Lovely bright room with a sea view. Good shower room with good water pressure and temperature. Tea and coffee facilities. Lovely Full breakfast. Very pleasant breakfast room Room 2 was on the first floor. Places to eat not too far away. An easy walk. Just two and a half miles from the East Anglia Transport Museum - That was the reason for my visit! The owners went out of their way to ensure that the stay went well.

Best not to arrive at the end of the primary school day as parents park outside to pick up the students. Not really suitable for people who can not climb stairs.

Lovely B&B on the beachfront in Lowestoft. Easy access to the beach and the town, with all of its shops and facilities. Parking was plentiful and free. Breakfast was home cooked to order and was delicious. The room was very clean and tidy and warm. Bathroom was compact but has everything needed and was very clean. Would recommend to others and would stay there again when in Lowestoft.

My room was on the first floor and there is no lift, which made lugging my luggage up the stairs a bit of a pain.

The rooms were spacious and welcoming. It was a very short walk to the beach and amenities. Caroline was very welcoming and made you feel like you were personal friends. Bedrooms had plug and usb sockets by the beds which is very handy. Towels were a good size and everything was very clean. Beds were comfortable and for the warm nights there were fans available. Our rooms also had excellent views of the sea! Breakfast was plentiful and with a good choice of food including vegetarian and vegan options. Tea, coffee (normal & decaf) and hot chocolate was available in the rooms with herbal teas also available.

Beautiful clean, nicely decorated throughout, B & B is in a great position, just across the road from a beautiful beach, just up the road from the pier and restaurants. We had a lovely friendly welcome from Caroline, didn't see much of Andy, but he was also friendly. Breakfast was delicious and plentiful. Would highly recommend this lovely B & B

This is not a criticism, just advising other guests that are a little larger than the average, and or have mobility issues, like myself. Our bathroom was quite small, so manoeuvring was quite differcult for me, my husband who has no issues was absolutely fine with its size..might be a good idea to ask Caroline for a room with more room if you think you may need it.

The host was very attentive, and we had a fantastic breakfast each day. Nothing was too much trouble, and we felt very comfortable in the B&B. It is in a quiet area, so there is no noise at night, parking on the street outside was very handy. A fan was available in the room, as it was a very hot July heatwave when we stayed. The B&B is very nicely decorated and super clean.

The host asked us about our stay when we left. We struggled to find anything negative to stay. The B&B was full, and the water pressure in the shower was a little low at times,, and the basin in the bathroom was small. But we knew we booked a smaller loft room. The room was very cleverly laid out to maximise the space available.

OK - so this is a lovely lovely B&B in the south part of Lowestoft which I am of the opinion is the nicer side near the pear the sea front gardens and lovely cafes and beach pubs. The house itself is a gorgeous 1900 with large windows and large rooms and high ceilings. Is absolutely spotless. Free parking on the road out front. Sheets and huge huge towels smell so lovely and fresh. The lovely Caroline does front of house and breakfasts are awesome - great products cooked by Andrew to absolute perfection. The rooms are well catered for you to be able to stay in and use as your own space. Would highly recommend.

We were greeted by the owner Caroline who was very pleasant she handed the keys to our room and explained the facilities.Breakfast is pre ordered and served at a reserved time and table slot which was good. The room was clean and tidy and we were provided with fresh towels bed linen tea coffee and biscuits which was a nice touch. Fresh bath towels soaps shampoo and conditioners provided and toiletries. The breakfast was excellent consisting of cereals toast tea coffee fruit juices and a choice of freshly cooked items all pre ordered to your choice. We will definately be re booking here. Parking was outside the house unrestricted. However there is a school opposite so timing you arrival outside school drop off or pick up times is essential to secure a parkin g space.

The ONLY issue was the poor pressure of water for the shower...that said we were on the top floor of a three storey build so until a power shower is installed this will always be a dissappointment, but it did not spoil our stay and EVERYTHING else was excellent

Lovely location & we had a fantastic sea view from our comfortable room. We could just sit in the armchair in the bay window with a book and gaze out to sea. Great breakfast options, good vegetarian choices and milk alternatives available. Very friendly hosts, Andy and Caroline. Will definitely be returning.

We liked everything

The breakfast was excellent....good choice and variety. The situation of the B&B was ideal as it was near facilities but still a peaceful location. The owner was helpful and extremely friendly.

I found the mattress uncomfortable as it was a bit hard for me as I suffer with sciatica. My husband though found it comfortable and fine for him...it's just a matter of personal preference.

Caroline and Andy could not do enough, very knowledgeable about the area and where to visit. Always smiling and readily available, Andy cooks a good breakfast while Caroline is front of house ensuring all your needs are catered for. Thank you both for a lovely 3 days definitely helped us to boost our batteries.
