We loved the staff they were friendly and helpful. The room was comfortable and clean and they provided daily cleaning. The staff shared about activities, restaurants and things to see during our stay. The property was clean and had many complimentary services; beach towels, kayaks, sunscreen, water. The location was perfect right in the heart of the main strip and close to everything.

This is an adorable little hotel, right on the "main strip" (ha, there's really only one street for the most part of the island -- not counting the neighborhood). Great location, and well kept hotel. This is a great hotel for someone looking for some value, who doesn't need "fancy". It's nice, but you're not gushing over the luxury. Nice kitchenette for us on the first floor. everything we needed was there. Steps from all the restaurants and shops we wanted, and steps from the sea. Perfect sunrise (east facing) view off the porch or the upstairs common patio area. I could grab a coffee or Coke Zero (glass bottle) and sit on our front patio with a book and watch the sunrise, or I could cross the street and be in a beach chair at the sea's edge. There are a few "nicer" looking hotels on little Caye Caulker, but this offered all you could need at a very good value.

It's not that we "didn't like" anything. It was wonderful. My wife and daughter said we may opt for one of the slightly nicer hotels on the island next time -- there are really only a couple of them -- but they were priced accordingly. Jan's didn't have a pool or amenities like that, and maybe not as "plush" as an American hotel, but I'd stay at Jan's again. This is only my third trip to the Caribbean/LA (Mexico, St. Lucia, and now Belize), and this is exactly what I expect. Tile floors, a beachy feel.

The location was great! Near the Split but not to close it felt noise. The staff was very friendly. The bed was super comfortable and room felt clean and a nice place to relax. They have a roof top area to sit which is good for watching the sun rises. The hotel always gave us new water bottles everyday, which really helps. The free shuttle they offer down the water taxi is so convenient when arriving and departing with luggage.

I couldn’t stay forever.

The value for the location can't be beat. Walk to all the best spots on the island. Rooms are basic but clean and comfortable. Good bed and A/C. Complimentary kayaks. The staff really made this place 5 stars, though. Always kind and helpful and flawlessly arranged our transport from Belize city Airport right to our room. Would absolutely stay here again.

I don't have any complaints. While not upscale, Jan's is a really good value hotel.

This place has great rooms, great views, great ac, right next to a cute and delicious ice-cream shop, close to everything, quiet at night, has a great rooftop sitting area fantastic for both sunrise and sunset, access to a cute beach/dock It really is what you see in the photos!

I can't think of anything I didn't like, we had a fantastic time!

Really lovely hotel, we didn't want to leave! Rooms were spacious, comfortable and cleaned every day, also had a nice view from the balcony. We were able to rent a kayak for free and were provided with lots of helpful info (and aloe Vera!) From the staff. Great location close to the split, but not noisy.

Not too budget friendly but most of the hotels in caye caulker are pricey.

Simple hotel but amenities and service was amazing. Cleaned our room every day, restocked with water bottles and coffee and towels. Got the kayak in the water for us. Gave us a ride to the ferry. It was all the little things that really made it nice. Plus it was in a great location. Right near Sip n Dip (a great bar) and Ice n Beans (my favorite coffee and breakfast).

Liked the suite rooms a lot. Good location. Quiet at night. Had a security guard at night and locked up gates. Cool little sitting area on the roof top. Friendly staff. Clean rooms.

Would like to have seen the beach area cleaned up.

The shower pressure was fantastic, the location was fantastic, and the staff was very nice. They helped me fix a mistake I made when I booked the room and were very professional dealing with my error.

Great location and beautiful view! A/C was perfect! Really appreciated the arrangement of taxi/ferry to and from the airport!

Would be nice if the beach area in front was cleaned up. Hammocks would be a great addition!
