not have time to do any shopping.
