1- The hotel family member is friendly, helpful and wonderful. 2- The room is clean and comfortable. 3- There is cleaning room for washing the clothes. 4- There is a coffee machine and a bowl filled with a variety of fresh fruits in the lobby. 5- There is a bidet toilet with a hose & spray. 6- They clean the room daily. 7- The breakfast is good and enough. 8- There is trampoline for kids in the garden. 9- There is an apple & Apricot trees around the hotel, it is an interesting to pick up some fruit during your stay. 10- There is a cute and lovely bengal cat sitting in the lobby and moving around the garden, I like it so much 😍😍😍😍😍. 11- The Zell am See-Kaprun Summer Card is included. 12- There is a supermarket and many Hala restaurants near hotel, maximum 5 to 7 minutes walking. 13- you can refill your water from the lobby. Great location, in a quiet alley near the center of Kaprun. My room had views of both the green Kaprun fields and the Top Of Salzburg peak, which was stunning. The lady at the breakfast was very kind and attentive. The owner is a pleasant person and was always there during the morning times and gave us some useful tips. There are enough parking spaces available at the property and on the street and the Summer Card is a huge plus.

Getting upstairs to the third bed might be a bit challenging for some bigger adults.

I absolutely loved the warmth and professionalism of the staff — they were always ready to help with a smile and went above and beyond to make us feel welcome. The entire property was spotless and beautifully maintained, and the room was exceptionally clean and comfortable. It was truly a memorable experience that exceeded all expectations. Also, the free tickets for most of Kaprun & Zee lam see activities.

Basement rooms not good choice if you plan to stay in.

We arrived by car two people for two nights. We found the place easily. There is a private parking lot next door. We got a room on the first floor, without having to carry our luggage up the stairs. Check in was quick and easy. We received a Summer Card, apparently for free, but at the end of the stay you pay for it. In any case, it pays off if you take advantage of it. He can certainly save quite a bit. The room is spacious and clean, well lit, the bed is comfortable, everything works. There is hot water all the time. We made lettuce and dried it on the spot. The breakfast is full and delicious. The owner of the place gave us some tips for trips that helped us. In the evening we ate at a nearby restaurant, a 5-minute walk away. All in all, a good and pleasant stay.

There was a moment when we felt the over-involvement of the owner of the place. It didn't bother much, but for those who really like silence and prefer silence to excessive niceness, you should take into account that this is a small private house that is photographed and monitored. In any case, he helped us in everything we needed.

I came for the second time to this great hotel, friendly stuff, very welcoming, very clean and a very quiet place. Near to the activities and free parking,what could we ask for more! The owner of this hotel has become our close friend actually, and we’re not writing this good review for our friendship, but for the exceptional service we had from him. The cleanest accomadation we have ever stay. Oliver is sooo helpful, friendly and very welcome. One of the biggest advantage is also summercard. We used most of the facilities around Kaprun free via summercard. Breakfast is fair enough. There is a vending machine in the pension that allows you to buy anything you want during the night. The location is great in the middle of Kaprun. Thanks a lot for the hospitality

Stayed for 4 nights at this hotel from 9-13 May. Perfect location in the center of Kaprun , very clean room, warm welcoming atmosphere from the host. Highly recommended .

Only few parking spots available . However, the vehicle can be parked at the pavement. Moreover, according to the host ; summer cards are available and valid to be used from 15 May to 31st October each year . Before or after this period the card is not valid.

This is our second time we came to the same hotel , due to it perfect location ,it is a quite place, no noice , Nice people around us . Also there are many Halal Restuarant near us . The person who is responsible on the place is a great , respectful , helpfull man . There are 4 spots for parking cars , there is also a humble breakfast . We loved it 💙

Pension Patricia is one of the nicer hotels we stayed at in Austria. Located in a beautiful countryside, the pension offers designed and modern rooms with comfortable beds, a closet, a table, a large TV screen where you can also watch Netflix, an electric kettle and a small refrigerator. The bathroom and toilet are also modern and well equipped. We had breakfast every morning which was reasonably priced, rich and varied. But above all and above all - the main thing in this lovely boarding house is the wonderful attitude of Oliver, the owner who is always at the service of the customer, full of good will to help and assist, donates information with kindness and a smile - all these give the guest the feeling that he is most welcome. In addition to that, since we were staying there for four nights, Oliver equipped us with a discount card that saved us a lot of money.
