Great location in the centre of Southwold. A beautiful building with so much history and the room was comfortable and spacious for a building of this age. Amenities excellent and new, modern bathroom was a nice touch. We didn’t eat at the attached restaurant, but it looked very good!

Understandable that there is no air conditioning but the fan provided was not for purpose on a hot summers day/evening. This is an old building so things do creak a little, which only adds to its charm, but if total silence is your thing then this may not be for you.

Beautiful, historic building. The room and bathroom was large and the beds were comfy. Elegantly decorated. Loved the beams and the creaky floor boards. It was a privilege to stay there even for a small while. The coffee station was excellent with really good quality tea and coffee supplied.

Nothing that was in the host's control (possibly lack of information on Booking.com website?)- the large slipper bath was a super idea but both my mother and I have mobility issues and the lack of the shower was a small issue. Only minor because we only stayed for one night.

Thank you to our lovely hosts Andy and Kinga for a wonderful stay! We were in the perfect location for our weekend getaway to explore beautiful Southwold - set back from the hustle and bustle and close enough to step out onto the high street and just a short walk to the sea front. Comfortable and clean room with great views of the church and of the lighthouse! We enjoyed a wonderful breakfast and had the best stay!

nothing not to like

Lovely stay staff were excellent and very friendly couldn’t do enough for you. Room was really nice loved the ceiling in our room bed was so comfortable and big shower room was excellent. Lovely tea and coffee in the room and robes as well. No parking is the only negative but even that is being picky it’s basically a 2 minute walk once you’ve dropped your suitcase off to the free parking round the corner! Lots of lovely shops near by and beach is a 10 minute walk if that.

All the period features

The room was stunning, such a beautiful ceiling, great size and refreshments. The location is very central so perfect from that point of view. Would highly recommend it.

Unfortunately we weren't able to get breakfast the following morning, which was understandable given the person I spoke to said they had a hospital procedure, however surprised they don't have cover for any circumstances where the main people are unable to attend.

We stayed in the James ll room, fantastic! Amazing to be able to stay in a room with so much history and a 15th century ceiling. Very comfortable, spacious and all good. Parking (free) is a short walk away, but not a problem, although I could imagine it being a bit full during high season. Easy to drop bags at the rear of the property. We ate in the restaurant which was equally fantastic. Food, service and wine were all wonderful. I would come back just for the monkfish wellington! Highly recommended.

Large room , good shower , comfy bed, very clean . 10 out of 10 breakfast which was accommodated even though we turned up after it had finished. Owner is a bit of a character but very friendly

We had small issue with couple of radiators in room on first night , this was sorted quickly and efficiently and we given breakfast free or charge the next day which more than made up for any inconvenience.

Loved the room, the bottled water notice, so clean everything shone! I was solo traveller so appreciate others comments about the room size I had, but for me was perfect. Easy check in instructions so no need for anyone to be there. Yummy breakfast, maybe only thing that jarred acre bit was being charged for coffee with my breakfast whereas up in room was provided.

We didn't really have any interaction with the staff. The location is great. Nice room, very comfy bed and good bathroom.

The parking situation wasn't great, had to go quite far away to get parked. Quite disjointed not having the restaurant as part of the hotel and having to book breakfast or dinner via the website, we ended up not eating any meals there.

The breakfast room was charming and the breakfast was excellent. Great local products used and well presented. The bedding and mattress were really great quality, and the coffee and tea facilities were also high end quality.

Wouldn't say 'didn't like' BUT noticed that there were a lot of cobwebs and dust in the breakfast room. shame that it hadn't been attended to. Also in the bathroom, the soap container on the sink area was half full on arrival..maybe it should of been 'topped up' before we arrived...first impressions count. The Garden Room which we stayed in had a beautiful chair but maybe too large for the size of the room as the fireplace was completely hidden by the chest of drawers.
