We loved the studio, it had a really nice ambient, nicely decorated, as in the pictures. The garden outside in the premises was also very nice, we spent quite some time there to relax. I was very nicely surprised to find out that there was a kitchen as well, with a different sitting area and there was coffee and water and a fridge that was in common use. I enjoyed the studio and the outdoor premises. We were also allowed to stay in the premises after the check-out for as long as we wished and that was very nice. The studio is located only one street next to the Main Street with all the restaurants, the bus station, so location is also very good.

Maybe, one would have expected a mini fridge inside the studio and not in the common premises, but I cannot say that it bothered us. All was great!

The room was nice and clean. It was in the walkable distance from the ADO station. Check-in was smooth. There was a shared fridge and well equipped kitchen area. There was a nice garden to sit in. There was hot water in the shower with good water pressure.

The drinkable water in the kitchen tasted little bit strange. There was a small palm tree in front of my room so everytime I wanted to enter or leave the room I was smashed to my face with the leaves. There was also a cat living in the property. It was quite alright but just a bit annoying when I was eating. Once it also entered my room when I was leaving it.

Simply furnished, but very clean and modern room with good A/C in a secure compound. There is a large relaxing communal area with basic cooking facilities, fridge/freezer and tables / chairs / sofas, which was great for breakfast. The house is located at the end of Tulum downtown strip, which makes it very easy to walk to all the bars and restaurants.

As informed by the friendly owner, we were there during a Mayan Festival which involved incredibly loud music until 3am, so a little difficult to sleep. That said, I don't think anyone in Tulum would have slept much during the festival as it was so loud! :-)

Such a beautiful place! The whole building with its amazing garden area and the room are very beautiful. The bed is comfortable, the bathroom nice and I appreciated the mosquito screens. The location is in walking distance to the center, restaurants and coffee shops. Check-in was easy and uncomplicated.

The last night (Thursday) I couldn't sleep because the neighbors were partying crazy loud till 5am. Not even my earplugs were helpful 🫨

Location is super convenient to the main strip in town. The staff were AMAZING, they answered all of my questions super quickly, gave lots of helpful suggestions and recommendations. The property is quiet and pretty and calm, and I was super grateful for the drinking water dispenser in the upstairs kitchen to fill up my water bottle before heading out for the day. It's a great value, too, I would highly recommend and would stay here again if I come back to Tulum.

The shower is a little funky - the walls are super low, so in order to keep from soaking the whole bathroom (and the tp!), I squatted. Not un-liveable, but un-ideal perhaps.

The garden is beautiful. The room has a lot of space and is nicely decorated. The shared areas are comfortable and useful. There are options to cook and sitting areas where we enjoyed the company of other travelers. Easy communication with the staff via WhatsApp

The shower floor was not very clean. The neighborhood is not pleasant. We avoided walking there at night (but felt safe inside the property). The nearby street was sometimes noisy, The noise was mainly in the shared areas. Our room was quiet (room #1)

The property is located in a more residential and local area, a little further from the crowded centre area, but still very strategic for accessing to Restourants and shops. The property is very green and quite chill, the room was pretty specious with good facilities, it could be quite humid there.

It would have been to meet and have more interaction with the hosts

We had a room on the upper story and looked out into the canopy of the garden trees. We enjoyed watching many types of birds come and go from our window. The room was very clean and comfortable. We would’ve appreciated a chair and table in the room. The open air kitchen was very comfortable, with enough kitchen tools to prepare a meal. Friendly resident cat was a plus! Grounds and room were lovely. The complex itself was very quiet, one of the streets outside was busy in the morning, but quiet at night. A produce market and small supermarket are across the street, restaurants are easily walkable. Bikes and scooters available to rent just down the street. We found the location to be very convenient and appreciated being off the Main Street. Casa Abanico is a great place to stay while visiting Tulum!

We loved our stay and appreciated the lovely decoration and all the small details that make for a better stay: the nightstand at the right place, the bed lights where you need them, lots of storage (love the Made for-the-room-cabinet, so clever), the common kitchen and garden! It shows a lot of love and care which you don't always find when traveling. Location is 8 mins walk from Ado bus. Lots of nice restaurant close by. We totally recommend this place

Great place hidden in a beautiful garden. The room was large, with a comfortable bed. We used the outdoor kitchen for the breakfasts and for an evening beer. Around are nice cafés, restaurants and a good place for renting bikes/scooters. At the same time, some parts around can look a little bit scary, but they should be safe, and at least you see "more real Mexico". The check-in is sefl-authorize - we never met the owners/stewards.
