Breakfast was excellent. Location was superb, though the route up the narrow single track road, Bog Road, is tight. The garden is an excellent amenity and the landlady could not have been more welcoming. The room is what you would expect from a 18th century building, with mixed furniture, a Travel Inn it is not, but that is something on the plus side. We were there as because we had a booking at the equestrian centre based at the farm ( though nothing to do with the farm apart from hosting it ) and the landlady was extremely helpful in sorting the issue out. We were delighted with our short overnight stay and overall, for the Lakes, it was good value for money.
WIFI was iffy, and no data signal as well, but off the grid for 18 hours was no biggie for us.

The Homestead Farm was a delight! It is a stunningly beautiful location, away from the hustle bustle of the city, but with lovely options to walk through field trails to the closest dining options or to drive to hiking trailheads throughout the Lake District area. The hosts were so helpful after I had a car accident and had limited service on my phone but needed to be in touch with both the car repair, the rental company, and the insurance company. The food was made to order and so delicious. I had a truly wonderful stay!
I liked everything!

Loved the stay at Holmeshead farm. Property and rooms were very comfortable. Could experience a true English home. Awesome breakfast and excellent hosts. Judith went the extra mile to make us vegetarian sausage as I happened to mention to her that we eat only vegetarian. Breakfast was scrumptious. Views from the rooms were breathtaking. Overall a great experience
Last few miles to the farm is a bit winding with narrow roads. We had a big car and was a bit tough. Also, we could not get into the property on the first day as the entry to the farm was flooded and hance had to make alternate arrangements on stay elsewhere until the water receded.

Autentic B&B in the countryside. We enjoyed every day. The host, Judith, is friendly, interested and a lovely person. The breakfast is good and with as well yoghurt and fruit as traditional english breakfast. The farm is next to walking routes and beautiful nature. The wievs are fantastic. Wifi fine. The farm deserves the absolutely best recommendations.

Holmeshead Farm B&B is a really good bed and breakfast – it is spotlessly clean, very comfortable and the full English breakfast is both generous and delicious (Ed’s home-made sausages are amazing!) Just what is needed before a day’s walking the fells. Judith is a lovely host, very helpful with great suggestions about dining out and walking etc, yet she also leaves you to enjoy the peace and quiet too – perfect! The gardens are a beautiful quiet place to sit out and take in the views, and they are a haven for wildlife – lots of bird life, and even four spotted flycatchers – a special treat indeed for bird lovers. This is a lovely quiet place to stay, yet so near to several major locations such as Hawkshead and Ambleside, and it’s a brilliant location for anyone that likes walking – so many of the major fell walking areas are very short drives away. We’ll be booking again.

The breakfast was good with decent bacon and homemade sausages. Judith was a wonderful host and even dried our walking boots out. The location was lovely and it was a shame we couldn't use the garden because of the rainy weather during our stay. The property had character and the bed was clean and comfortable. There was fresh milk and cold water available in a fridge downstairs. Full marks to Judith for doing all she could to make our stay comfortable. We would love to have stayed longer.
There isn't much to criticise; the only thing possible to say is that with a house of this character with rooms close together, noise could travel from room to room easily. However, all guests were respectful of this when we were there.

We really enjoyed our stay. It was totally relaxing and away from the touristy parts of the lakes. Judith and Ed were most welcoming and the gift of a bottle of wine was most welcome as it was something we had forgotten to bring. The grounds are lovely with the garden swing and the comfortable shelter to enjoy in the unpredictable weather. We were also given advice on the restaurants nearby and advised on the necessity to book.
There was nothing we didn’t like. Our room was spacious; our beds very comfortable with exquisite, heavy covers. We loved the windows which we could open to enjoy the air and the view over the surrounding fields. There were ample towels and hot water in the shower. I realise that perhaps all this should be in the previous answer but I shall continue to add how much we appreciated the welcoming fire in the lounge when we returned from dinner on a very wet evening.

Quiet and peaceful place surrounded by meadows with grazing sheep. Step back in history, the house is very old and has an old spirit, which will appreciate people who love past times...
