You are welcomed by Uriel. He is bilingual, knowledgeable, and extremely helpful with recommendations. Two doors down are the best tacos (we love mixtos) at Carboncita. A few more steps down the road is a fantastic old style ice cream shop. The room and bathroom are huge. The AC works great. Watching the opossums and bats in the courtyard are a pleasant surprise in the middle of Tulum city. The room is so quiet especially given that everything is just a few steps away. If you arrive by bus, the ADO station is a short walk. They have private parking if you arrive by car. The morning coffee is appreciated to start your day.

The hotel is very centrally located with many restaurants, shops, banks and ATMs around. It is also just 10 minutes drive to the Mayan Ruins in Tulum. I chose this hotel because it was central and had a parking lot. When I arrived at the hotel with my car, I couldn't find where the parking place of the hotel was, so I had to pull over on the main road, go in the hotel reception and ask. Even though the guy at the reception didn't speak any English, he immediately came out of the hotel, phoned someone and get the locked doors of the parking lot opened and he even drove and parked my car himself. He was such a nice and helpful person. The parking place was quite small, which takes around 7 cars but was very secure as it has a locked door. If you are not arriving to Tulum by car, the ADO bus terminal is just a few minutes walk away. The room was very spacious and the bed was comfortable.

Water was dripping from the air conditioning and wetting the wall and the floor. And the ceiling fan was making a loud and weird noice. But these didn't cause much problem for me as I stayed only one night.

Property is nicely priced and location is good if you want to stay close to city center , I was sold with the bathroom the shower was the most amazing part of this experience love the amazing shower head cascade and the toiletries were of great quality, it’s not a quite place if you want to sleep in but I had the first room close to the lobby and that made it hard to sleep longer , the front desk was very helpful and nice , I wouldn’t mind not staying again for a short while.

They clean daily. A little detail that makes a difference because you carry in sand from the beach or the cenotes. They have free shampoo and conditioner that's incredible! Loved it. My husband loved their free coffee. They also had a frigobar in our bedroom. They're next to a stop for public vans to go around (Playa del Carmen, Cancun), they're called Colectivos. Great spot in the city centre.

There's ants in the balcony, haha. Unrelated to the hotel. Hotel was great. I think they charged me a bit more because the exchange rate... Idk why they charge in dollars and not pesos.

Excellent central location, but far from the beach area. Great atmosphere inside the building and the corridors, lots of plants, big garden, wooden decorations etc. Good wifi.

Bathroom was horrible. You cannot take a shower without making everything else wet as there is no separation between the shower and the rest, furthermore the toilet is like max 1 meter away from the "shower area" so you have to pack away toilet paper, dry clothes, etc. Basin is also too small for the tap's length so water tends to end up on the floor.. At least 2 days out of 4 the neighboring house was doing bbq or I don't know what exactly, but the whole area was full of smoke and we could not use the balcony..

Loved the room.the location is walkable to ado bus stop and many local markets and shops as its on main road. Property have secured gated parking for overnight. Water pressure in the shower can be enhanced, need to wait atleast 7-10mins for cold water to turn hot. Rest all good. Free coffee/tea provided 6am-11am in the morning. I didnt had any as i dont take my tea/coffee without milk or cream. They have mini locker in the room and a fridge too. Netflix works fine and overall nice big size room for a king bed. Stored our bags for few hours after checkout. The AC worked well, they have hot and cold water near the reception and normal and hot water on each floor i believe. Uriel at the reception was super nice and can help you with local recommendations. He speaks very good english.Many vegan restaurants in walkable distance. Cant think of any con as i came back here again to stay for the last night of my trip. PS- The room number on the room key are mayan numeral :) So cool!!

Hot water in the shower come very late, can also increase the water pressure in the shower head

Location, close you ADO and city centre Spacious room with beautiful quite balcony looking immerse in forest. Table and chair on the balcony to enjoy breakfast Comfortable bed Complimentary light breakfast served at reception with coffee and tea, fruits and some croissant. Water station available all day at reception (cold and hot water) Fridge available in the room Staff is very smiling (expecially the lady at reception) and helpful. They accept dollars at the market exchange rate (not common at all) so dont take advantage of the conversion fee. Very honest of them!

There are no mosquito nets, the room was contantly full of mosquitos cause they enter everytime you open the window for a couple of seconds :( Walls look quite dirty, a refreshing every now and then would make the trick. Room lighting should be improoved. Did not like the toiletries, but just a personal taste

Everything was clean, beds comfortable and big and super comfortable pillows as well! They are on the main road so I felt safe and you are next door to restaurants and all the shops in town! Even an ATM across the road, and money exchange! Great price for what you pay and the staff are so lovely and helpful! Lucre was exceptional she was always offering to help with any issues we had and went above and beyond to make our stay a great experience! I will 100% recommendations this property and I will definitely be staying again when we visit Mexico again it was the best stay could not mention one thing bad about this property they are absolutely the best! Thankyou lucre you were the best host I have ever had and hope this recommendation helps others!

Not one thing I didn’t like about this property, it was our best stay for the 4 weeks we were travelling definitely recommend!

This is an excellent property in a prime location, close to the ADO, restaurants, bars, colectivos, supermarkets, bike hires, really everything. Our room was delightful, spacious, with a hammock on the balcony for an afternoon relax, a very comfortable bed and excellent air conditioning. Given the location on the busy street, the room was quiet and peaceful. The staff were all lovely and the young man on the reception afternoon shift was really helpful. We had a wonderful stay in Tulum.

Minimalist vibe, uncluttered. Ample lounging and eating spaces. Excellent TV options for rainy days. Convenient location on the main road with abundant restaurants for all budgets and tastes, the ADO bus stop is 1 block away and there's a reliable lavandería a few meters away. Large, comfy bed. Spacious room. Polite, helpful staff.

Only minor drawbacks: Hot water takes unusually long to arrive in the shower, wasting a lot of water. There are no hooks or racks for hanging towels or wet swimsuits but this is a peculiarity I have noted all over Mexico, not just this hotel.
