The breakfast was really good, hostess Anne did a great job! Location of this large property is secluded and away from the Main Street Hokitika ( 7 minutes drive). Therefore very quiet. We were given the ground floor unit in the front. Room size is just adequate, with a short corridor to the bathroom. Hokitika has interesting beach front, where there is a lot of driftwood, easy access by walking or driving to the sunset point (dress warmly as very windy, when we visited in mid March). It also has a very good swimming pool (besides the clock tower); which is 33.3 M length, as we had a rainy morning therefore good activity instead of other outdoors pursuits.

A liitle pricey. But overall worth the experience.

Anna and Fraser were amazing hosts during our stay serving up the most delicious breakfasts reminiscent of the best we had in the UK. This is in the top three spots we have stayed in our 6 week trip in NZ. The room was extremely comfortable and clean. Would thoroughly recommend if staying in Hokitika.

Made to feel welcome right from our arrival. Room was clean, bed comfortable and shower very good. Breakfast, too, was good. The grounds and surrounding countryside are attractive

No air con on what was a very hot night. The fan which was in the room could do with being renewed with a modern, quiet, version

The generosity of the hosts. They have divided their property so that guests have a private wing of the house. The room that we stayed in had a separate WC and separate shower room. Extremely comfortable accommodation. Best breakfast and very generous. Thank-you Ann. Wonderful bread baked by Fraser. Thank-you. A real team effort. Location is Quiet and you can sit out on the patio and listen to the birds. Immaculate

Breakfast was a highlight. To be honest, we weren't expecting much, but the food was fresh and well prepared. Little home made touches like the bread, preserves and yoghurt were excellent. The hosts are working hard to reinvigorate a property that was past it's best - they are doing a great job.

Property is great, but it's well out of town on a road that doesn't really encourage walking. The bedroom was tiny, and although equipped with a wardrobe, it was where the kettle and bar frig was. So, suitcases on the floor - just a bit cramped. There was plenty other common space, and a separate bathroom, so it was OK.

Very warm hosts who have been running B&Bs for many years. They know what is important. We were given tips for excursions and restaurants as soon as we arrived (late afternoon). Great breakfast. Highly recommended place to stay.

Hosts are very nice, kind and friendly. The room is warm, cozy, clean and lovely. And living room is a great place to rest. Front yard is a good place to see so many stars in the sky. Breakfast is also delicious. The host told me to tear all the ice from the car windows and then came to the parking lot and checked again when I left. I was really impressed and grateful. It was a perfect stay!

The hosts were very friendly and helpful. The breakfast was delicious. The accommodations were very nice and lots of room. Location outside of town is convenient and private. Would definitely stay there again!

Great location about 3 min drive from the Hokitika beach. Breakfast was 10/10. Nice fireplace lit on our arrival. Hosts were really good with some great suggestions that we didnt know about.

Winter has been harsh to the gardens on the property. I think they would / could look magnificent in summer.

The breakfast was amazing. I’ve never had such a good breakfast with fruits, at least 12 sort of honey, Sourdeig toast, poached & scrambeld eggs on you style…..and a lot more.
